Our Private Caribbean Style Pool Villa is Serenity. Offering you 1200 square feet of privacy, including a very private 16' x 18' salt water pool for your personal enjoyment. There is a view of the pool from every room (except the shower!)
Our Villa is located on the beautiful and quieter east side of the island. We are part of a small condo complex that is run like a Hotel.

In the privacy of the Villa, you can watch the sun rise, with the island of St. John in view, while having coffee on the pool deck, or if you are so inclined, take a 3 minute walk down to Sapphire beach & join a yoga or water activity class (usually) around 7 am.
And beautiful Sapphire beach has great swimming and snorkeling at any time. There is also a dive shop and an open-air restaurant/bar on the beach.
A little further down the beach, Sapphire Marina has charter boats available to book for excursions to the other USVI & the BVI islands. They also have wave runners available.
Go Island hopping, bar hopping, coral reef hopping to snorkel with the marine life.... so many things to do and so little time to do it all!
Then there's the great little town of Red Hook. You can catch the ferry to St. John. There are also many charter boats and yachts available for hire. From island hopping & snorkeling, to deep sea fishing, shopping, dining, and night life, you are sure to find it.
Charlotte Amalie, is considered the downtown of the island and it's the hub of activity. There you'll find the cruise ships, charter yachts, world class shopping and dining.
The northern part of the island is where you'll find world famous Magens Bay beach, and Mahogany Run golf course.
Part of the islands charm, are the Safari buses that go in one direction in a loop from Charlotte Amalie, to the east end and Red Hook and back. Another piece of the islands charm is saying Good morning, Good afternoon, and Good night in both greeting and departure. If you remember to use these greetings, in return you'll usually receive good service, a friendly smile, and even lively conversation.
Whether you're coming to the island to shop, seek adventure, or lay on the beaches and swim in the ocean, or try and do it all; at the end of the day, your own place is waiting. To welcome you back to privacy, quiet and relaxation. Refresh yourself in the private pool and dry off in the warm evening breezes with a cool beverage in hand. Ahh, Life is good on the island!

We are a small unique condominium association that is run like a hotel. So you have your own private Villa with private pool, PLUS A full service front desk with concierge service, open daily from 8 am - 6pm to greet you upon arrival. If you arrive after 6 pm, there is security on site until midnight to greet you. Also conveniently on-site, is a great little Open-air tapas style restaurant (fully licensed) called 'Lime'.
Interaction with guests
Our Villa is our vacation home. So we are off-island. However, we are always available via e-mail or telephone if the need arises. We work in tandem with the front desk/concierge and the manager and maintenance & security staff. So there is always someone available to assist.

We know that after a long day of travelling to your destination you're probably going to be tired. But not to worry! You have options!
Located on-site, on the pavilion, with a great view of St. John, is 'Lime'. a fun fully licensed Open-air Tapas style restaurant.
Also, if you are considering the convenience of Provisioning, "Fresh Foods VI" is a great (& safe place) place to buy - online - all your grocery needs !. It's well worth the 40.00 delivery charge, as they'll bring all the groceries into the villa, and fill the fridge & leave the dry goods on the counter for you. Check out their website, - Fresh Foods VI - they are a great resource.
The local Safari (aka Dollar) bus, drives right by our complex, so it very convenient to get to town. It's currently $1 ea to get to Red Hook and $2 each to get to Charlotte Amalie
Taxi rates are set by the government, are per person and non-negotiable.

We know most people are gentle with our property and respect it as if it is their own. We thank you for that.
We love St. Thomas & enjoy sharing our home in paradise with others who share the same passion. Each villa is privately owned and our complex is geared toward adults and privacy. Since we are a condominium, there are common rules for everyone. However, since not all guests are respectful, we have had to expand in detail, some of our rules.
So, the House Rules for your Short-Term Rental of our Caribbean Pool Villa ~ at Pavilions and Pools, Unit 106 ~ St. Thomas, USVI Are as follows:
1) Any and all guests/travelling companions of the primary guest/traveler, shall, by virtue of being with the guest, be bound to all of the house rules as well.
2) Arrival and Checkout Times. Check-In Time 3:00 p.m.; Check-Out Time is 11:00 a.m.
However, if you need an earlier or later time, you can make arrangements with the front desk. If there is no departing or arriving guest requesting the same flexibility, is usually is not a problem.
3) Housekeeping. For stays over 4 nights, complimentary housekeeping once a week is included with your rental. Daily or additional housekeeping services are available upon request at an additional cost of $50.00 per clean, payable to us, the owners. We will then make arrangements with housekeeping. There is a non-refundable exit clean charge of $100.00. However if the unit is left abnormally dirty, additional charges will be levied and you agree to allow it to be charged against your damage deposit. You agree that the definition of abnormally dirty is left solely to the discretion of the housekeeping staff.
4) Resort Rules / Restrictions on Property. You agree to abide by the following restrictions and take all reasonable steps to ensure that you, your family and other guests of your party adhere to the rules and regulations of the Resort of which your unit is a part of:
a) PETS: No pets.
Pets or evidence of pets of any kind are not allowed in or on the unit's premises. A pet or evidence of a pet found on the premises will be grounds for eviction and forfeiture of the entire rental fee and Damage Deposit.
b) LOUD OR DISRUPTIVE ACTIVITIES: No loud or disruptive activities.
You must maintain an atmosphere for the quiet enjoyment of all guest and neighbors. Absolutely no house parties. Loud and disruptive activities on the premises will be grounds for eviction and forfeiture of the entire rental fee and Damage Deposit.
c) SMOKING: No Smoking.
Smoking or evidence of smoking is not allowed inside the unit. Smoking or evidence of smoking found inside the unit will be grounds for eviction, and forfeiture of the entire rental fee and Damage Deposit, and billing for cleaning fees associated with the eradication of any smoke scents from the unit.
d) HAZARDOUS MATERIALS: No Hazardous Materials.
Guests cannot use or permit to be brought on, around, or in the property any hazardous materials including combustible materials. Hazardous or combustible materials or evidence of such material brought anywhere near or on the premises by you or any of your guests will be grounds for immediate eviction and forfeiture of the entire rental fee and Damage Deposit. The only exception to this restriction is the outdoor gas bbq that has been provided for you.
e) REMOVAL OR DAMAGE OF FURNITURE: You hereby agree to the cleaning costs and/or replacement costs for all damages to our personal property or the real estate which may occur as the result of the occupancy, normal wear and tear excepted. You agree that the definition of damage is left solely to the discretion of the housekeeping staff. Rearranging the furniture or removing any item from the unit is prohibited.
5) USVI HOTEL TAX. Every short term (less than 90 day) rental and hotel in the U.S. Virgin Islands is required to pay hotel tax. EFFECTIVE JUNE 1, 2017, Airbnb and the USVI government came to an agreement where Airbnb will be remitting the hotel tax on our behalf. Therefore, your nightly rate no longer includes the tax. The hotel tax is currently at 12.5%. And Will Be Added to your charges By Airbnb. Please be aware, that the tax is subject to change at any time by the United States Virgin Islands. Should the tax rate and/or rules change while this agreement is in force, proper tax shall be due and you agree to allow it to be deducted from the damage deposit that is held by Airbnb, if required.
6) DAMAGE DEPOSIT. The Two Hundred Dollar ($200.00) damage deposit is fully refundable, if there are no damages or incidental fees. Damages and Incidental fees whether accidental or otherwise may include, but are not limited to: breakage, damage, missing items, extra cleaning for rental left abnormally dirty, or long distance phone calls charged to the unit telephone incurred during your stay or any other costs incurred by us due to your stay. You agree that the definition of damage and incidental fees is left solely to the discretion of the housekeeping staff. You agree to allow the damages and incidental fees it to be deducted from the damage deposit that is held by Airbnb.
7) KEYS. Keys are available to be picked up at the Lobby upon arrival between 3 pm and 6 pm. If you are arriving after 6pm, other arrangements will have to be made in advance. (Note: the lobby closes at 6pm). Contact us or the front desk.
If more than one key is needed, please let us or the front lobby know so we can provide them. There will be a Twenty Five Dollar ($25.00) fee, subtracted from your Damage Deposit, to replace any lost key. If we (the owners) decide, in our sole discretion, that new locks are required on the unit, due to damage, the expense of replacing such locks will be charged to your Damage Deposit.
8). CANCELLATION POLICY. All cancellations are per Airbnb rules However, guests who do not arrive or abandon the property without permission from us, agree that they have no rights to a refund.
IF There is a Storm or Hurricane, no refunds will be given unless the state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area". The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
Any unused portion of rent from a guest currently registered;
Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
9). GUESTS and OCCUPANCY. Unless Otherwise Agreed To In Writing, the Total Number Of Guests Allowed during the rental period is TWO. The rental rate is based on one or two guests, therefore, any additional guests must be agreed upon ahead of time, and must be made in writing - Including Children. Charges and fees for additional guests are $25.00 per person, per day. Maximum occupancy of this unit is 4 guests. If more than the number of guests noted for this agreement is found to be staying or have stayed in the unit, it will result in a complete loss of your security deposit.
10). MAINTENANCE: We make every effort to keep the amenities of the unit in good working order. In case of maintenance problems, we will strive to repair the problem as soon as possible after being notified. Therefore, management, staff, or maintenance people may, after announcing themselves, enter the unit at any time to perform repairs as necessary. We will attempt to notify you in advance of any entry for maintenance purposes.
No refund or rate adjustment shall be made for unforeseen mechanical failures, including but not limited to, supply of electricity, telephone service, water, air conditioning, television, cable service or DSL, or any of the units appliances. It is the guest's responsibility to report any damages or problems with the unit immediately upon noticing such damage. To report damages or request maintenance, please contact us immediately.
11). LIABILITY. You, the guest, agree that you are using the property entirely at your own risk. You are solely responsible for the unit during occupancy, and must lock doors securely at all times when not on the premises. You agree that we, (the owners, the management or the condominium association) assume no liability for any delay, irregularities, accidents, bodily injury, death, personal property loss or damage, to your person or any guests person, resulting from the use of this condo, pool, or any other pool, any of the beaches or any other thing on island; or while travelling to or from the island. We strongly suggest that you invest in travel insurance.
Guests agree to completely release, defend and hold harmless the owners, the management company, and condominium association, and all their representatives, agents, affiliates, officers, directors, servants and employees from ALL LIABILITY for any injuries, death or damages and from any claim or legal action arising from any negligence to comply with any of the covenants, terms and conditions of this rental, whether it be caused by, or due to, the failure of the Owner to perform any of the covenants expressed or implied. Guest further acknowledges that he/she will exercise extreme caution regarding any swimming pool, the verandas, decks, all walkways and any staircases, the beach, shoreline below, and the public road adjoining the property, and hereby warrants that he or other adult(s) will constantly supervise any and all children while on the island or travelling to or from the island.
12). LEGAL DISPUTES. Any dispute resulting from this rental Agreement shall be filed in the courts of the U.S. Virgin Island and the laws of the U.S. Virgin Islands shall apply. The prevailing party of any such dispute shall recover its costs, expenses and reasonable attorney fees.
13). ASSIGNMENT or SUBLET. You may not assign this Agreement or sublet the unit in whole or in part without the express written permission of the owner.
14). SUBSTITUTION. If circumstances cause your confirmed rental to be unavailable (for example, damage to house from storm or previous tenant, unit is sold), we will attempt to find comparable accommodations, subject to your approval. We, cannot, however, guarantee the confirmed rate in these circumstances.
15). WAIVER. No waiver of any of the provisions of this Agreement shall be

We are a hard working couple from just south of Detroit Michigan. Born and raised in Windsor, Ontario, we were looking for an amazing warm Caribbean spot to get away from the cold winters, and St. Thomas, USVI hit the spot !
