Contemporary garden apartment that sleeps a family of four comfortably. All new construction finished in June of 2015 with private bedroom, full amenity kitchen, and luxurious bathroom. Just minutes walk to metro, restaurants, and shops.

The space

The 700 sf 1-bedroom garden unit was gut-renovated in the spring, so it is all brand new! It has front and rear private entries (door is below the front porch in the photos). There is a kitchen with white soft-close cabinets, quartz countertops, eat-in bar, front loading washer and dryer. The kitchen has stainless appliances: a normal-sized refrigerator, microwave, dishwasher. It also has a water boiler, coffee pot, and all the cooking utensils you'll need. If you'd like to cook just ask and I can lend you some spices for your dish (I have most typical). The house has a whole-house water filter, and it was recently tested to be lead free so don't worry about the DC water stories that you may hear! There is also a 3/4 bath with a built-in bench in the large walk-in shower. At the back of the unit there is a bedroom with a small closet and queen sized bed. Insulation was installed between the basement unit and the upper floors to provide acoustical privacy from the primary residence. The living room has a table with four chairs, and a comfortable sleeper sofa with flat screen tv with Apple TV, Blu-Ray player, and sound bar. You can watch all the Netflix and Hulu you'd like. The unit also provides free wi-fi. The sofa folds into a second full size bed that sleeps two. The house has a large (for the city) back yard with patio and sofas, if you're interested in using this space please let me know ahead of time so the dogs do not bother you.

Guest access

The key is located in a key locker. Instructions to access the unit will be provided in a Visitor's Guide prior to your arrival. All I ask is that guests ensure all windows and doors are closed and locked when leaving the home, be it for a trip out to explore the town and/or at check-out.

Interaction with guests

I live upstairs and have lived in the neighborhood for a number of years. I would love to help you enjoy your stay by providing tips or directions. Your unit is separate, so you'll have as much privacy as you'd like, but please don't hesitate to knock on my door. I love to hear where people are from and tell people all about my adopted home-town and neighborhood!

Other things to note

Although Petworth is a vibrant, growing community that boasts a range of bars, restaurants, and coffee shops all within a 5-10 minute walk from the apartment, I understand people may have questions regarding safety in the neighborhood. When visiting DC always remember that you are in a large urban area, and to be aware when out and about. I wan you to feel as comfortable in my home and enjoy the neighborhood as I do, but know that comfort levels differ, so if you have more questions about safety, feel free to ask.

The space is the garden unit in my home, so I ask that my guests treat it as they would their own home. I took care to renovate the unit with my guests' comfort in mind. I promise not to have any crazy parties when you are there, and expect you'll do the same. Please also limit the amount of guests in the unit to the the pre-determined number. If you do laundry, please clean the lint trap.

Be sure to turn off all appliances when you are done with them. Also, no smoking or pets allowed. In general, I request that you leave the unit in the condition you found it. As a general house rule, if you are unsure of how something works or how to use it; please just ask.

This place was exceptionally clean, very convenient to the metro, nicely-appointed (you’ll love the shower!), and Dan had added lots of small touches to make the visit go smoothly and enjoyably. It is worth noting that, as a basement apartment with a family living above, it can be a little noisy… but not inconsiderately so, and it never cost us a wink of sleep. We had all the room two people could need, even when our Fitbits told us to get up and walk a lap or two around the table! :) We recommend this place and would consider returning.

Dan’s apartment was great! With a private entrance we felt comfortable to come and go as we pleased. The space is well designed, very functional and nicely decorated. For the two of us it was a great amount of space. Dan is very hospitable and has great touches like metro passes from recent visitors ready for you to use. The nearest metro station was roughly a 5 minute walk, and a grocery store is along the way. The only issue we really had was that none of the doors inside the apartment (including the one to the upstairs portion of the house) locked. Because we arrived very late at night, we didn’t meet Dan until the next day. Having not met our host, we were a little uncomfortable having no locks on our doors as we went to bed for the night. Now that we have met Dan, the locks aren’t a concern and we would stay here again in a heartbeat, the initial evening was just a little unnerving. Again, the stay was great, and we loved our time in DC and at Dan’s place, specifically. Would fully recommend this location!

The photos only begin to show how nice this garden apartment really is. Our host did not miss anything in furnishing this apartment plus it is steps from the metro, restaurants, and shopping. Our check in and out was super easy with our host bring available to help in any way the duration of our stay.

This is a nice and cozy apartment, with full appliances including pretty much everything (kitchen and bathroom use). The metro is 8-10min walk distance, the owner provides metro cards to borrow, which is very convenient. There is a safeway grocery open 24hrs and about 7min walk distance. The area is clean and quite residential neighborhood. The only shortage is that the apartment is at basement (with windows though), so sometimes you can hear the foot steps from the wooden floor upstairs. All in all, it's a very worthy, clean and nice stay! The owner is very helpful as well, I strongly recommend it!

Great spot to stay in DC - close to Metro, cards for which were provided, along with a Visitor Parking Permit, which meant we were able to park our hire car for the duration of our stay. Public transport is a great way to get around DC, or a bike if you are younger and fitter, and with easy access to food supplies, this location, with its developing sense of community, is a great way to experience life in DC like a local. The unit is roomy for a couple, but would be a tight fit for any more adults, and needs only a stand/shelf system on which to unpack and store suitcases to make it outstanding. The amenities are great, modern and well chosen, with the exception of the microwave, the door of which opens to the left, trapping the cook in a VERY tight corner over the stove and hotplate in which to manouevre hot food. We had a very pleasant, comfortable and easy to manage stay - a big tick for this property.

Quick walk to Safeway, National Mall, and lots of restaurants. Super clean, cozy basement apt. Plenty of windows and natural light. Great host.
