Early check-ins and late check-outs are subject to availability and incur an additional fee of $50 AUD. These can be confirmed the day before your check-in or check-out.

Due to Australia's tropical climate, you may occasionally encounter bugs or insects, most of which are harmless. We do not accept cancellations or compensation due to such sightings. However, we regularly fumigate the property and are available to assist if needed.

We love those little furry bundles of joy. Sadly, our apartment is pet free.
★ NO SMOKING INSIDE ★
Please refrain from smoking inside the home! Any smoking evidence will result in a fee for odour removal and furniture cleaning, and penalties will apply.
★ NO PARTIES/EVENTS ★
We ask that you treat our home as your own to preserve its pristine condition for future guests and your return visits. This is a peaceful and relaxed area. We ask that you respect the surroundings and maintain a quiet and considerate environment during your stay.
★ CONSTRUCTION DISCLAIMER ★
By booking this property, you acknowledge that construction may occur nearby. We are not liable for any noise or inconvenience, and no refunds or discounts will be provided for construction-related disturbances.
★ SPA TERMS AND CONDITION ★
The spa is regularly maintained and provided in good working order.
Guests are responsible for using the spa strictly in accordance with the provided instructions. Any misuse, damage, unauthorised adjustment of settings, or interference with the system may result in the spa becoming inoperable and will be the responsibility of the guest. If a technician is required due to misuse or incorrect operation, all associated call-out and repair costs will be charged to the guest. In the event that the spa becomes non-operational due to misuse by guests or as a result of a technical fault occurring during the stay, no refunds, discounts, or compensation will be provided.
By using the spa, guests acknowledge and accept these terms.
SPA USE – TERMS & CONDITIONS
• The spa cover is made of foam and is not weight-bearing. Guests and kids must not stand, sit, or step on the cover, as this may cause damage.
• The spa must be covered after each use and must not be left uncovered overnight. Excessive leaves, twigs, dirt, or organic debris into the spa can block filters and jet inlets, restricting water flow and triggering system shutdowns.
• Guests must not remove, tamper with, or mishandle the filter, jets, control panel, or other parts. Tampering can cause air in the system, block circulation, and lead to non-operation.
• To activate the spa jets, use Button 1 or Button 2 on the control panel.
• The spa temperature can be adjusted using the “+” and “–” buttons. The recommended operating temperature is 34°C.
• Children must not operate or play with the control panel, as this may alter settings and cause the spa to malfunction.
• The spa water level must be maintained at the height of the head cushion located in the corner of the spa.
• If the water level drops below the jets due to splashing or heavy use, air may enter the system, causing airlock in the pipes and potentially making the spa non-operational.
• Guests must ensure the water level does not fall below the jets and must maintain the spa at the recommended level at all times.
• Guests and children must shower in the outdoor shower before entering the spa. Body oils, lotions, detergents, or other contaminants can create foam, cause corrosion, block circulation, and may render the spa non-operational.
★CLEANING FOR STAYS LONGER THAN 6 WEEKS★
For our long-term guests, the apartment requires cleaning every 3 weeks. This service is not included in the cost of your stay and should be paid directly to the agent. The cleaning which includes a change of linen, is $200 AUD per cleaning.
★PROPERTY CARE★
Please take care of the apartment and leave it in the same condition as when you arrived.
This includes:
Removing all garbage
Washing dishes and emptying the dishwasher
Removing excessive sand and dirt
Closing all doors and turning off lights
Turning off the air conditioning before departure
