Deborah, it was terrific having you as a guest. Please note that you told me that you did not need me to replace the lamps since you had enough light. So I waited until after you moved out to replace them. As Deborah suggested, this is a long term rental. Guests are provided with all cleaning supplies they could possible need at the beginning of their stay. It is not a requirement that they replace these when they leave. Rather, they are asked to make an effort to do it, and if they can't to let us know what needs replacing. Since this is a long term rental ONLY and not an overnight or quick vacation stay, the person that moves in is required to treat it like any other long term rental with a lease agreement. Therefore, it makes sense that the tenant is asked to be there when repair person comes. Yes, our home is sought after, and we do get requests for bookings well in advance sometimes, so we ask if the tenant will be staying beyond their original lease, so that we do not lease it if they want to stay. Obviously it is important to allow the current tenant to remain in the property if they would like to renew the lease agreement once the current lease is up. So of course I had to ask her for her plans so that I wouldn't book at new guest if she wanted to stay. Thus I had to reach out to her several times in response to several inquiries. Deborah did not know her plans until about one month prior to leaving. In terms of the price going up the first time, it was solely due to an increase in the cable bill. We use the Airbnb smart pricing to price our units. Some days the price is higher and some days it is lower. After 12 months, Airbnb listed the price for the renewal with approximately a $300 per month increase. I was shocked and thought that it was too high and assumed that the prices in the area had skyrocketed. When I told Deb the new price, I actually cut the "smart pricing" quote by 33%. She told me that the new price was about equal to other similar units. To my great surprise, after Deb left, the Airbnb smart price dropped considerably to even lower than I had been charging. If I had known this, I would have quoted her the actual "smart price". The great differential in the smart pricing over a period of a month seems to be a grave error on the part of Airbnb.
