We offer a professionally renovated, completely self-contained basement apartment suite with its own entrance, located in central Toronto. Whether you're coming for a weekend visit or staying longer term here, the suite feels like home immediately upon entering. Although we're on a quiet street with lots of young families, we're in a vibrant neighborhood just a few minutes walk to the subway, restaurants & shops. Our beautifully decorated apartment has high-grade, wood-look flooring throughout, & includes a FULLY equipped gourmet kitchen, and a large breakfast bar with granite countertop for dining & entertaining. Looking out into the living room, the sectional sofa is the perfect spot to relax after a day of work or sightseeing. It also converts to a double bed, complete with extra pillows & its own linens which sleeps up to 2 additional adults. The 46" Sony HDTV comes with a wide variety of channels (including cable networks like Showcase, Bravo!, HGTV, History, sports and children's channels like Treehouse, Nickelodeon, etc). The Wi-fi is very reliable & high speed.
We take hosting very seriously & have ensured the suite meets all safety regulations: it is outfitted with a self-closing, solid fire-rated door, & there are 2 additional windows large enough to serve as exit points. A fire extinguisher is also located in the kitchen. To ensure the safety of both our family & our guests, we invested in top-of-the-line, Wi-fi enabled smoke & carbon monoxide alarms that are wirelessly interconnected to each other (including ours upstairs) & to the HVAC system. This ensures all occupants of the house are notified in an emergency. The system also sends us a notification via smartphone so we're aware of issues no matter where we are, for our guests' comfort. This gives our guests the peace of mind that the system will wake you in case of emergency on any floor of the house.
For families with young children, we are pleased to provide a play yard/pack 'n' play, & have a feeding chair, electrical outlet covers & cabinet locks available. The 4-piece bath with tub allows for easy bathing of little ones, & for the adults, enjoy the large, luxurious, Moen rainfall shower head with various settings & excellent water pressure. Dry off with 802-gram Turkish cotton towels from Restoration Hardware, one of the highest quality towels available - it's what we use ourselves & we want our guests to enjoy the same luxury!
In the spacious bedroom area, a queen-size bed with 500 thread count bedding awaits you, & has its own sitting area with a cozy reading corner, with a soft, warm shag carpet under your feet. The wardrobes give you lots of closet space for your clothes, & there is an additional matching dresser & 2 nightstands as well.
The in-suite laundry is private, not shared with us, ensuring you can do your laundry whenever it suits you. Our driveway runs the length of the house so there is parking if you require it (no need to purchase an additional permit from the city & save yourself the extra cost; we just coordinate with our guests because it's a single car width driveway).
We're located a very convenient 6 min walk from Coxwell subway station, which is 12-13 mins from the heart of downtown Toronto. There is also a 24 hr BlueLine bus service for when the subway isn't operating late at night. We're also a 6 min walk from dentists, medical clinic & a Shoppers Drug Mart pharmacy with small grocery section that's open till midnight nightly. There's another Shoppers Drug Mart that's open 24hrs just a 4 min drive away. In addition, there are also lots of cute shops, fitness gyms, park with large playground, & good restaurants in the area (several nice bars, Thai, Japanese, Mexican, Ethiopian, Korean, Italian restaurants, a McDonald's, Subway sandwiches, pizza places, Tim Horton's, Starbucks & cute little French café) all within a 10-15 min walk!

The private suite has its own separate entrance. Since the entrance doors are outfitted with digital locks, there is no need to fiddle with keys. In the summer we have a nice patio area with chairs and a table that is covered and perfect for relaxing & outdoor dining.
Interaction with guests
We are available much as you need us. We are very savvy on how to get around the city and what there is to do in town & are happy to share with our guests
Other things to note
Our ceilings in the basement are 6'6" (1.9 m), but there are a few spots where they are slightly lower (under the kitchen track lights, duct work along the wall in the bedroom by the desk & in the shower). If you are over 6' (1.83 m), you may wish to take those points into consideration.
The general temperature of the suite is quite comfortable for the majority of our guests. If you find it to be a bit warm in the winter seasons, or that the air conditioning's a bit too powerful for your liking in the summer, ensure the 3 sets of ceiling vents (in the kitchen, bedroom area & by the desk) are closed, & you can also open the windows briefly to let out the extra heat or cold air. Please ensure all the windows are closed if you leave the suite though, for both security & in case of rain. We have invested in a Wi-fi enabled thermostat system, so that even if we're out of the house, we can quickly adjust the temperature remotely by phone for the comfort of our guests; just give us a call or text if you need the temperature adjusted.
We live upstairs with our young daughter, but we do have very good sound proofing with very little sound travel between floors (no guests have ever complained about it ring too noisy, nor can we usually hear our guests either). However we ask that music and the TV not be excessively loud.
Please remove your shoes when inside the apartment.
Feel free to open the windows for fresh air, but please ensure all the windows are closed if you leave the suite for both security & in case of rain.
The City of Toronto charges different prices for garbage pickup depending on how much garbage is put out, so we ask that our guests recycle as much as possible, & make use of the organics composting bin, to minimise the amount of garbage generated (there is a recycling guide on the fridge).
No smoking or pets allowed inside the unit. If you're visiting family or friends in the area, they are welcome to visit. But if they visit with pets we ask that the pets remain outside so that no dander or other animal allergens are brought into the suite. This is for the comfort of all of our guests.
For short term guests, please feel free to leave the dirty dishes in the sink; we run the dishes through the dishwasher to ensure everything is sanitized & clean for each new set of guests. No need to hand wash them, especially if it's your vacation! Also, on the day of your departure, there is no need to make the bed since we will be stripping all the used sheets off the bed anyways for laundering & putting on fresh sheets.

There are a ton of Broadway shows, museums and other attractions that will keep you entertained.
As experienced hosts we are used to people having questions. We know our suite better than anyone and enjoy helping people to explore all that Toronto has to offer. Living in a different city is a very stressful undertaking and you need to be comfortable in the place you are going to call home for a little while.
