Close to South Downs National Park, Knepp Wilding and coast. Quiet, rural setting on a farm by Warminghurst Church. Loved by musicians. Beautiful, light, airy self-catering barn with piano, twin or Super King bed, equipped kitchen. Perfect getaway from the city, quiet music retreat and excellent romantic setting for a Wedding Night. Private area with lawn for the use of guests, that is not overlooked. Parking for two cars. Good walks and surrounded by beautiful countryside.

The space
The Tractor Shed is a beautiful barn conversion with stunning oak-beamed interior, glazed entirely on one side. Double doors open out to a terrace and grass area with sun loungers surrounded by an ornamental fruiting hedge.
The living space is open plan with a modern kitchen at one end. A comfortable sitting area with TV and piano (that is kept tuned) is central to the space, with the sleeping area beyond, discreetly and effectively screened with curtains. There is a flexible arrangement of beds, which can be either a super-king width size (of regular length) or twin beds, on request.
The space has an oak floor throughout with underfloor heating, which gives a lovely ambient warmth. All of the large windows are fitted with electric blinds and operated by remote control, for privacy at night.
The separate entrance hall has coat hooks and cupboards for hanging and storage. There is a compact dishwasher in one of these cupboards, with cleaning equipment.
The WC/ Shower room is off the entrance hall with an oak sliding door.
Wi fi is available.
The space is not ideal for small children but we may accept babes in arms.
The barn electricity supply is solar powered. We encourage recycling and care for the environment.
The Tractor Shed is named after it's long use as just that, when the farmyard was in use between 1946 and 2003. It then became a glory-hole of farm storage and discarded paraphernalia before being converted in 2012. Rachel was born here and grew up on the farm, which has seen many changes. Today the farming practice managed by Rachel's brother, is conscientious about soil improvement. There is a revolving arable crop rotation, and on occasions, depending on the time of year, there may be agricultural activity nearby. This is rarely of any real disturbance to the tranquility of the Tractor Shed.

Warminghurst is off the beaten track on a hill with stunning views to the Downs and is ideal for exploring the South Downs with many walking possibilities. It is just a short 5-10 minute drive to reach the South downs National Park. Close by is the Knepp Estate and the wildlands and Wild Safaris giving an opportunity to see the unique Wilding project at close hand.
Also next door is the very beautiful and historic 12th Century church the Holy Sepulchre at Warminghurst (Warminghurst Church), with its stunning acoustic. Guests who play a musical instrument are encouraged to test it out and play in the church. It was featured on the BBC 'Countryfile' on the 24th June 2018. No longer in service this church is open every day for visitors, and is now vested to the Churches Conservation Trust, which maintains the fabric of the building.
A short walk across the fields brings you to the pretty village of Thakeham with a very good pub, the White Lion (booking is essential for food as it is very popular. The church of St Mary's is currently closed for renovation.
The south coast is 20 minutes by car and we recommend Climping Beach, Ferring, Goring or Littlehampton. Although Worthing is a busier sea-side experience, and Brighton is 35 minutes drive eastwards. The historic towns of Arundel with its castle, the attractive market town of Steyning and Petworth (Petworth House -National Trust) are all in the vicinity. The beautiful Elizabethan Parham House and Gardens are open to the public between Easter and October, and are only 13 minutes away outside Storrington (now closed during Covid 19 pandemic) . Well worth a visit. Chichester and Goodwood are 35 minutes away.
The RSPB wildlife reserve at Pulborough Brooks is also a good day out. There are shops locally in Ashington which has a Co-Op with post office and cash machine. the service station in Ashington is a mini M & S. Storrington village (10 minutes drive) has a Waitrose, banks, baker, butchers, chemists, charity shops, pubs, a good Thai restaurant (Thirteen, Church Street) and more. There are two good farm shops in the area - Spring Gardens Nursery which has a café and is also a Pick Your Own, and Village Larder on the Squires Garden Centre site (both reached via A24 heading north from Washington).

During your stay

Rachel has lived on the farm for most of her life and can give advice on local attractions, amenities and walks. She will greet guests on arrival but then leave them in peace. Basic stores and breakfast food is provided on arrival in the studio's self-catering kitchen. Rachel can supplement with home-baked goods, home-grown vegetables (seasonally available) and farm eggs, and she will be on hand to give help or advice on the area. The Tractor Shed is stocked with leaflets and maps of the area for visitors' information. We recycle as much waste as possible and would ask that guests adhere to this too, so have provided appropriate bins.
