This beautiful rental home boasts 8 bedrooms and 5 large bathrooms, allowing 16 people to sleep comfortably. The house is perfect for large families and multi-generational travel. The entire home is professionally decorated giving the house a comfortable and cozy feel throughout .
The kitchen is fully equipped to accommodate all 16 guests. The kitchen has upgrades such as stainless steel appliances, granite counter tops and upgraded cabinets and tile. If you choose not to cook, we can recommend an excellent chef to take care of all your meals.
Each bedroom is distinctively decorated, each featuring a flat screen TV with cable television. Five of the rooms have black out curtains and the remaining rooms have blinds, to accommodate different sleeping styles. There are two kids rooms, a boys and girls room.
When it comes to having fun in the house, a billiards room is located on the second floor. For the young at heart, there is a a separate games room featuring foosball, air hockey and a free-throw basketball game, which is located on the first floor of the house.
Once you feel like enjoying the warm Florida weather, there is an onsite pool and jacuzzi. There are several chaise loungers for sun bathing, as well as patio dining furniture for enjoying a meal by the pool.

Guests have access to the whole house except two closets on the the first floor, which are locked.
Interaction with guests
We have an onsite management company which will assist with check in and take care of any additional needs you may have such as cribs, pack & play, barbecue, etc... You may contact them for any additional needs you may have as well. They are there to help make your stay comfortable.

This is an ideal way to share a special vacation with family and friends. Whether you are going to the parks, looking to Golf, or spending the day at the club house.
Please no pets or smoking, and please no glass around the pool (broken glass is invisible under water).
Remember that you are responsible for locking the doors and setting the alarm on any time that you are not at our home. You will receive an alarm deactivation code from our management company when you check in with them.
Q: How is the reservation confirmed?
A: You will be contacted by myself or my management company to make arrangements for the rental.
Q: What is the security deposit for?
A: The security deposit will be held until your departure. The security deposit will be fully refunded if no damages are found in the house. The deposit is not part of the rental payment.
Q: When is the Check-In and Check-Out time?
A: Check-in time is after 4 p.m. Since we want to ensure everything is in good working order to make your stay enjoyable, please be aware that you will not have access to your property until after that time. However, upon request, an early check-in may be arranged based on availability.
Check-out time is at 10 a.m. Again, to ensure that everything is pleasant and enjoyable for those arriving after your departure, we ask that you please depart the property by 10 a.m. on the date of your check out. Upon request, a late check-out may be arranged based on availability.
Q: How do I Check-In and get access to the unit?
A: For check-in, please don't go to the house. The check-in is at the management company located at:

Kissimmee FL 34747.
If you are going to use GPS to get to the management company, your GPS will get you there better if you put 7798 W. Irlo Bronson Memorial Hwy instead of 8555, which is their correct address.
Q: How do I Check-Out?
1. Simply lock all windows and doors when you leave.
2. Door code: please enter the exit code given at check in and press*. This will inform us that you have left the property.
3. Remove all Trash and place it in the bin outside the front door.
4. Add dishes to the dishwasher.
5. Remove all sheets and towels from the beds and place on the floor.
6. Turn off lights and put both ACs to 80 degrees.
Q: How old do I have to be to reserve a home?
A: Minimum age to reserve is 25 years old and they have to be part of the group who occupy the house. We do ask for a government issued ID.
Q: What do I do if I have problems or questions during my stay?
A: Contact the property manager. You will have their contact information in your final confirmation of your booking, also in the Information book inside the house. They are available 24/7 in case of any emergencies.
Q: Will we need to clean the house?
A: We do not expect you to clean the home, but please leave it tidy and take care of it as if it were yours. There is a cleaning fee added as part of your reservation. This cleaning will take place at the end of your stay. We do ask that you please strip all used linens and leave the pile of linens on each bed for the housekeeper to start. Please don't leave unclean dishes in the sink or on the counter and don't put dirty dishes away as if they were clean. Bag all trash (no loose trash) and place all trash in the bin outside the front door.
Q: Will pool heat be enough?
A: For most of the year, pool heat is not necessary. During winter months, pool heat may be wanted. Heaters will generally heat the water temperature to 86 °F. If the air temperature, however, drops to 55 °F or less, even though the heaters operate for longer hours than in warmer weather, they will not be very effective and the water temperature will not reach a comfortable level. We regret that in these circumstances a refund of part or all of the pool heat charge is not possible and your understanding of this is important when ordering pool heat. Generally speaking pool heaters will only warm a pool about 15° - 20° F warmer than the ambient air temperature, a little more if you use the pool blanket. Be sure to use the pool blanket at night or you could lose a significant amount of pool warmth overnight. Using the pool blanket during the day, when you are not in the pool, will help keep the pool comfortable for swimming.
Q: Are your homes suitable for young children?
A: Absolutely! We have lots of children visiting and the management company can provide many baby items such as play-pens, hi chairs, etc...
Q: Do you have free parking?
A: Yes. We have parking spaces in front of the house, on the driveway. Please do not park on grass. Trailer, boat and/or motor homes are NOT allowed to park in the resort. You will be responsible if your vehicle is fined and/or towed when in failure to observe these rules.
Q: Is the property non-smoking?
A: The property is non-smoking. No smoking is allowed in the house or the pool/patio area. Failure to observe this rule will result in a minimum $250 charge against your security deposit.
Q: Do you allow pets?
A: No. Animals and pets are NOT permitted in our vacation home. Failure to observe this rule will result in a minimum $250 charge against your security deposit.
Q: Is there a fully equipped kitchen?
A: Yes, we have a fully equipped kitchen including:

Dishes, glasses, silverware and cooking utensils
Vacuum Cleaner, Broom and Dust Pan
Q: Are washers and dryers provided?
A: Yes we provide full size washer and TWO dryers.
Q: Are linens and towels included?
A: There are linens and towels provided. All bedding is provided and towels are supplied at twice the maximum occupancy.
Note: Beach/pool towels are NOT included unless otherwise indicated. Please bring your own if needed.
Q: Is there air condition and heat?
A: Yes, our vacation home has central air conditioning and heat. You have two controls, one for the ground floor and one for the upper floor.
Q: Is there telephone and internet?
A: Yes, we provide free high speed WiFi internet and telephone. The phone service covers free calls within the USA and Canada.
Q: Are the homes cleaned daily?
A: NO, our homes are cleaned before your arrival and after your departure. You can request a mid-stay clean at an additional charge. A mid-stay clean includes: washing all sheets and towels, cleaning all bathrooms and kitchen area, vacuuming and dusting, sweeping and mopping and refreshing your starter paper products.
Q: Are there cleaning supplies?
A: We do not leave any chemicals in the home but there is a washing machine, dryer, mop, broom, dustpan, vacuum, dishwasher, iron and ironing board in the property.
