House Rules

Our location
We are located on the eastern part of the island. The capital, Mahon (Maò), the harbor and the airport are within a 15 km radius.

Itinerary to Binissaida: from Sant Lluis take direction to Es Castell - the ‘Cami de Toraixa a Binissaida’ is located 2.5 km on your right (direction to the Hotel ‘Sant Joan de Binissaida’). At all cross roads, always keep to the right & go to almost the end of the road until you face the green gate of the house and our palm tree.

Accessing the property
Check-in time is 4 pm. Our property manager, Dani, will be informed of your arrival and should be waiting for you.
We estimate that you should arrive 1 to 1.5 hours after your scheduled landing. Important: if you have been substantially delayed, our managers will have to be contacted in order to re-schedule this arrival meeting.

Binissaida is a family home and we are committed to keep it safe and quiet.
The paintings and the period furniture have been in our family for centuries. Therefore, we expect our guests to be respectful of the premises, its contents and our neighbors.
Lodging more people than stated in your contract or hosting a party, without previous approval, are strictly forbidden.
Pets are not allowed.
Smoking in the house is forbidden. If you smoke outside, please do not litter - dispose properly of your butts.
We ask our guests to not go to the 1st floor in wet bathing suits, specifically in the green lounge. On this level we have carpets, antique furniture and sofas and we want to avoid all risks of damage.
Our managers usually spend a few hours per day at Binissaida and will take care of all the practical details. They will also manage the cleaning of the house, the water supply, the pool and the gardens.
Please note that we rent on a ‘self catered basis’. Our staff has the mandate to maintain the property, but they will not perform any personal housekeeping or laundry (if you need this type of service, please contact us). We provide some basic amenities such as toilet paper and soap to facilitate your arrival but it's our guest's responsibility to replenish if needed.

We reserve the right to enter all parts of the house for general maintenance and for regular routine cleaning.
Upon your arrival
Here are a few noteworthy details that Dani or Diana should review with you:
how to change gas tanks for the kitchen
how to reboot the electric network in case of an unexpected surge
how to switch on the patio/chapel and garden/pool lights
the garbage situation
the path to the coast
There are 2 ‘Nuracom’ networks. There is a wifi signal inside, in the green lounge, 1st floor - the network key is behind the router which is on the chimney. With the same network key, you can connect outside (pool area) on Nuracom-EXT.

Due to its remote location, no mail is delivered to the house. You can use this company in town: MailBox Etc., Carrer d'Artrutx

We expect all of our guests to be insured for damages incurred to the house and its contents during their stay in addition to having coverage for all accidents and personal injuries.
Being located in the countryside, we cannot guarantee an 'insect free' or 'hypoallergenic' environment. Our property is smoke free and pets are not allowed but we cannot guarantee that previous guests or neighbors haven't broken the rules. If you suffer from allergies, asthma, intolerance to humidity or insect phobia, DO NOT RENT FROM US.
Please make sure YOU HAVE TRAVEL INSURANCE as our policy does not permit any refunds for cancellation including major causes like flight or ferry cancellation, illness, injuries, death etc.

They function on septic tanks: only toilet paper is allowed in the bowl.

In Menorca, there is no municipal garbage collection outside of urban areas. It’s our guest’s responsibility to dispose of the garbage on a daily basis (there are many bins along all roads). Note that we won’t let garbage to accumulate on the property because it attracts rodents and other pests. If our staff has to dispose of accumulated garbage, the cost will be of €10 per load if paid on-site or €25 per load if we have to deduct it from your security deposit.

We would recommend keeping small children away from the staircase and the cistern located in the vaulted entrance.
Please note that the pool is not fenced; therefore, children should be supervised at all times when they are in the patio and gardens.
At the entrance to the pool area, there is an old bread oven. Its ceiling is quite thin and could collapse under excessive weight. Therefore, it is strictly forbidden for children to climb on it. We mention this point because children are tempted to jump from it into the pool.
It may be a lot of fun but very dangerous, especially if people are below. Also, if one misses the pool when diving from this oven, it could cause a very serious accident with permanent injury.
The path to the sea shore is difficult and not suitable for persons with ambulatory handicaps.

Please do not wear any wet bathing attire inside the house.
Please, lock the doors when you leave.
As a precaution against sudden gusts of winds, please, shut the windows, close the umbrellas and put away cushions, table cloth and other linens.
All damage to property and missing items will be deducted from your security deposit.

The house is BIG with authentic historical atmosphere, but not all bedrooms have easy bathroom access, and the dishwasher was on and off. The narrow lane takes some getting used to, but the location is fantastic. Dinners in the courtyard and relaxing by the pool, after dinner fun and games in the oven alcove - might even send up a prayer in the private chapel.

Amazing house in a beautiful area. Everything is really well-organised and we had no problems with the house other than not being able to stay longer! I would definitely recommend this place for both family and friends trips!!!!
