The space

Rural and tranquil location only 2 miles from Hay on Wye, peaceful countryside location with views. Our cottage has all modern benefits including great heating, plenty of hot water, with a wealth of character inc beams, flag stone floors, fireplace with a wood burning stove. The rooms are newly decorated with new beds. If you book then you are our only guests. Our layout doesn't work well for 2 couples, but does work really well for families and groups. We can also accommodate larger groups with tents/campervans and have a lovely new wet room/wc accessible from the garden. Ask for details if you are interested in bringing a larger group.
There is plenty of parking, great garden with a patio, BBQ and open views.

Our guests are surprised how well they sleep here, and put it down to the comfy beds and peace.

Guest access

En suite room with king sized bed, shower and put u up bed. Single bedroom next door. Family bathroom. Downstairs wet room if needed (campers with group). Use of our kitchen can be available along with our garden with tables, chairs and BBQ, camping space, storage in outbuildings/stables for eg bikes/canoes, travel cot and high chair all available by request.

Interaction with guests

Our guests seem to love our breakfasts, we offer a cooked breakfast and a range of other breakfast options including cereals, fruits, yoghurt, juice, toast, with tea, coffee & hot chocolate available any time.

The neighbourhood

Rural location only 2 miles from Hay on Wye, 15 mins drive to Brecon Beacons and 25 mins to Hereford. Many enjoy taking a canoe out on the river Wye, walking all around the area including the Begwins (National Trust), horse riding and all sorts of outdoor activities. Hay is famous for it's book shops and is a lovely picturesque market town on the river Wye.

Getting around

Trains from Hereford, buses to Hay on Wye & Clyro. We are usually available for lifts if required.

Other things to note

A big dog kennel can be available, also storage for things like canoes and bikes. We have space for additional guests camping with access to a wc/wet room a few paces away. Do ask us if you have any requests, we'll do our very best! Our set up is great for groups and families, no so good for 2 couples.

What a beautiful home, with stunning scenery and beautiful soundscape. As a bird lover I was in my glory. Anne and Kevin are two of the most lovely people we have met and they made us feel welcome from the minute we pulled in the driveway. Our rooms were beautiful, comfortable and exceptionally clean (even though to our surprise they were over 200 years old!) We wish we had planned to stay longer as there was so much to see and do in Hay on Wye and we could have spent a week at Kevin and Anne's home and felt like we belonged there. We highly recommend this home and this area, especially if you love country drives on winding roads, nature, books and charming people and places.

We had an absolutely brilliant time and cannot recommend this lovely B&B enough. The hosts, Anne and Kev were fantastic, so friendly and welcoming and nothing was too much trouble. The accommodation was beautiful and spotless! The breakfast was delicious, a good selection of cereals, fresh fruit, yoghurt and pastries with a hearty cooked breakfast which we all had every day! We would highly recommend! Thank you Anne and Kev.

Kevin, Anne (and Archie) welcomed us with open arms and warm lemon drizzle cake served on the patio in the sun. We went straight out to see the horses which our girls loved and Anne took them again the next morning to muck out and move them to a paddock whilst we had breakfast in peace! The rooms were very comfortable, clean and warm. The breakfast was great with loads of options. This was a great base to explore from. We loved Hay-on-Wye and walking on the Begwyns - Kevin pointed us in the right direction with a great, kid friendly route. A really lovely place with really lovely people. Thank you for everything.

An absolutely fantastic B&B. Very nice spacious accommodation in a lovely part of Wales. Kevin and Anne are wonderful friendly hosts who greeted us with tea and cakes. In the evening Anne drove us into Hay on Wye and even picked us up afterwards. I will definitely recommend to anybody staying in the area. Thank you for a fantastic stay!

We had a lovely stay with Kev and Anne. The house is gorgeous - lovely and peaceful with wonderful views. Everything was spotlessly clean and we had all the facilities we needed. There were 4 of us staying for a girlie weekend and we had ample space and bathroom facilities. Kev and Anne couldn't do enough for us - cooked breakfasts every morning were fantastic, and they gave us lots of helpful advice on what to do, where to walk and where to eat. Thanks very much for a lovely weekend. If we're back in the area we'd definitely stay again!

We are animal lovers, have a tv addict oarder collie dog Archie, a collection of horses from foals to retired race horses, horses in training and two riding horses. Our first B&B guests were summer 2015 and we are thoroughly enjoying it, we have met some special people we would otherwise never have met.
