The Barn offers guests beautiful, private and tranquil ground floor holiday accommodation in a peaceful rural setting. One bedroom (king or twin), e shower room, and open plan living / dining room. Can sleep up to 2 people. Wheelchair access. Private parking space. Private terrace over looking the fields. You have a small fully functioning kitchenette, with washing machine, fridge/freezer, induction hobs, multi function oven/grill and microwave. There are 2 T.Vs. Excellent wifi.

The space

The Kitchenette is equip with multi oven / grill / microwave, 1 x induction hob, fridge and freezer, washing machine, coffee machine, kettle and toaster, iron and ironing board, crockery and cutlery for up to 4 people, and bottled water.

In the sitting room area there is a modern and comfortable feel. The room is suitable for children and we also have travel cots available on request.

In the bedroom either a double bed or twin beds can be provided to suit our guests preferences. Please let us know when you make your booking so that we can have the bedroom ready for your arrival.

A stylish and clean cut en-suite bathroom, with shower, loo, hand basin and heated towel rail. Its appearance is fresh, crisp and clean with luxury towels, bathrobes, slippers, and complimentary designer toiletries.

There is a flat screen television in the sitting room area, so guests can chill out and relax whenever they wish. There is a DVD collection available.

beautiful garden is also available for the use of guests - so why not have your meals outside, if you fancy going al-fresco!

The barn is all yours and the gardens at Leyland Country House are available for guest use. The back garden is for children and the front garden for adults.

The Barn is completely private, but help is close by should you need anything.

Other things to note

You have private parking space and terrace and fibre internet all free. Unique as situated in National Park but only 6 minutes walk from town.

The Barn is a self catering unit as it has a kitchenette. We do not provide breakfast with this unit.

If you are bringing a dog, there is a charge of £20 per dog per stay. We accept, 1 large dog and 2 small dogs in each unit. Dogs are not allowed in the bedrooms, they must be kept on leads outside the property, all 'present's must be clean up and deposed of in the bins provided. No dogs are to left unattended in your car or your unit. There is a field next door that your dog can be let off the lead.

It is a self check in only. Keys are on the table and the unit is open. Park in space provided.

Check out is strictly 10am, we cannot offer a late check out.

Extra toiletries provided which was very thoughtful. This shed is part of a b&b setup and there are several other guests that park next to the shed and walk past from their cars which makes privacy less available, unless you keep the curtains closed. Nice view from kitchen window. Walk to town possible, but make sure you have reflective clothing or a torch to stay safe from oncoming traffic.

Thank you very much for your comments. You are the only guests to say you felt your privacy was compromised. There is parking in front of the barn only, for a maximum of 6 guests staying in the main house. A total of 3 cars normally. You have a private garden area, which nobody walks past. The views are stunning and unique from the sitting room and your private garden. you can view wildlife, deer, rare birds, rabbits and moths. We are in the National Park and a stones throw from Lymington. A perfect combination, particularly for those with no car ( Like yourself)as you can walk to town for all the things you need. Thank you for staying with us and glad you like the toiletries ....we also provide many other extras to make you stay as comfortable as possible. Warm wishes Liese

Liese is a great host. She went the extra mile for us as we spent the first two nights of our honeymoon at the Barn. It is very pretty and very close to Lymington. I would highly recommend a stay here.

The Barn is a 10 minute walk from the beautiful town of Lymington situated in the New Forest. Liese was most welcoming and made us feel at home. The Barn was very clean and had everything you needed for a relaxing stay. We would would highly recommend and will return in the future.

The Barn is in a lovely location, close to stunning woodland walks, beaches and good restaurants. Liese gave us some good advice on where to eat and the staff were all lovely.

The barn is clean and cosy. The perfect size for two people and a dog. Easy to walk to Lymington and a short drive from some lovely walks and places to visit in the New Forest.

I am in my mid 40's with 4 grown up children. I trained as a Fashion Designer and worked in the Industry until I had a family. I loved it! I love meeting new people and looking after them, to ensure they have a wonderful memory of Lymington and Leyland Country House. Nothing is too much trouble. I have owned and run my Bed and Breakfast/self catering units for 10 years. Nothing fazes me, I am relaxed, kind, happy, upbeat and enjoy life!
I have a great interest in food and wine, balanced with going to the gym and staying fit. I love swimming, walking, skiing, cooking, entertaining, sewing, waking board and going out on our rib. I love family Sunday roasts, with my grown up children and their friends or partners that join us. I love everyone feeling part of our life and ensuring that my family and friends are supported, appreciated and always made welcome.

My Motto: ' Treat people the way you wished to be treated yourself, everyone deserves respect no matter how their life has turned out.'

I love travelling when I get the chance. I am a great fan of Greece, France and Barbados. When I retire I wish to travel extensively. I love meeting clients from other countries, we have had all nationalities here and we enjoy different cultures. So please do come and visit us!
