About this listing

Rent the entire house. Large master with bath, 2 bedrooms comfortably accommodate 4 people with a shared full bathroom, one bonus room with pull out couch. Updated kitchen, wood stove, covered porch for summer dining, exercise room, hot tub, outdoor fire pit and 8 acres for playing around on. Located centrally to three ski resorts, mountain biking, hiking , kayaking on the Reservoir, swimming, you name it. An inviting home for any season!

The space

My description of the property says it sleeps 8, which is accurate, but I think it's important to note that one of the sleeping accommodations is a pull out couch. The house is best suited for six or less adults although certainly the couch can accommodate two adults. For 8 people there is an additional charge per person (over 6 people) of $50.00 each.

Guest access

If you are renting the house then you will have access to the entire house which includes the hot tub, the grounds and the exercise room.

Interaction with guests

I will be staying in a separate apartment which is on the property so I am very available to answer any questions or explain things about the house to my guests, yet you will hardly know I'm there.

Other things to note

Although the road is well maintained in the winter it is best to have four wheel drive, all wheel drive, or front wheel drive with snow tires. Rear wheel drive will have a problem in the winter.

House Rules
No smoking
No parties or events
Not safe or suitable for infants (Under 2 years)
Check in is anytime after 2PM

I have my "House Rules" for your convenience upon check in.
There is absolutely NO SMOKING permitted in the house.
Since the question of dogs continues to come up I will allow one small dog in the house during a guest's stay. No more then one dog and that dog must be crated when no one is in the house. If you do not have a crate, I do.
As for children we do have a hot tub and children under 12 are not allowed to use it. Also, I have said the house is not suitable for children under 2 years of age because the house is not child proofed with things such as plugs in all the outlets. If you have an infant it would be O.K. but I do not have a crib. Since the house is ideally suited to six adults there will be a $50.00 charge for each adult after 6, up to 8. Eight is the maximum people allowed in this home.

Very Niven house with a beautiful view. Warm, cozy house. Perfect for a group for a weekend getaway!

Susan's place was perfect for our weekend in VT. We were a group of 7 so one person slept on the pullout bed, but everyone was very happy. We loved the hot tub and that view, the kitchen had everything we needed to cook meals, and it was close to down hill and cross country skiing. Susan was very available and easy to reach. Would definitely stay there again!

The house was exactly as it is in pictures. There's an amazing indoor fire pit indoors in the living room. Things I wish I had known: 1. Wifi didn't work for us the entire time we were there 2. If you're allergic to cats, this isn't the place for you. It looks like there's a cat that lives in the house normally and there was cat hair everywhere (rugs, couches, blankets etc). Our group was predominantly allergic to cats so we were itchy the entire time we were there 3. Beds vary widely in quality. One of the beds was so old and crickety that it was almost like it was folding in half every time you sat on it. It made terrible creaking sounds every time we tried to twist around

Response from Susan:
I would like to comment on this review. 1. Wifi has ALWAYS worked and I have never had a guest have a problem. I was available all weekend, why did this guest not contact me to tell me there was a problem? 2. My profile DOES say a cat lives in the house but this comment is totally exaggerated because I have the house professionally cleaned. This guest should have read the profile before booking. I am most upset by these untrue comments. I am writing this review from the house so obviously Wifi works and I leave instructions with the password. I can only think they did not read the profile or the instructions. 3. There is one old bed but most people have liked the coziness of the bed. We do plan to replace it with a queen mattress in the future. All my towels, sheets and blankets are kept exclusive for my guests and cleaned after EVERY rental. I would not have it any other way. And all my reviews have reflected that this is a very clean house.

Susan's home is charming, beautifully decorated, and has incredible views. We absolutely loved the wood burning stove and hot tub. Susan's a wonderful host, and we would hope to stay in her home again next time we visit Stowe.

Susan really knows how to do AirBnB. Wow. She knocks it out of the park. Good God this place has everything. The hot tub has towels next to it and flip flops to wear to walk out there. The kitchen has every spice and utensil it's like Gordon Ramsays kitchen, and this is coming from a 17 year executive chef. Beds are heavenly, has a wood burning stove with wood piled next to it with kindling and papers and matches. Decorating job is amazing. Love this house would stay here again without thinking twice, very nice place with an amazing host. You see her at check in and she stays out of the way and lets you have your space. Highly recommend.

I'm an "empty nester" wondering what I am going to do with all this space? So I've decided to share it with other people who have a love for the area as I do. My home is situated on a hilltop with beautiful mountain views and many amenities that someone visiting would enjoy, such as a hot tub overlooking the mountains across the valley.
I have an ideal setting for relaxing outside in the summer, snowshoeing or cross country skiing from the back door in the winter, or how about sledding down the hill!
Waterbury truly is the Crossroads of Vermont because Exit 10 is so accessible to so many areas for hiking, skiing, snowmobiling, eating out at GREAT restaurants, touring FABULOUS micro brews, you name it!! And let's not forget how close Burlington and Montreal are.
Inside I have an extensive exercise room that my guests are welcome to use. There is a finished walk out basement (to the hot tub and field stone patio) with a large flat screen TV, perfect for movies or sports. The second floor has a spacious master suite and two bedrooms that share a full bath. I have wifi and cell coverage at the house as well. The ground/main floor has laundry and a wood stove for winter comfort.
I do have a cat but I keep him out of the spare bedrooms in case anyone has allergy's. I also have an apartment on my property where my mother lives and where my cat and I can reside while the house is being rented.
I'd say my life motto is that it's just as easy to smile as it is to frown and the results are so much better. I hope if you choose to stay at my house you'll find yourself smiling.
