A beautiful large room with an large ensuite in a large Victorian villa which is a family home. The room has a king sized bed with top quality bed linen and towels are provided. The bathroom has a large free standing bath and separate shower. The bedroom has a chaise longue in it and a television as well as tea and coffee making facilities.

Guests have access to the bedroom and ensuite only and use of the front sitting room for breakfast only.

We had a fantastic stay at Karen's property. It's beautifully furnished and the bedrooms are all generous sized doubles so it was a perfect base for our work trip. Karen was very good at getting back to me promptly with any queries we had and left us useful instructions for the property.

Luckily for us, we managed to get this place after a last-minute cancellation. The house is beautiful and the pictures don't do it justice. We would definitely stay here again.

Fabulous!! We just love this place. The house is gorgeous and has everything you need. My husband particularly loved the bath in the en suite, couldn't be better. All the communication with Karen is perfect and very timely. Her husband is great too and a pleasure to deal with. We will definitely use Karen again

This is the second time I've stayed at one of Karen's listings. As before it was a high quality experience. The property is beautiful and in a great location. Karen's husband Mat kindly welcomed us even though our arrival was delayed by an hour. There was bread, milk, butter and some nice cookies for us to enjoy. Overall a positive experience.

Karen was a fantastic host. She gave us detailed instructions and left the key in a safety box, so we could arrive anytime. Communication was very easy. The house was lovely and warm (partly due to the Aga in the kitchen, which makes the kitchen a very cosy room). The house is beautifully decorated and has a very tranquil and calming atmosphere. We rented the master bedroom with ensuite bathroom and the kitchen for two adults and one child. The rest of the house was locked off, but I think the whole house would make a lovely place to stay for a bigger party. Karen kindly provided a cot and high chair. There was private parking and the house is right opposite Crystal Palace Park which was perfect for a walk in the morning. There is a little store 5 min away where you can get basic supplies. Karen also left some bread, butter and milk for us, which was very nice and greatly appreciated! Overall we had a lovely time and we would definitely like to stay in the house again if we come back to South London.

Karen confirmed availability, answered my pre-booking questions and 'check in' details in a timely way. The accommodation was fantastic and extremely convenient to my family. In fact we didn't want to leave. The beds were soooo comfy. We were a party of 3 and had almost the run of the whole house. (I had to go one the website to see what was behind the closed doors ;-) ) It was very comfortable and warm. Towels and bedding were to a very high standard. Karen even provided us with some basic provisions so we didn't have to miss out on a cup of tea in bed. The only criticism? The TV. It's smart but perhaps we aren't. The only way we could watch live BBC1 was via the internet (on the TV) rather than as a conventional Freeview channel. Some instructions would be good. But this was a minor point. Would stay here again at the drop of a hat.

I work with my husband in a family business. We have lived in this area for 10 years now and really love it. The are is a perfect combination of green spaces and urban chic with many cafes and bars. Locally we have everything from an art gallery to Picturehouse Cinemas in Brixton and East Dulwich. As well as the parks there is Dulwich Woods which is a local nature reserve accessed from Sydenham hill and just a short walk away.
