The space

The apartment has an open plan feel with Balcony which you have vies of the city streets and Hyde park through the buildings.
This two bedroom apartment comes complete with towels and linen, modern furniture, fixtures and fittings including a DVD player, plasma TV, washing machine, dryer, dishwasher and air conditioning.

Guest access

•Check in Procedure
•Unless organised prior , Arrival Time is 2 PM as we may have current guests departing that morning.
• We do not do arrivals before 8.30 AM or after 5.30 PM unless organised prior to the Quote and other arrangements or charges may apply.
$50 extra for personal check in between 6.30 - 8pm
$90 extra for personal check ins between 8pm and 12 pm
After hours lock box no charge if available

•When you arrive in Sydney please call when departing the airport or 1 hour prior to the arrival at the apartment on +(PHONE NUMBER Will BE GIVEN ) and we will send our representative to meet you at the front of the building to show you around and provide keys to the apartment.

DO NOT enter the building foyer and please wait outside until the representative arrives, majority of these buildings are residential and the building manager cannot help you.

•When you arrive we will ask you to complete our CHECK IN FORM. We require ID ( pass port or Drivers Lic.) To verify your booking
•If the person that has booked is not the person arriving and we are not aware of this refusal of giving of keys or a security taken like credit card imprint or security bond
•If your apartment is not prepared for your arrival you can leave your bags at our office in Pyrmont while the apartment has been completed for your arrival.

Interaction with guests

This is a fully self-contained apartment we will meet the guests and make them familiar with the apartment or house and local area.
We are in contact with the guest at departure and we are at call for any issues that the guest may have during their stay.
We operate 7 days a week with limited staff during the week-ends and public holidays.
Not all issues can be resolved in a 24 hour period and we may need to engage a third party to resolve that issue.
Access may need to be made by the management team for pre organised schedule strata regulations like checking fire doors, plumber or electrician
We will always make arrangement with the guest before needing to gain access .

Other things to note

Due to the large amount of inquiries we have decided that we are not taking booking at this stage for Xmas and New Year, under 21 days for the majority of our properties during this period.
Prices advertised will also increase over this period.
The minimum stay will reduce closer to the December/ Jan period


House Rules
Check-in is after 2PM

•The Visitor must not smoke within the property or else a de-odorising fee will apply.
•The Visitor must leave the property in a clean and tidy condition.
•The Visitor must comply with the By-Laws that apply to the property and shall not be guilty of conduct which is a nuisance or annoyance to adjoining or neighbouring occupiers (eg. loud music).
•The Visitor must, every time they depart the property, securely lock doors and windows, and switch off lighting, appliances and water to conserve resources and avoid damage.
•The Visitor shall immediately report any repairs required or damage to the property manager.
•Animals are not permitted unless expressly agreed in writing by the Manager.
•Repairs and maintenance to the property are dealt with due to the degree of urgency such as power and water, with most issues having a 48 hour service turn around.
9. Right to inspect the Property and re-enter the Property
•(F Properties the Company ) has the right to inspect the property during the booking period subject to (F Properties the Company ) having reasonable grounds to complete necessary work such as electrical / plumbing and aslo believe that the property is being damaged or at risk of if the Visitor breaches any term of this agreement.
10. Departure
•The property must be vacated by 10:00 am on the Departure Date. Failure to depart will authorise (F Properties the Company ) to levy additional charges for rental and costs incurred.
•When leaving the apartment or checking out please insure the property is left in a clean condition with all excess rubbish removed and all kitchen items washed and put back in the appropriate places. Failure do so may incur extra charges.
12. Right of refusal and application of other Special Conditions
•F Properties may refuse at its discretion to accept any Visitor. Furthermore, (F Properties the Company ) may require that other Special Conditions be agreed to on arrival of the Visitor.
