Newly built bathroom with marble and wood, and a wood stove in living room. Hikes, swimming holes, the Ashokan Reservoir trails and world class fly-fishing at The Esopus Creek are within a couple of minutes. Far from the madding crowds that can occur in Woodstock, while 7 minutes to groceries, a farm stand, bakery, liquor store and cafes serving breakfast & lunch.
Play in our creek, lounge in the hammock, have a fire in the fire pit. The gorgeous Blue Hole, hiking on The Long Path and two other great trails and multiple tall waterfalls are a beautiful drive up our famously scenic road. The house is 5 minutes from the Ashokan Reservoir's paved biking and walking path where you can catch the beautiful mountain views, sunsets, and watch eagles fly. Perfect for strolls or cycling with kids.
One of two entirely separate 150 year old houses along the road with no other visible neighbors. Each house has it's own entirely separate outdoor space. There is an iron grill for the fire pit and a small charcoal grill. The 1000sf of living space described here is the entire top floor. As the lower level is extra tall, the living space feels elevated to the tree tops, something we love! The lower level is unfinished carriage house space, not used in any way during guest stays. The house is entirely yours while visiting.
25 minutes to Woodstock, 15 minutes to Phoenicia and 25 minutes to High Falls and Stone Ridge. 35 minutes to Hunter and 30 to Belleayre skiing.

Expect a warm welcome upon or soon after arrival. After that, to preserve your privacy, you're on your own, unless you want to chat or would like recommendations, in which case we're happy to help. We are always available for questions, concerns or suggestions.

We're happy to have one friendly, well behaved dog stay with prior approval. We charge a one time $50 pet fee. Please tell us a little about your dog before booking for a quick response. Unfortunately, we can't have cats.

COOKING / GRILLING / TRASH
Absolutely no cooking/grilling in/on the wood stove. Don’t put pans, griddle, etc. away with food in them. Don’t leave food or trash outside.
No smoking anything in the house. Pick up butts if you smoke outside.
Don't use the wood stove if you have kids under 10 in your group. Otherwide, please go ahead! Never leave a fire unattended, inside or out. Absolutely no cooking or grilling in the woodstove.
No building forts out of the furniture, standing on furniture, entering attic or roof.
VISITORS / USE
The house is to be used for vacation purposes only. No party, event, or work related use is permitted. Only the number of guests and pets agreed may occupy the property, including visitors.
THIRD PARTY BOOKINGS
No third party bookings. Guests who arrive through a third party booking will be denied access, or requested to leave immediately.
The lower level of the Carriage House (it’s an entirely separate space with separate entrance) is off limits to guests, except for the trash / recycling area. Don’t take anything from this space or enter it.
