Located in the heart of the monumental area of Modica Bassa, apartment "THE TERRACE" enjoys a unique location. Pleasant and quiet, just 30 meter from the main road, full of life, all kinds of shops, cafes, bars, pub, theatre, library, restaurants..

The space

The entrance leads into a living room and to a sunny kitchen-dining room that opens to a large terrace where you can have meals or just relax. The terrace is full of olive trees and jasmine, with a beautiful view. The fully fitted kitchen has a dishwasher, hob, oven, fridge/freezer, kettle, toaster. There are 2 bedrooms very well furnished, one with a double bed and the other with twin beds (on request it's possible to put them together to have a double bed). Mattresses, bed linen and towels are of very good quality. Both rooms have panoramic balconies with bistrot table.

The bathroom is with shower.

On request, we can add a cot in the bedroom.

The apartment is equipped with: air conditioning / heating, wi-fi, LCD TV, washer-dryer, iron and ironing board, hair dryer, ceiling paddle fan ...

Free street parking is nearby...about 200 metres away.

Final cleaning, linen, towels, internet wi-fi, gas, water, electricity and air conditioning/heating are included in the price of the apartment.


PALAZZO DEGLI OLIVI is a baroque building with Art Nouveau elements.
Apartments ARCHES AND BALCONIES, THE TERRACE and the studio THE TERRACE ON MODICA are situated in the palace.

The three apartments are connected by an internal staircase, they have private entrances and services. So it’s possible to live the PALAZZO DEGLI OLIVI both, as a unique building for eleven people, full of light and air, with 5 bedrooms, 4 bathrooms, 5 balconies and 2 large and panoramic terraces, or as three separate units ( five, four and two people).

The restoration has been conservative and ecological: all floors are made with Modica stones and all rooms have ceiling fans for a natural and healthy refreshing system.


MODICA is a Baroque town protected by UNESCO. It is situated on the slopes of the Iblei mountains. Each part offers a distinct panorama with picturesque alleys, stairways, stunning churches and elaborately decorated palaces. In the old town a number of chocolate manufacturers produce the famous cioccolato modicano.
Modica is the perfect base to explore the fascinating South Sicily with its wonderful sea, nature and history.
From there you can easily reach the nearby Baroque cities of Scicli, Ragusa Ibla, Noto and Siracusa. The famous golden and fine sand beaches among the most beautiful in Sicily such as Marina di Modica, Pozzallo, Sampieri and the nature reserves of Vendicari. The archeological sites of Cava D’Ispica, Cava Grande and Pantalica.

Car hire is essential to fully enjoy the local countryside, seaside and towns.

I really enjoyed staying here with my family. A wonderful apartment in a great location. Modica was beautiful, fun and lively. We explored many other places by car - including Marzamemi, which was great. Always enjoyed coming back to the Apartment. Very comfortable, clean and spacious.

We stayed in Rudias apartment in Modica for a week, and we absolutely loved it! It's central location, just a few steps from the Main Street, made it perfect for exploring the charming old town on foot. We arrived by car, and had no trouble finding free parking a few hundred meters away - thanks to great instructions from Rudia. Modica itself was a great starting point for exploring south Sicily, and cities like Ragusa, Noto and Siracusa can easily be reached by car. The coast is only a 20 minute drive away, with crystal clear water and white, sandy beaches. We found our favorite spot in calm, little Sampieri. The apartment was tastefully decorated, and felt really spacious with its high ceilings, light colors and large terrace. It was surprisingly quiet, considering the Main Street was just around the corner. The kitchen was well equipped, with everything you need for cooking meals at home. You wouldn't have to, though - there are plenty of good restaurants close to the apartment. The bed (we only used the double) and bed linen was very comfortable. All rooms were equipped with a ceiling fan and air conditioning, which was perfect for a good nights sleep and for cooling down in the hot afternoons. The wifi connection was good throughout the apartment. Rudia herself was not present when we arrived, but her friend Liliana helped us with a smooth check-in and check-out. We can warmly recommend "The Terrace" if you are looking for a place to stay in Modica!

Rudia's place was our favourite in Sicily. Modica is a delightful town, small but very friendly and accessible. We rented both the Studio and the Terraza suites, thinking that the twin beds and a double bed in the Terrazza suite would not be comfortable for four "senior" women travelling together. As it turned out, the double was wider and longer than a North American queen. So.... the Terraza would have been fine, and the Studio was a big bonus (and also terribly romantic for couples!) The two can be connected by an inside stairwell, which was convenienT for us. Both are tastefully decorated, very clean and have all the amenities. The bedrooms are spacious, the beds and bedding very comfortable, the bathrooms very good. Lots of hot water. We used the spacious kitchen in the Terraza Suite which we loved with its large dining table and great supplies: even a welcome fruit basket, coffee, some herbs and condiments, etc. We loved having a dishwasher, washing machine with drying rack for clothes, hair dryer, iron and ironing board. It was just like home! Both terraces are amazing and very private. We were welcomed by the friendly Liliana who communicates very well, responded quickly to our telephone texts, and who went out of her way to help us with parking, grocery shopping, giving directions, and bringing us supplies when we ran out. A couple of minor warnings: the Studio living / kitchen space are outside so may not be great in cold or wet weather; parking is tricky, but once Liliana helped us figure it out, all good; and although it is short, the steep apartment access and stairs both outside and inside the apartments may be difficult for some.

We had a great stay here! The place is beautiful, spacious and centrally located. The check-in went really smoothly. I can highly recommend staying at the palazzo degli ulivi.

Spacious and clean, in a location that is very convenient and close to the action, yet very quiet and private. Having two sets of keys was a great bonus, as it allowed my sister and I to do some separate meandering around town. Excellent linens and towels, and the shower had great water pressure and lots of hot water. The terrace was not only a great place to hang out, but a great place to hang laundry. Self-caterers rejoice, for there are two non-stick skillets with lids, three heavy-bottomed pots with lids, a very good, sharp knife and all necessary utensils (even an immersion blender!) Rudia emailed excellent, detailed directions, and her restaurant and cafe recommendations were spot on. She was readily available by email, always with a quick response. Check-in was a little tricky, as the woman who brought the keys didn't speak much English, and I don't speak much Italian, but we managed to figure it out. Great apartment in a great town!

Rudia's house is just wonderful and we had a great time in Modica. The apartment is very comfortable (the photos accurately depict it) and the kitchen and terrace are really lovely. We loved staying here with our two young children. And the people of Modica were incredibly friendly! What a great apartment!
