Located in Amherst, NY (in the top 5 safest cities in the US), this trendy 900-sq.ft. flat is in the heart of the historic Williamsville village. Enjoy all the buzz of Bflo/NF's steps from your door, then cozy up in your private and charming retreat!

The Village Flat is a 900-sq.ft apartment located on the 2nd floor of our carriage house behind our home. Recently renovated and tastefully furnished, this 2 bedroom/1 bath comes equipped with everything you need to have an amazing experience here in the village we love so much!

Entrance: You won't miss the cute Yellow Door and hanging flower baskets as you enter your private flat on the ground floor. Access to the Laundry room and extra storage are located on the ground level. To enter the flat, proceed up the charming painted stairs and you'll notice your welcome sign on the landing chalkboard. Welcome to the Village Flat!! :)

Kitchen: Upon entering the flat, you'll notice the bright and cheery updated kitchen fully stocked with all the essentials you'll need to make your morning coffee fix, stay-in dinners, or late-night popcorn snack. (Spices and all!) There is a Refrigerator with Freezer, Oven/Stove-top, Microwave, Sink and lots of cabinet/pantry space to store your groceries. We have a lot of great appliances: Blender, hot water kettle, coffee pot, hand mixer...even a 3-tiered steamer! We try our best to provide you with the conveniences of home, but if there's something you're missing, please don't hesitate to ask. We may very well have what you need! :)

Dining Area: Eat-in kitchen table with 4 charming chairs. While you're having your morning breakfast, take a peek at the wooden box on the table with lots of local attraction brochures. I've included some of my favorite tourist destinations in the area, but I'm always happy to share many more of my 'local' favorites.

Mini-Bar: Right next to the kitchen you'll find our little bistro table, chairs and mini-bar...a perfect spot to unwind over a glass of wine and talk about your next adventure. Because we think you're really super, we've included 1 complementary bottle of wine on the table. We'd also encourage you to check out the unique Cabernet Cafe next door to taste some local wines...make sure you say hello to Cathy!

Living Room/Mini-office/Workout gear: Spacious and cozy, this space has plenty of seating to watch a little TV or start that book you've been meaning to get to! Right off of the living room, we've provided you with a little creative mini-office space to accommodate your work needs (if you REALLY have to do work on your vacation...boooo!) with a desk & WIFI. (WiFi code will be provided) Feel free to check out the books, DVD's, and games we've left for you to use during your stay on the bookshelf. We also have some workout equipment (weights/exercise ball/mat) so you can feel a little better about yourself after you've eaten at some of the delicious spots nearby!

Bathroom: Updated/Full bathroom equipped with towels, shampoo, body wash, stool for children, hair dryer, toilet paper and kleenex. What else can I clean...and it's a bathroom. ;)

Bedrooms: The Village Flat has 2 chic bedrooms with (in my humble opinion) comfy and cozy bedding. One with a king-size bed and desk and the other with a queen bed, 6-drawer dresser and chair. Both rooms have great closet space filled with some hangers, shoe organizer, and laundry bin.

Speaking of Laundry: There is a Washer, Dryer, Laundry Detergent, places to hang clothes, and a table to fold located on the ground floor of the flat. If you'd like us to show you how to use them, we'd be happy to do that upon check-in.

The Great Outdoors: While staying at the Village Flat, we're happy to share our back yard, outdoor table and four chairs with you during your stay. We also have 4 parks within a block from our house so there is plenty of space to play catch, enjoy a picnic, and soak in this beautiful Western NY sun and air!

This hidden gem of WNY is available all year round and provides a much more comfortable and authentic experience for your getaway compared to a boring hotel/motel setting. A multi-purpose space suitable for families, business travelers, romantic getaways and those seeking to explore all that this 'city of good neighbors' has to offer!

Guests have access to the entire Rear Apartment and are invited to share the backyard, outdoor table and four chairs located in the grass. Between Nov. 1st - April 1st, guests will be provided with 1 parking spot in driveway. Between April 1st - Oct. 31st, guests can use street parking in front of the property.

My husband and I love to host and meet new people! We will always be available during your stay if you have any questions or concerns...or if you'd like to know 'Nia's Village-Famous WNY Tour'...yes, I made that up...but you're interested, aren't you?!?! There is interaction with guests to answer all questions before rental. Jeremy or I (Nia) will meet you upon arrival to show you around the home and how all works and follow up to make sure their visit was a great one!

Arguably one of the cutest neighborhoods in the US. The Historic Village of Williamsville, all 1-square mile of it, has something for everyone! Year round there are festivals, family movie nights, live music 3+ nights a week, walking tours, etc. Every kind of cusine for whatever mood you're in...wine bars...modern bars...classic and hipster pubs. Great local shopping where you'll find unique items that no one else will have and you'll sound so cool saying, "Oh this?!? I found it in Williamsville while staying at boutique Village Flat." Instant envy.

We're 50 yards from Main Street on a peaceful street with friendly neighbors. My husband and I (along with our super fun little girl, Lena Pearl) live in the main house in front of the flat. The house was built in 1836 and we've lived in it ever since. JUST KIDDING! ha It's only been 'ours' since March 2014. We love our cozy cottage, it's character, and this location. We hope to share that same love with you through this cozy, clean, comfortable home away from home.

Because lots of love went into this flat, we ask that our guests are respectful as this is a well cared for, older home and not a party house. Only registered guests may be present on the property.

This is a quiet, safe, residential neighborhood and we ask that our guests are quiet, respectful and well mannered. Quiet Hours in the neighborhood are between 10pm - 8am. Yes this place is fun, but sorry no big parties. Family-friendly or perfect for lovebirds (the human kind), this flat is pet and smoke free. We ask that you leave the flat as you found it so the next visitors can enjoy their Village experience, too. We had a wonderful stay at The Village Flat. It's a great location, very, very comfy and Nia is so accommodating - never any worries about keys or parking or anything at all! I happened to enjoy catching up on a series w/ the dish TV, since I don't have it at home; and all the little extras just made for a real vacation. This is a great place for several people or a family, and I'm sure I'll be lucky to reserve it next time I'm in Williamsville.

Nia, Our hats off to you and Jeremy for providing a wonderful place that my family and I could stay at in a difficult time. You provided all of the amenities and it was so nice to feel like we were in a home away from home. the beds were comfortable, and your choice of furnishings are nice and functional with the special touches you guys add. We would tell anyone that we would recommend staying at your wonderful location. Nia also checked on us every day with a simple text to ensure we had everything we needed.(We did). I had to travel to Buffalo for work, in February, the first week after returning from maternity leave. It could have been a perfect storm of stress. Instead, my mother/"nanny", baby, and I all enjoyed a comfortable week staying at the Village Flat. Nia is an awesome host. Everything was clean and well appointed. Nia also set us up with a portable crib and we were able to use the washing machine (key when you have a baby!). Although it was too cold for us to get out and do much walking (although we did visit Niagara Falls), there were plenty of restaurants nearby to get take-out in the evenings. I feel very fortunate that we found such a comfy place to stay. Thanks, Nia!

Nia and Jeremy, Your were perfect hosts. The flat is well equipped and very comfortable. I spent two weeks in January, to spend some time with my son who is on the Varsity Swim Team at UB, he doesn't get to come home over the Christmas break. This was a hone away from home for him during our stay, it was perfect. Nia and Jeremy have some lovely touches to greet you. There is plenty of local information to make sure you can make the most of your visit to the area. This will be the first of many stays.
