The space
This large House is modern and spacious. On the ground floor it comprises of a large open plan kitchen/ dining room with dining table(s) seating up to 20 people, comfortable sofas to relax by the double sided multi fuel stove and a large kitchen with pantry. The cosy lounge with its large Chesterfield sofas and open fire place accommodates the a smart TV and library.
The master bedroom suite with its king size bed, daybed and table and chairs is tucked away and private on the ground floor. Its spacious ensuite bathroom has a beautiful free standing bath, wet-room shower and his and hers basins.
At the back of the property we have the large 20m indoor heated swimming pool with separate wet room shower and toilet.

The staircase in the main hall leads to the upstairs landing leading to the bedrooms and large living room with wood burning stove and large terrace overlooking the estate.
The four upstairs bedrooms all have their own bathrooms. We have a bedroom with double bed and single daybed, one bedroom with double bed and two bedrooms with a dynamic set up. These bedrooms can be adapted to the needs of the individual groups and can be set up as twin or double bedrooms accommodating 2-3 people each.

The house sits within a large fenced garden, which also accommodates the ruin of the old Baron's House, the Cottage, Lodge and Barn of our working farm. Our dogs, ducks and chickens roam free and our Highland cows, ponies and sheep graze the surrounding fields.
Our Estate's Loch Tromlee is home to the official Clan seat of the MacCorquodales and a 20minutes walk from the house. Many other beautiful walks and the abundant wildlife makes this area a haven for nature lovers and outdoor enthusiasts.

Guest access
In Scotland you generally have the 'right to roam' which means as long as you adhere to the Scottish Outdoor Access Code you have the right to access most land and inland water including mountains, moorland, woods and forests, grassland, fields, rivers and lochs, coastal areas, most parks and open spaces, golf courses (to cross them); day and night, providing you do so responsibly. You can undertake pastimes, family and social activities, horse riding, walking, cycling, climbing.
Be aware - you do not have the right to access houses or gardens or places such as non-residential buildings and associated land, sports or playing fields when in use.

Other things to note
The house can accommodate up to 14 guests but on request we are happy to offer a reduced price for fewer people, especially if fewer bedrooms are required.

As we are working farm, we generally do not allow pets at our properties - much to the relief of our free roaming ducks and chickens.

Ballimore Farm is a fantastic place! Away from traffic giving you the feeling of being remote, even ‘cut off from civilisation - but it really isn’t!
The nearest pub is only three miles down the road in Kilchrenan. Taynuilt with its grocery shop, butcher, post office, hairdresser, train station and cafe is only 7miles away.
Lots more shops, restaurants, bars, cafes and of course the ferries the the isles are 30minutes drive away in Oban.

We moved to the Scottish West Coast in 2009 and have made Ballimore Farm our home. We enjoy the quiet life in the hills behind Oban, with our children and every growing selection of animals. We don't always have mobile phone reception or access to internet but we love where we live and enjoy sharing the beautiful part of Scotland with our guests.
