Bright and private self-catering studio. Separate building to the main house. Close to pub, beach, bird sanctuary, public transport. Less than an hour to Dublin Airport. Within a 500m walk of a friendly pub which serves good food. There's a Dublin Bus stop directly outside our gate, which will take you on a short ride to Greystones which has an excellent choice of bars and restaurants, and to the Dart Station directly into Dublin City.
This spacious accommodation occupies the whole of a little house which is separate from the main house where the owner lives. The accommodation is bright, there are double glass doors to the east, and a big long window to the south of the studio giving plenty of light. This is self-catering studio accommodation. The sleeping areas and kitchen are combined with the living space. For a relaxing stay where privacy and space are valued, this accommodation is best suited to two people. Where budget accommodation is required and privacy is not so important, then the accommodation is suited for three people.
The main bed in the studio is a comfortable double. All bed linen is 100% cotton. Should anyone prefer two single duvets on the double bed please ask, otherwise a double duvet will be provided. If the single bed is required, it is a high quality fold-out bed with a firm 80cm mattress. Towels are provided.
The studio has a wood-burning stove. This gives a really pleasant ambiance to the room, and it also gives a great deal of heat. We will supply you with enough fuel to get you through your first night, more fuel is available for purchase at the petrol station in the village.
The shower room has an electric shower. There is a space heater in the shower room to preheat the room in cool weather.
The studio has a kitchen area with a two ring induction hob, and a number of small cooking appliances. There is also a barbeque.
On your arrival you will find some fresh bread, butter, milk and juice. If our hens are in a good mood (mostly in spring and summer) there will also be new laid eggs left for you. There are plenty of fresh herbs in the garden for cooking. There is fruit in the garden at different times of the year.
There is a soundbar, you can bluetooth your music to it from your device, or you can plug in. There is good fibre broadband internet. The television does not receive a terrestrial or satellite signal, it has a Chromecast for you to stream content from the internet to the television via your device (phone, iPad, laptop...) You have access to our Netflix account while you stay with us.

For bird enthusiasts who want to be near the bird sanctuary, beach and uplands for bird watching
Your accommodation has its own door. Outside the door of the studio there is a paved area where you can sit, this area gets the morning sun and is nice for breakfast. Around the side of the studio there is a paved area with seating which is a suntrap and is completely private, the sun is in this area from midday onwards. You are of course welcome to use all of the garden.
Smoking is not allowed inside the studio, but of course you can smoke outside the studio. There is a covered area where you can sit and smoke in poor weather.
Interaction with guests
You can have as much or as little contact with us as you wish. We can give lots of advice about where to visit in the area, and where to eat and drink etc. We understand if you want your privacy and just want to keep to yourselves. You can knock on our door at anytime, for any reason.
Other things to note
There are three reasons why we feel that this is not a suitable place for children.
Firstly, we have open water here in the form of a small but deep pond, which makes the garden unsafe for young children.
Secondly, the wood burning stove is a hazard for young children.
Thirdly, although our dog is very friendly, Panda is an adopted rescue dog. We do not ever leave Panda unsupervised with young children because we do not know his history. Panda is a big, enthusiastic dog who likes to run up and say hello, and he sometimes barks excitedly when new people arrive. He does not jump up on people, but could knock a child over by accident.
So to be on the safe side we do not allow children here.
Please make sure you have read the entire listing to avoid a misunderstanding. This studio accommodation is spacious and comfortable for a couple or for two friends. It is suitable as budget accommodation for three or four people where privacy is not important. Unsuitable for children or pets.
