Its an excellent base for staying within Edinburgh. Beautiful main door flat consists of everything you would require to enjoy a holiday apartment. Located in the North East of the city centre, you will be able to enjoy not only the sights of Edinburgh, but if you just fancy a cosy night in you will be able to relax in comfort. All major city centre attractions are within easy reach consisting of Michelin Star restaurants, shopping centres, Royal Yacht Britannia and Princes Street for all your shopping needs. During the festival you are in easy reach of all the key venues including the Playhouse, Pleasance, Bristo Square, Royal Mile and the infamous Spiegel Tent.

A local supermarket is just a couple of minutes walk down the road. Easter Road has a great selection of convenient small shops ranging from wine merchants, bakery and patisserie to fruit and veg and local takeaways and restaurants.
Parking and Transport: Free on street parking is available in this area. Free on street parking out-with the flat. The apartment is well served by a frequent bus service both into the city centre and to the infamous Britannia at Ocean Terminal. A taxi from the city centre costs between £5 and £10. The apartment is around 20 minute walk to the city centre consisting of Waverly Station, St Andrews bus station and York Place tram stop. The airport bus is a regular service from Waverly bridge.

Breakfast will consist of cereal, toast, tea and coffee and will be left in the apartment for your convenience. Travel cot can be provided on request.
This property is let on the understanding that it is to be used as a holiday let. It therefore is subject to Section 12(2) and paragraph 8 of Schedule 4 of the Housing (Scotland) Act 1988.
You will receive an email confirming your booking, this then forms a contract of booking.
You are not permitted to sub-let the property (or any part of the property).
You must vacate the premises without demand on the agreed departure date (at the agreed time). The hirer is responsible for the condition of the property and it's entire contents during the hire period, fair wear and tear accepted. The hirer will report any damage or loss to the property manager as soon as possible and prior to departure.
You agree to pay to cover any loss or damage caused, please see Security Deposit details below. At all times, the property must be kept in a clean and tidy condition. We may charge you for any unreasonable amount of cleaning required after your stay.
You agree to prevent any party members from causing a nuisance or disturbance to other residents/neighbours. You agree that the hired premises will be secured when unoccupied during your stay. You agree that owners/agents will be allowed access to the property if required.
It is recommend all guests obtain personal holiday insurance to cover any potential losses. We (including the property owners, managers and agents) take no responsibility for any damage, loss or injury however caused by any member of your party whilst you stay at the property.
The number of persons (adults and children) must not exceed the number of sleeping places indicated on the website or the amount stated at time of booking. Only those persons whose name appears on the Booking Form may use the property. The substitution of persons during the rental period is forbidden unless previously agreed in writing..
The cost of any damage to the property or to any items in and/or at the property caused or any service charges incurred by you or any member of your party will be deducted by us from the security deposit at the end of your stay. If no deductions are required your security deposit will be refunded in full to you within 7 working days after your departure from the property. If the security deposit is not sufficient to cover any damage caused or service charges incurred by you, you will be responsible for paying us any additional monies required immediately on request.
I am currently a devoted wife and mother of 2 lovely little boys. At the moment I am enjoying maternity leave and getting used to having 2 little menaces to look after.
I am married to a professional cyclist, and enjoy an active lifestyle myself of cycling, yoga and running. I enjoy travelling and watching my husband race all over the country. On our down time we enjoy spending time as a family entertaining the boys and watching a good movie. My ambition is to travel more and run a marathon.
As a host I would say I am very relaxed and efficient. All I ask is that you take care of our beautiful flat.
