This characterful Grade II listed Georgian townhouse fronts onto Bruton's High Street with its eclectic mix of independent shops, art galleries, restaurants and pubs. A stylish, contemporary extension opens onto a secluded patio with steps up to a barbecue/dining area, raised lawn, and an ancient stone garage opening onto a quiet lane giving easy access to country walks.

The space
Accommodation is over three floors.

Ground floor
The front door opens onto a large dining room with a window seat under a window looking onto the High Street. This room has many original Georgian features including wooden shutters and a fireplace, not currently in use. A Fritz Hansen extendable dining room table and original Eames chairs seat 10 comfortably.

A nook with a beautiful Edwardian roll top desk provides space to work if need be.

The dining room leads to an open plan whitewashed kitchen/breakfast area with an ancient flagstone floor. The modern kitchen has a dishwasher, fridge/freezer, gas cooker/electric oven and opens onto a breakfast/study space under a modern glass roof. This space is furnished with original Ercol table and four original Ercol chairs.

From the breakfast area, there are two steps up to the living room, with a vaulted brick ceiling, lime washed stone walls and timber floor. This room has an Edwardian poker table, B&B Italia sofa and TV, and steps up to a contemporary garden room/snug with American oak floorboards, wood burner, sofa/double sofa bed games cupboard and concertina French windows that can be fully opened so that this room flows seamlessly into the outdoor space.

The living room and garden room can be separated by heavy curtains to create super cosy spaces in winter, or to provide privacy when the sofa bed is in use.

First floor
The first floor has a small double bedroom with an Art Deco tiled fireplace and a window overlooking the High Street and a contemporary double bedroom overlooking the garden. There are two bathrooms: one with a bath and one with a shower.

Second floor
The top floor has two large bedrooms: one with a king sized bed and rooftop views, and one with twin beds and views of the High Street.

There is a utility room with washing machine, sink and WC between the first and second floors.

Outdoors
The garden room opens onto a brick patio and brick terraces/steps leading up to an outdoor dining area with built in barbecue and food preparation area with natural slate worktops. This, in turn, steps up to a lawn with bordered with plants and trees in pots and a stone garage/table tennis room. The garage opens onto a quiet lane giving easy access to country walks.

Bruton is a buzzy little town, surrounded by rolling countryside and famous as a centre for food, art and contemporary design.

Places to eat
The house is bang in the middle of the High Street, opposite the popular restaurant/cocktail bar At The Chapel, and a just down the road from a clutch of independent restaurants including the Michelin-starred restaurant Osip, Matt's Kitchen and The Old Pharmacy – as well as a good old-fashioned pub.

The world-renowned art gallery Hauser & Wirth, which has a changing programme of exhibitions, incredible gardens, the fabulous Roth Bar & Grill and a farm shop, is a ten minute walk away. There are also various pop-ups/weekly events including a Thursday night fish and chip van and a weekly Tiffin takeaway.

Places to shop
Bruton has an eclectic clutch of shops including art galleries, antique dealers, a cheesemonger, a wine merchant, a bookshop, an ironmongers, homeware and fashion and vintage clothes shops. It also has a pharmacy and three general stores where you will be able to buy any provisions you need.

Places to walk and explore
Everything in Bruton is within easy walking distance of the house. Children will enjoy splashing about by the stepping stones that cross the River Brue next to the historic Packhorse Bridge. The Sexeys almshouses and Chapel dating from 1638 and Bruton's 16th Century dovecote are a short walk away. Longer country walks explore woodland, farmland, neighbouring villages and country pubs.

Further afield
It's a five-minute drive to The Gardens at The Newt; ten minutes to The National Trust's Stourhead Estate and 15 minutes to the Village of Nunney with its picturesque moated castle dating from medieval times.

Direct trains from Bruton Station – a 10-minute walk from the house – give easy access to Somerset's historic towns and villages including Frome, Bradford-on-Avon and Bath. Wells, with its magnificent cathedral, is half an hour's drive away and its a 35 minute drive to Glastonbury and the Somerset Levels.
