Need a break from the generic hotels along I-95? Let me give you a room in a real home, with a real mom and morning coffee that begins in my vintage coffee grinder handed down from my grandmother. If you've been on the road for awhile, you can recharge here and get a fresh start again. On your way in and out of town, take note of charming and historic Fredericksburg. Or spend a couple of days learning about the rich Civil War history that grew into a rich cultural and artistic community.

I am honored to offer three private bedrooms on the second floor, each listed separately, and this en suite room with private entrance and bath on the first floor. The space has recently been renovated from family use to hospitality and therefore has fewer reviews than the other rooms. But, it is perfect for those who want a little more privacy and a private, non-shared bath. It also is available for longer term rental through the summer months. Substantial discount for monthly rental. This listing is for a full sized Pottery Barn bed with sitting area shown with exposure from the east. You are steps to the 1960s bathroom which is sparkling clean. Bed is freshly made with cotton linens and towels are provided. A sunny deck is within steps of your room.

I have a clean, spacious and elegantly furnished colonial home on a street known to Civil War buffs and within walking distance to Old Town Fredericksburg, Mary Washington Hospital and the University of Mary Washington. Parking is plentiful, WiFi is available throughout our 2900 square foot home, and the kitchen is shared. While we don't own a pet we do occasionally pet sit for a friend. And if you like art, I'm active in the local art community, can tell you about the vibrant art scene and sometimes you'll find me making jewelry or painting with my easel set up in a quiet corner of the first floor.

Let us know if you don’t have soap or shampoo. We’re happy to share. Want coffee? No problem. I'm happy to make you coffee with my French press in the morning. Just let us know what you need.

Our home is located in a quiet, tree-lined neighborhood of classic homes directly across the street from the University of Mary Washington. Access to I-95 is two miles away and the train station, offering the southernmost stop on the Virginia Railway Express, is 1.5 miles. Coffee shops, restaurants and unique shops and art galleries are one mile from the house.

Fredericksburg is home to many historic battlefields, museums, art galleries, restaurants, shopping and more. The shopping district will lure you with free two hour parking. If you are without a car, I am happy to transport you to public transportation or the grocery store if our schedules align. I’m a long time resident of Fredericksburg and will gladly share what I know about this beautiful region.

This room has private entrance from back deck, as well as a private full bathroom. Guests may also use entire first floor including updated kitchen, shared outdoor space, and shared laundry area.

Interaction with guests

I'm happy to chat and share my knowledge of the area. I live and work on the premises, but am often out the door very early for exercise.

Other things to note

While I'm often out the door very early, there is an assortment of teas, fresh coffee, bagels or toast, and always fresh fruit for your enjoyment. Make yourself at home in my kitchen. Need something? Just ask. If out, I'm a phone call or text away!

And while we don't own a pet, we occasionally dog sit for friends.

Denise's place is lovely, I stayed in the bottom room. It was nicely decorated and very clean as shown in the pictures. The house is very close to the university, which was very practical, and only a 30 mins walk to the city centre. Denise was very welcoming, very responsive and available to give advice on places to see. I stayed only was night but it was a perfect stay.

Easy walk into town. Having a separate entrance was nice, didn't feel like we'd be disturbing anyone. Enjoyed having our coffee on the adjoining deck.

Denise's home was clean and charming and she made sure I had a good stay (clean, quiet room with comfortable bed; travel-size bottles of toiletries in the bathroom; assortment of snacks and breakfast foods in the morning). Denise was pleasant, accommodating, and thoughtful--everything you'd want in a host! Plus, the location was nice--walking distance from all the shops and restaurants in downtown Fredericksburg, but in a quiet neighborhood with plenty of beautiful trees and scenery. Highly recommend!
