About this listing

Farmhouse with modern interior 20 min. from downtown Charlottesville. Share the space with fun farm owners and visit the farm animals. PLEASE NOTE: we have 3 queen bedrooms and rent by the room, not by the person. Enter 2, 4, or 6 guests when reserving for accurate pricing. All guest rooms share one full bath with shower and one half bath. Share our kitchen, common areas, and porches as long as you don't mind our company. Front yard with hammock and party lights makes for a festive getaway.

The space

Choose any or all of our three modern bedrooms in our farmhouse on a working pastured livestock farm, about 20 minutes from downtown Charlottesville.

*PLEASE NOTE* Price is $70 per room. If you want one room, say 2 people when booking. If you want two rooms, say 4 people ($70x2 = $140). If you want three rooms, say 6 people ($210).

We have two listings for our home. If you are seeking a secluded getaway or a gathering place for a large group, please check out our "entire home" listing. This is our shared space listing. It is less expensive because you will share the house with us, the farm owners, and a couple farmhands who live downstairs with their own entrance. However, we are not like a hostel. Even if you only book one room, you will never share the house with another group of guests.

All three bedrooms share one bathroom with a small shower. Another 1/2 bath is available on the first floor. We hope to renovate the bathroom soon, but in the meantime it is a bright, functional space to get clean. We offer organic shampoo and Turkish towels to make the experience as luxurious as we can.

Guests can cook in our kitchen and help themselves to complimentary coffee, tea, and eggs from our farm. Our living room is large and comfortable, with an antique Steinway piano that has been in our family for decades. There are several places to dine - on bar stools in the kitchen, al fresco on the screened-in porch, or at our giant handmade dining table that seats 12 - perfect for a dinner party if you are traveling with a large group. Views of our garden, woods, and fields surround you. We have meat available for purchase as well as seasonal vegetables and herbs, all grown right here. We enjoy a country lifestyle, but have fast Wi-Fi so you don't have to leave the world behind if you don't want to. There is ample space for parking.

Guest access

Guests are welcome to relax on our porches, take a picnic and blanket out into the field, swing in the hammock under our oak trees, or snuggle up on our enormous, handmade couch. Please keep in mind that this is a working farm, so we have electric fences and cow paddies aplenty. All the animals we raise are rotated to new ground frequently, meaning there may be a lot to see or just a little. You are welcome to take a guided tour with us, time permitting, in exchange for purchasing $50 or more of our farm products. If it is feasible for you to wander around and observe the animals on your own, we will let you know where to go.

Interaction with guests

We like to be here to greet guests and give you the lay of the land. Reminder: this is our shared space listing, so we will be coming and going as normal during your stay. You are welcome to keep to yourself, or if you're the social sort, feel free to share a drink or a meal with us when our day is done. Our work days often start before sunrise or extend into the evening. We are incredibly busy from April - November but do our best to clock out at a reasonable hour when guests are here.

The neighbourhood

We are right in the middle of Virginia wine country, so if you are here to make a trip out of visiting wineries, you've come to the right place. King Family, Stinson, Glass House, White Hall, Mountfair, Pollak, and Grace Estates Vineyards are all within 10 miles of us. Or if you're in town for a wedding (there are many venues nearby), this is the perfect spot. Bridal parties or groomsmen are welcome too - photographers will love our setting for photographs. If you're here for a UVA graduation or an alumni event, we are a quick 20 minute drive to Grounds. We can easily accommodate your whole family for the big day.

Getting around

Ask us if you're interested in pick-up or drop-off at the airport or Amtrak station.

We're located northwest of Charlottesville in farm and wine country. We live on a gravel road about halfway between Free Union and White Hall. If you arrive at night, please be aware our road is dark. You are not lost, you are just in the country, and it is perfectly safe here. Sometimes the road is bumpy, dusty, or muddy - but that's rural living and part of why we love it here. There is no public transportation in our immediate area.

Other things to note

We have 2 friendly dogs, so please keep that in mind you have extreme allergies. They are not allowed upstairs so the guest rooms are impeccably clean.

Despite our best efforts, the occasional ladybug or stink bug is just a part of life in the country. We do what we can to keep these critters in check, but don't be surprised if they make an appearance.

Unfortunately we cannot allow you to bring your pets, as this is a working livestock farm.

ATTENTION BACHELOR/BACHELORETTE PARTIES: We are happy to host your group. Our home is great for cooking and drinking wine, playing music, hanging out around a fire, and making merry. We have hosted several bachelor/bachelorette parties in the past and all have enjoyed their time here. BUT! Our home is not a hotel you can trash. If you think there is even a remote possibility someone will leave projectile vomit all over our wallpaper, please find another space - or just rent a hotel room you can trash.

You are welcome to use our kitchen, dishes, and cookware as long as you clean up afterwards. If you have purchased any farm products for your meals, you can pay for them at checkout. We accept cash or credit cards.

We live in the country, not on city sewer with unpleasant, chlorinated water. Our well is clean and deep and our water is delicious. We have glasses and a dishwasher. There is already a continent-sized island of plastic floating in the ocean. And lastly, plastic bottles overfill our bins, meaning we have to make an extra trip to town to dispose of your waste. So please, don't bring it!

PLEASE turn off lights when they are not in use and when you leave. This includes the front yard party lights.

PLEASE keep both the storm door and the heavy wood door closed as you are coming and going, and especially when you leave the house. This keeps heat/AC in, and stink bugs out.

We raise laying hens, meat chickens, pigs, and cows. All the animals are protected by some kind of electric fencing. Please do not try to pet any of the livestock unless accompanied by a farm resident. The farm is our livelihood, not a hobby. Our house is on 13 acres that we share with some family down the hill. If there are areas on the farm you shouldn't visit, we'll let you know - please respect the boundaries.

We had a wonderful stay with Erica, Joel and Mr. Fox. Our 10 and 11-year-old daughters loved their rooms and we all enjoyed the quiet and comfort of the country. Farm fresh eggs in the morning were a bonus!

It's a such a great place to stay and live. The house is so good, beautiful and clean. They have a piano and a banjo. Love that! Erica and her husband are very nice!! And Mr. Fox!! He is so cute. Plus please read the directions to the house. We went wrong way at the first time lol....

We loved our stay at Erica and Joel's farm. If you're looking for a nice, cozy weekend getaway, their house is perfect. It's beautifully decorated and has everything you need - great kitchen, extra warm blankets, bathroom supplies, etc. Joel answered our many questions about farming and gave us a tour. Fresh eggs and homemade breakfast sausage were greatly appreciated. Be sure to stock up on meat before you leave (as local as it gets). We want to visit again this summer to experience warm farm life!

Erica and Joel are the best! They were super helpful, kind, and very gracious hosts. Our rooms were comfortable, and the bathrooms were stocked with great shampoo and bath towels. The farm fresh eggs and homemade granola they provided us for breakfast were delicious (and one of the highlights that made this stay better than previous AirBnB experiences). They also had a ton of great books laying around, which was a nice unexpected feature. We'd definitely love to stay here again!

Erica and her husband Joel were AWESOME to stay with. They said their house is typically rented as a whole house so they aren't usually there but we booked a single room and having them around really added to our experience. Joel gave us an in depth tour of the farm at our request and we shared a delicious dinner of duck and local cider with them on our first night. They both had excellent recommendations for local places to visit and eat, and the property itself was beautiful. Would recommend this place to anyone interested in staying in a quieter spot that is still minutes away from everything.

Your farm was exactly what we were looking for. The perfect start to our icu nursing reunion hike on the AT. Having a kitchen to make our pb&j assembly line was helpful & the fresh farm eegs in the morning were amazing. We had everything we needed & loved the decor. Thank you for opening your home. Such a beautiful part of the country. We hope to return soon.

My husband and I have a pastured livestock operation just outside of Charlottesville, VA. We raise chickens, ducks, cows, pigs, and laying hens. Interests: eating outlandish meals, experiencing new flavors, a good dance party, building furniture, working hard and playing hard. We try to get off the farm as much as possible, see new places, and eat new things. Making rather hilarious attempts at surfing and standup paddle boarding. We're adaptable: love the country, the city, the mountains, the desert, and the beach. We are happiest in hot weather after a big day with a cold drink and friends and dogs.
