Quiet Please! Our home is located in a quiet neighborhood that is only suitable for quieter groups. We do not provide any agreement to or tolerance for excessive noise, occupancy or parties. Deposit forfeiture and eviction if abused.
Our Rental Agreement is required for your approval prior to your booking.

Linger over dessert in the separate dining room or move outside to the covered patio with ceiling fans gently creating an evening breeze while you rest on your Hammock. The spacious deck overlooked by Peckinpah Peak has a large barbecue, lots of comfy chairs and even a hammock for the ultimate dreamy escape. Early risers will enjoy watching the sun come up over the mountains then relaxing in the Adirondack chairs after a day of adventure. Don't forget your margarita or glass of wine while watching the lengthening shadows creep up the mountainside. Inside is an island kitchen with a 5 burner gas stove and fully stocked chef's cooking paradise. When you are ready for bed the 3 bedrooms each have cushy queen size beds with fluffy duvets and lots of pillows. The family room features a pull out daybed/trundle plus a thick full size futon with mattress. The two bathrooms have both showers and tubs; one with a deep tub and separate stall shower. There is a separate Utility room with washer and dryer to complete your mountain retreat including all the comforts of home.
There is an electronic keypad on the front door. When full payment is made you will be provided with the door code. This is a unique code for you and will be changed after you leave.
Interaction with guests
You are welcome to call or email us if needed either before or during your stay.
There is parking in the driveway for up to 4 cars. Do not park cars, trailers or any motor vehicles on the lawn.
Other things to note
No smoking is allowed on any part of our home or property. This includes cigarettes, eCigarettes (including Vapes), pipes or cigars. Your deposit will be forfeited if we see evidence you violated this rule. Bringing your pet(s) is by pre-approval only. We do not charge an extra cleaning deposit for bringing your pets. However all evidence of pets both inside and OUTSIDE that is cleaned up by housekeeping will be deducted from your deposit. This is not included as part of our normal cleaning charge.
We hope your stay in our Vacation Rental Home will be one of great enjoyment! We provide amenities that are not usually found in Vacation Rentals in order to provide you with the things that make our home feel like your own “home away from home".
Please read the following carefully and feel free to ask us about any that you do not understand:
This is absolutely a NO SMOKING property (no exceptions and this INCLUDES electronic cigarettes and Vaping) - both inside our home and outside anywhere on the property and the street. If you decide to break this rule, the full amount of your deposit will be automatically forfeited to us. Please, we want you and our guests after your stay to enjoy a smoke free environment. It is a simple rule: Don't smoke here!
All our Guests acknowledge this agreement is for transient occupancy only and that there is no intention on the part of the owners or guests to make this home a residence or household. If a dispute arises all parties agree to use Madera County Courts with the prevailing party entitled to legal fees.
Check out time at the end of your stay is 10:30 a.m. unless other arrangements are APPROVED by us in advance; otherwise a late check-out fee of up to a half a night's rent will be owed and charged to your deposit. If for any reason the premises continue to be occupied it will be considered a day-to-day rental subject to your removal as allowed by law. A daily rental rate plus an additional ½ a night's rent will be charged as per above for each day there is unapproved possession of our home. If another guest cannot check in due to your actions you will also be charged the costs to provide substitute housing to the arriving guests.
You are responsible for informing us of any non-registered guests that stay in our home. To keep costs down you are charged based on the number of guests approved to visit in our home. To maintain our home based on this policy we must ask you to strictly adhere to your commitment.
If you exceed the maximum occupancy you will be charged for the amount of rent owed for the additional occupancy plus you can be subject to immediate eviction, at our discretion. This also applies to anyone occupying motor homes, travel trailers and/or tents. Pets are considered with our approval in writing in advance to your stay.
Refunds: We cannot be responsible (and therefore do not give refunds) for any occurrences when they are beyond our control such as power outages, weather, air quality or acts of God.
There will also be no refunds for shortened stays because of these conditions, work or family emergencies.
No assignment can be made either before or during your rental to another party without our prior approval. Doing so will not relieve you of full liability for their actions.
Entry into our home:
You are giving us or our representative permission in advance to enter the premises for inspection or repairs. We will not interfere with your visit but if something seems amiss (for instance water running out the front door) we might need to come inside even though you are not there.
On the sad day you must leave us, here are the steps for you to take to insure there are no extra cleaning charges:
Remove all sheets and pillow cases from the beds (also any stained or dirty blankets/duvets), linens from the bathrooms and kitchen then pile them in the Laundry Room. Put all clean kitchen appliances, tools, clean glasses, plates and utensils back where they were stored when you arrived. Load and turn on the dishwasher. Return the TVs to their original condition (especially if you hooked up your own game machines). Take a quick look in the yard for final cleanup if you were approved for pets.
