I want to create an apartment worthy of adventurous guests. FEEDBACK WELCOME!
This is an apartment right in the middle of Lower East Side and has access to all the hip spots the neighborhood has to offer. The best part though is that the street is QUIET because it's across from a primary school.
Please read the FAQ below. Some guests have given me 4 star and lower on accuracy so I want to make sure everyone knows what they're getting into! It's very important because some guests will tell me I didn't explain certain things but all of their questions were answered below.

If you choose to book you acknowledge that I provide the apartment and not the apartment *building* nor *New York City*. I am not the janitor of the building, the headmaster of the residents, nor do I own/control events outside of my unit. You also acknowledge that you are in a different city and home with different customs and cultures.
For example. There are 6 floors in this building with people that act on their own. People move in and out of their apartments all the time. Sometimes there will be mattresses in the hallways or confetti from someone's birthday - the super cleans this up usually by Monday.
You'll see the FAQ below. Transparency is key so I'll list the major issues first.
What do most guests complain about?
Sometimes tenants will use the laundry room late at night and have mentioned the noise. I've explained this to the property manager but they haven't done anything about so I've provided ear plugs for this specific case. Most guests don't have an issue with it but I understand there are light sleepers.
Why do you think your apartment is better than something in Times Square?
If you're on Airbnb you're most likely trying to find a cheaper and local place. You won’t find something cheap near Times Square and you won’t find any locals in Times Square.
Why do you keep emphasizing that it is quiet like it’s a premium?
Because every other street has honking taxis and loud New Yorkers from the street.
Do I really need to read your directions/entrance document? Can't we just use Maps?
No, Maps does not explain the private entrance or self entry.
Do you live in the apartment?
Yes, my roommate and I live upstairs.
What floor is your apartment on?
The first floor.
Is there an elevator?
Can I really use your roof?
Yup, but at your own discretion. The property manager locked the top level of the roof but the first tier is open for use (rather small though).
Can I really use your backyard?
Yes. But it's not the best shape right now because of construction next door.
How do I access the backyard?
When you enter the apartment building the backyard is the door directly in front of you. You can also go to the backyard from the apartment, there is a door right next to your room.
Is check in flexible?
Yes. I've just installed a new keypad and can unlock the door remotely. TECHNOLOGY! However, official check in is at 3PM. Please read the document sent in the reservation for instructions.
Is check out flexible?
Please clear this with me before. This is so that I can clean up before the next guest arrives - I only have 3 hours to do so.
My departure after 3PM, can I leave my luggage?
In most cases, yes. Ask me ahead of time and I'll make sure to give you an answer.
Can I receive packages?
Yes you can use my address to receive packages. They leave packages at the front door. When I leave the apartment or check the mailbox I can retrieve it for you but it will be your responsibility to check.
What is your address?
For safety reasons this is never given by an Airbnb host. The closest subway is Delancey St and Essex St.
How far is the subway?
Two blocks. Please look below at the "Getting Around" section for more info.
Is there parking on premise?
Yes there's parking but this is provided by the city not by me or the apartment. Take a look at "parkopedia".
Can you show me where to park?
If I am available I can show you where to park. Please look at the street signs that indicate the ability to park. More details the document link sent with your reservation confirmation.
Will you pay my parking ticket?
No, you bring your car at your own risk!
What size is the bed?
It is a queen size bed.
Where will guest 3 and 4 sleep?
They will sleep on the pull out sofa in the living room.
Why is there an extra cost for extra people over 2?
I charge $40 extra per person over 2 for the reason that you are renting out the living room too.
Can you provide extra pillows?
I have two extra pillows. If you have 3/4 people those extra pillows are for them.
Is there a closet in the room?
No there is not. I am looking to add a clothing rack soon.
Is the shower upstairs?
Yes the shower is up the stairwell and to the left, past the coat rack.
Is the shower shared?
Yes the shower is shared. Don't worry, I bleach it on a regular basis.
Why is the cleaning fee so expensive?
This is the exact amount I pay my cleaner. The separate fee helps me make sure I always pay her fairly. $15/hour for 3 hours of work.
What do you use for cleaning?
I use Method - natural cleaning solutions and Tide's free and gentle detergent to wash the sheets and towels (hypoallergenic). However I do use bleach on the bathrooms to make sure it's actually clean. It's an old apartment so it's gotten a little wear unfortunately.
Where do you get your bedroom textiles?
What material are the comforter and pillows made from?
The comforter is goose feathers but the pillows are cotton.
What kind of mattress is it?
Is it a queen sized foam mattress with a memory foam topper!
Is the bed bed-bug safe?
Yes, both the bed and pillows have bed bug proof casing.
Is the neighborhood safe?
Yes, it's very safe. I have lived here for 5 years and wake up to kids playing from the primary school across the street. There is a police department 2 blocks away.
Don't you make a lot of money on this?
I'm very transparent - it helps with rent! My spending money comes from freelance web design gigs here and there. The days I use a cleaner if I'm too busy I don't make anything at all -- for serious. You can do the math - go to a classifieds page and check how much the apartments go for in my area and take a look at how much my place is per day on average. And then take away 50% for tax. So please be nice, I do this mostly to help travelers since I am one myself.
Are you being nice just because it's a business?
No. Travelling and exploring has really defined who I am and I appreciate anyone who takes the chance to understand more about the world. Not to be sappy, I really care about the well being of others! Please think about your review in terms of this "mission statement"

I'm a freelance web designer who's been in New York for 5 years and has lived and traveled around the world.
If you want your privacy I totally get it but I know what it's like to travel on your own so if you want someone to chat with or need advice on your fancy outfit for your night out on the town I'm here to help!
I'm multilingual! English, Mandarin, Spanish ( better at written/listening comprehension -- terrible at speaking :P ).
Any issues in the apartment please come talk to me! I work from home so will most likely be right upstairs if you need me.
I used to live in a 50 story high rise in Midtown next to Times Square and thought it was mad awesome until ... I found the Lower East Side.
This area is still free from large flashy signs and has a lot of amazing restaurants and bars to offer. The BEST in the country! You've even got chic clothing boutiques, hip coffee shops, and parks in case you want to take a jog. Don't know where to find the boutiques? I'll circle them on the map for you. THIS IS STILL A VERY "LOCAL" NEW YORK SPOT.
Is it safe? YES. There's a primary school across the street. You'll hear the kids playing when you're outside when school is in session.
The Williamsburg bridge is right nearby for a relaxing walk over the water! Gorgeous view from the rooftop :)

Other things to note
This apartment is on the first floor and the room is downstairs. Like most New York apartments that *are not highrises* there is indirect sunlight. Most guests that book are usually out all day exploring to notice before it gets dark.
Step out in the backyard and you'll get all the Vitamin D you can ever want!
I'm very grateful for the advice of guests so I've started to provide earplugs in case of noise & slippers to keep your feet nice & warm. Next on the list is to provide a clothing rack, wall hooks, and wall art!
I'm open minded but please no parties, however I have a bottle of rum that has been here for about a year you can have.

Please confirm with me ahead of time if you need to change the sheets or use multiple towels - you can imagine it's difficult to replenish them with only a 3 hour cleaning window - I've had a guest use a new one every DAY.

I'm a pretty chill and honest person who likes to keep clean and is very respectful of other people's space. I love traveling and have stayed at many friends' couches internationally before as well as domestically and always appreciate a homey place to stay. For those that visit me I try to make sure they're as comfortable as possible!
