A newly renovated suite on the lower level of our home is perfect for a relaxing get away or business trip. Enjoy the view or take the kayak out for a paddle.. A short drive to downtown and pathways close by to explore Victoria.

Well behaved, house trained Pets are negotiable for an additional non refundable 75$ per pet fee payable upon arrival. We would expect that you clean up well after your pet and please do not allow them on the furniture. Please do not leave them unattended in the suite if possible. Barking dogs are not welcome. Although we love dogs we also love our sleep :)
This is a fully contained suite with a shared entrance at the front but a deadbolt locked door into the suite and a back keyed entrance. The back deck and dock is shared space but there is a private cute area to have your morning coffee. We have a kayak to use and encourage you to bring your own water toys- SUP/kayak. This is a tidal zone and the water can get to less than a foot deep on the dock so motorized water craft is not recommended. We have mute swans and ducks that love to visit during the day and occasionally you can see the seal and resident otter. The great blue herons are resident and often can be seen in the tidal waters. If you are lucky you may also see the bald eagles cruising around. Don't leave a snack out on the deck or the local crow family with have a nice feast

I am available for any questions or concerns via text. I live upstairs so can welcome you and show you around the suite and offer suggestions for what to see and do if I am in town.
This neighborhood is right on the gorge waterway with easy access to downtown. There is a grocery store, liquor store, hardware store, pharmacy, sushi restaurant, dairy queen, Italian restaurant, coffee shop and much more just 2 mins away. The galloping goose trail is easily accessed for great walks and biking. There are lovely trails and a gorgeous walk along a well manicured garden walk along the gorge water way.
There is a bus stop less than a block away. It's a 10 min drive to down town. It's an 18 min drive to the university. There are walking and biking trails near by. We bike downtown all the time. The galloping goose is also now easily accessible from our house by bike and makes travelling around Victoria/Langford/sooke/and Sidney by bike fun and safe.
Other things to note
I do work shift work so there will be times where I am sleeping during the day. We try to be quiet up here and request the same. We just got a very sweet larger rescue dog who is generally good with other friendly dogs and will be in the back yard often as she loves the sun and water. We have hardwood floors upstairs and I think you may here her clicking around up here during the days. We do our best to keep her quiet. She is not a barker unless the doorbell rings or someone knocks. :)
This is a quiet area and we would expect to respect our neighbors and keep the noise down after 10pm. I do occasionally work night shifts so do sometimes need to sleep during the day.
