The space

First 4 guests will only occupy one room. If you wish to stay in separate rooms, you will have to pay an additional fee for using the air conditioner in the 2nd bedroom, and another additional fee for using the A.C. in the living room. 5 or more guests can use the whole unit WITHOUT additional fee.

For an affordable price, simple setting, and a place near to a lot of your needs. The unit has AC in each room and one in the living room.

It would attract attention for those who would like to live the life of experiencing something less, simple, and relaxing. If you want to escape the city, have a break from your usual routine, or just experience something new - no stress, Just you.. or you may bring a few friends, and pets, if you want them to unwind from work, and other things. 2 people can comfortably sleep in both beds of both rooms of the unit. The sofa in the living room also has a pull-out. We can provide extra cushions if there are 9 to 14 guests. Additional fees for headcount exceeding 2 people will be required.

Guest access

Everything inside the unit. The shared swimming pool has a beautiful view if you look out or down its glass (it is safe because there is quite a distance between the edge of the pool and the glass). The half of the pool is also under a roof, and the other half doesn't have a roof so it is quite convenient for others who want to swim in daylight and don't want to get tanned. There is also a Gold's Gym within the building, you'll have to enroll to be able to use their facilities. There are a few stores in the ground level of the building (outside the lobby, but next to it) like Starbucks, Robinsons Supermarket, Mini Stop, and more that are nearby the building!

Interaction with guests

Our guests can expect us to reply back within 12 hours for inquiry (due to the differences in time, location and we also have other things to do, but follow-ups may be necessary due to the load of messages we get.
I am easily reached here at airbnb private chat. Once booking is confirmed, i will contact guest thru call, chat, or email. I have a caretaker to assist my guests during their stay.
We will see our guest before and after they leave the unit.

For long-term stays

For the security deposit, we will ask our guests to pay 4,500 PHP for an overnight stay. For long-term stays, we will have to discuss it first depending on how long you will be staying.

There will be cleaning fees if our guests will stay for a long time, or if they are too many in a short time. We will have to discuss about this so we can settle payments.

Please keep the noise level to a minimum as to not disturb the other nearby people. Don't be noisy after 9pm. Smoking is not allowed inside the unit, but you may smoke only outside the balcony (or in other places outside of the building). Conserve electricity and water at all times. Expenses for/or things broken, missing, and misplaced by the renter that are part of the unit should be shouldered by the last renter of the unit; if you know or find something broken or missing upon arrival or during your stay, please contact the host with the provided contact numbers immediately. If the renter finds something malfunctioning or disturbing that is part of the unit, do contact the host or the receptionist (in the event of not being able to contact the host).

Didn't get a chance to meet the host. But host is responsive to msgs thru airbnb. The place was small for a group of 10. If the place is just for sleeping, it's fine. Cannot move a lot because the 1st floor is so narrow that each of us has to stay put so that one can pass through. There were also shards of glass under the pullout bed. One of us was injured =(. Probably the place was not cleaned well prior to our stay. There was also small roaches in the loft near the beds.

The place is clean but it would be too small to fit in max 15 persons (if you're planning to check-in in big groups) . Also there's a funny smell on the hallway from the nearby rooms. The bed is comfy and there are available mattress around to sleep

It’s all about expectations. If you expect a small, middle-class Filipino apartment (and noises that come with it), then you will enjoy your stay. If you expect a cheap western hotel, you will be sorely disappointed. Location is great. Walking distance to many bars and restaurants, and there is a full grocery store and Starbucks right next door. If you are not sure what a small, middle-class Filipino apartment is like, it is very small, cramped. Three people fit comfortably here, would be hard to get eight. Bathroom is very rustic, though there is a shower curtain. Kitchen has the basics to cook, but is cramped with the table, fridge, and living room. Beds were decent, the mattresses for the floor less so. Medium sized fridge had pletnty of room for water and beer, and kept them cold. The property is secure/safe. Guards at the front desk, and you have to have a RF ID card to use the elevator (even to go down, so a bit problematic if you have multiple people who aren’t always together). A pool on the 6th floor is cold; good view but doesn’t get much sun. However, there are several properties with eviction notices, bugs in the hallways, and there was urine in the hallway one morning (not sure if it was from an animal or person). Noise is a big problem here, as the apartment balcony is about 20 feet from the next tower, so any noise between the towers echoes loudly. A neighbor leaves their dog on the balcony overnight, and the dogs spends most of the night barking to be let inside. This noise was a problem all three nights, from 2-7am. Due to the structure of the apartment building, there is a really bad echo so any noise off any balcony pierces all apartments. Kids playing in the morning was also loud, but less of a problem because it wasn’t all night long. The host is very hands on. If you want/expect a lot of contact from the host, you will get it. She called often with instructions and reminders. We eventually unplugged the phone to avoid being woken up in the morning with reminders to shut off the lights/AC when we left. However, she was very accommodating for our early check in request, which we appreciated. Room rate included the air conditioner in the first bedroom. Had to pay 500 pesos per day for the second air conditioner. She wanted a fee for the living room/kitchen air conditioner too, but waived it because that fee wasn’t mentioned in the ad. Overall, just know what you are getting. If you are comfortable with a basic Filipino apartment, you’ll have an ok stay. If you don’t know how rustic a Filipino apartment is, you may want to stay somewhere else.
