The space

Sunny 1850 Carriage House in the High Peaks of Catskill Park, with the beautiful sound of the Bushkill Creek flowing by. Clean, airy and peaceful. Newly built bathroom with marble and wood, and a wood stove in living room. Hikes, swimming holes, the Ashokan Reservoir trails and world class fly-fishing at The Esopus Creek are within a couple of minutes. Far from the madding crowds that can occur in Woodstock, while 7 minutes to groceries, a farm stand, bakery, liquor store and cafes serving breakfast & lunch.

Play in our creek, lounge in the hammock, have a fire in the fire pit. The gorgeous Blue Hole, hiking on The Long Path and two other great trails and multiple tall waterfalls are a beautiful drive up our famously scenic road. The house is 5 minutes from the Ashokan Reservoir's paved biking and walking path where you can catch the beautiful mountain views, sunsets, and watch eagles fly. Perfect for strolls or cycling with kids.

One of two entirely separate 150 year old houses along the road with no other visible neighbors. Each house has it's own entirely separate outdoor space. There is an iron grill for the fire pit and a small charcoal grill. The 1000sf of living space described here is the entire top floor. As the lower level is extra tall, the living space feels elevated to the tree tops, something we love! The lower level is unfinished carriage house space, not used in any way during guest stays. The house is entirely yours while visiting.

25 minutes to Woodstock, 15 minutes to Phoenicia and 25 minutes to High Falls and Stone Ridge. 35 minutes to Hunter and 30 to Belleayre skiing.

Expect a warm welcome upon or soon after arrival. After that, to preserve your privacy, you're on your own, unless you want to chat or would like recommendations, in which case we're happy to help. We are always available for questions, concerns or suggestions.

Our house is not child proof. No one under age 16 is to be left alone here.

Absolutely no cooking/grilling in/on the wood stove. Don’t put pans, griddle, etc. away with food in them. Don’t leave food or trash outside.

No smoking anything in the house. Pick up butts if you smoke outside.

Don't use the wood stove if you have kids under 10 in your group. Otherwide, please go ahead! Never leave a fire unattended, inside or out. Absolutely no cooking or grilling in the woodstove.

No building forts out of the furniture, standing on furniture, entering attic or roof.

The house is to be used for vacation purposes only. No party, event, or work related use is permitted. Only the number of guests and pets agreed may occupy the property, including visitors.

No third party bookings. Guests who arrive through a third party booking will be denied access, or requested to leave immediately.

The lower level of the Carriage House (it’s an entirely separate space with separate entrance) is off limits to guests, except for the trash / recycling area. Don’t take anything from this space or enter it.

My girlfriends and I had a lovely long weekend at Lisa and Kevin's carriage house. We had a small miscommunication regarding our reservation when we first arrived--which was completely my error--but Lisa was gracious and understanding and it was resolved quickly. The home itself is lovely and the decor is a cozy mix of farmhouse and modern aesthetics. We were here in the summer, but could easily imagine staying in the winter, curled up with a book on the very comfy couches all day in front of a fire. The beds were incredibly comfortable, and we fell asleep to the sounds of the river across the street. The house was as described in the listing, and had everything we needed for a long weekend in the woods. The location could not be more ideal for day trips to this area. The house is 15 mins away from the Phoenicia, 30 mins from Woodstock, and surrounded by green in every direction. I'm an avid cyclist, and although I did not bring my bike on this trip, the roads near the house and in the area looked fantastic for cycling. We also took a trip to the Peekamoose Blue Hole, which is just right up the road from the house, and it was absolutely breathtaking (literally! as the water temp is freezing!) There is plenty to see and do in the area, and Lisa and Kevin's house is a great home base for anyone looking to enjoy the area.

Lisa's carriage house was just as expected. Very nice and cozy. All through out very clean (including all the beddings), and thoughtfully organized. Very convenient location with nice grocery nearby in boiceville. You have all the kitchen appliances you probably will need. Their detailed guide/suggestions were very helpful for our trip around the area. Thank you for the amazing stay!

Our stay was very pleasant. The house was very clean, well organized and well stocked. The kitchen had everything we needed. It was obvious that Lisa and Kevin put effort and thought into making it comfortable for their guests. We visited for three nights with our two young children. The area provided ample activities for keeping everyone entertained (waterfall, swimming hole, stream, farm, kid friendly restaurants, and a fire pit for roasting marshmallows). Overall, it was a very nice, relaxing stay and we look forward to returning.

The house is very comfortable, and we enjoyed the delicious cool nights. The nearby hikes and waterfalls are wonderful! We had everything we needed at the Carriage House for a relaxing stay. So many beautiful trails and excellent restaurants in the area, we'll need to come back!

We feel lucky to live in this beautiful area, and love to tell visitors about our favorite spots. We are very country! We have horses, heat our homes with wood from our property, and love to work on our land. We're raising a border collie puppy named Tullah.
Lisa is a photographer based in nyc and a carpenter specializing in restoring 100+ year old houses. Kevin owns a sawmill, making raw edge and rough cut lumber from local tree stock.
