Very spacious 1 bedroom flat, close to city centre, 5 minute walk from Royal Mile and Holyrood Park. Recently renovated to a high standard. Fully equipped kitchen including gas hob, electric oven, dishwasher and washing machine. Large double bedroom with plenty of room. Good local amenities, close to supermarkets and main bus routes. Also a number of coffee shops, cafes and bars in the area. Fold out sofa bed makes it an ideal place to stay for one person, a couple, or a small family or group!
Very spacious and bright main kitchen/living room with 2 large windows and original features such as cornice and large ceiling rose. Beautiful oak hardwood flooring throughout the kitchen/living room and hallway. The comfortable sofa folds out into a bed which can sleep 2 adults. Also a good sized coffee table and a dining table with 4 chairs. Modern fitted kitchen includes dishwasher, washing machine, gas hob, electric oven, microwave and fridge freezer. The kitchen also includes a lot of cookware - saucepans, oven dishes and cooking utensils, as well as some other basic cooking equipment. You will also find a few basics and staples in the kitchen: salt and pepper, oil, spices, stock cubes, tea, coffee and sugar.
The large bedroom is carpeted and furnished with a double bed, wardrobe (with plenty of coat hangers) and chest of drawers. Combination boiler (hot water and central heating) is enclosed in a cupboard in a corner of the room.
Modern tiled bathroom includes a shower over a large corner bath, and wash hand basin. Toilet is in a separate W/C with its own wash hand basin.
The flat sleeps 4 guests maximum: 2 on the double bed in bedroom, and 2 on the sofa bed in living room.
The flat is located on the second floor of a traditional Edinburgh tenement block. Accessed via a common stairwell, with no elevator. Unfortunately, this means the flat is unsuitable for anyone who requires the use of an elevator. For most arrivals, we leave the keys in a lockbox for guests to collect.
All guests have the entire apartment to themselves during a stay.
Interaction with guests
This listing is for the entire flat, which means guests would have the whole place to themselves during a stay. We do not live at the property. For this reason, please be sure to inform me of your expected arrival time in Edinburgh, and also when you are on your way to the flat.
For the majority of arrivals, we leave the keys in a lockbox for guests to collect and self check-in. We both live nearby and will be happy to stop by as soon as possible after your arrival to answer any questions you may have.
Other things to note
Free on street parking is available immediately outside the flat however there are restrictions on which times this is available. Unrestricted free parking is available in a lot of the streets nearby, many within just a few minutes walk. Check the photos to see where these streets are.
The large black wheelie bins on the street outside the flat are for general waste, and are shared between residents of the street. If guests would prefer to use recycling facilities, these can be found in Meadowbank Retail Park, just 5 minutes walk from the flat.

Please take some time to properly read through the entire listing before you finalise booking, and be sure that our apartment is suitable for whoever will be staying. We feel our listing is quite comprehensive, but we will be happy to answer any questions you may have.
No smoking in any part of the property, including the common stairwell. Please respect our neighbours by keeping noise to a minimum between 21:00-07:00. We expect guests to generally keep the flat clean, and to leave it in as good a condition as it was on your arrival (we don't charge the optional cleaning fee).
No unregistered guests, please make sure you choose the correct number of guests when you book. Never any more than 4 guests. No pets.
Check-in is 2pm at the earliest, check-out is 10am at the latest unless otherwise agreed.
If central heating is used, please make sure it is turned off when you are not in the apartment. Also important to turn it off before you check out. Remember to also turn off any lights.
It really helps us to plan ahead if you can let us know what your arrival time will be, and if your travel plans are disrupted.
From Dec 24, 2017 - Feb 28, 2018 the minimum stay is 3 nights.

I enjoy meeting new people and welcoming them to my home city of Edinburgh. I was born here 30+ years ago, so I have good experience of living in the city.
I have a family and a busy lifestyle, so don't get the chance to travel frequently, but I do love to experience new places, cultures, and cuisines. When I do travel, I prefer to have some degree of self catering, rather than staying in a hotel. I've yet to use Airbnb as a guest, but plan on doing so for any future holidays!
