Very clean.
Master Bedroom features one king size bed with panoramic views of the Miami River and its luxury yachts, includes curtains and blackouts and customized walk-in closet and in-suite bathroom with separated bath tub and shower and two washbasins. All floors and counter tops in marble. Second bedroom with twin size beds and views over the city, the bay and the river, includes TV and closet.
The property includes all kitchen utilities, pots & pans, dishes, glasses and cutlery, kitchen paper, dishwasher soap, etc. Among the electronics, you will find toaster, coffee maker, blender, juicer, iron (and iron board) and vacuum cleaner. We also include two bath robes (to go to the pool, hot tub, dry sauna, wet sauna), towels, toilet paper, facial tissues, bar soap, hair shampoo & conditioner and hair blower. Bedrooms have sheets & bed cover. Pillow menu also available.

Referred to as the 'Manhattan of the South', Brickell is home to the largest concentration of international banks in the United States, and home to many of Miami's top restaurants, shops and places of entertainment.
The Mary Brickell Village, Bayfront Park and Mall, the A. A. Arena and the new PAMM Museum as well as the Frost Science Museum are all at walking distance. A short drive away you can find the Wynwood Art District, Miami Beach, -traditionally acclaimed for its Art Deco’s historic district, nightlife, shops, galleries, restaurants, and sidewalk cafes-, Key Biscayne, Coconut Grove, Seaquarium, the Zoo, Coral Castle, Jungle Island, and a number of museums.
For SUPERMARKET: Whole Foods is nearby. No need to drive. Cross the bridge and two more blocks to go.
For RESTAURANTS, see our Guest Book, which you will receive in digital after booking (on paper upon arrival). In any case, walk to Mary Brickell Village for dinner, have a drink, see people.
For fancy indoor SHOPPING: walk to the new Brickell City Centre for prime retail and fine dining (for complete list, visit website).
For OUTDOOR shopping, eating and tourist shops, the Bayside Marketplace, by the water.
For PERFORMING ARTS: check the Arsht Center upcoming events. For other events, the American Airlines Arena.
For RUNNING OR WALKING: see our Guest Book. In any case, if you come to Brickell, walk or run around Brickell Key. No cars or bicycles allowed. Just a gorgeous and healthy walk or run.
For MUSEUMS: the new PAMM, Modern Art, and its environment is worthwhile. Very soon the Frost Museum of Science will open doors (1S 2017). Unmissable. Both at walking distance. Or take the free Metromover.
Not walking distance:
For ART, go to Wynwood. Take pictures of the over 200 urban graffiti (perhaps take an Art Walk Tour before). Continue to the Design District for high-end shopping and galleries.
For BEACHES: South Beach (more urban) or Crandon Park in Key Biscayne (more isolated). That key is a tranquil one and so close to town. The drive is gorgeous. Go to the end of the island, to No Name Harbor to see the yachts.
For ART DECO, go to Ocean Drive, at Miami Beach. You will have seen it in so many movies! Once there, go to Lincoln Road, a pedestrian street with tourist shops and non-expensive restaurants.
For a LONG DRIVE, go to Key West. We recommend that you spend one night there to avoid a very long drive. Avoid Fridays in your way down or Sundays to come back.

VACATION RENTAL AGREEMENT – Icon Brickell
This document details the obligations of guests in regard to the vacation rental condos located at the Icon Brickell, 485 Brickell Avenue, Miami FLORIDA 33131 and managed by Miami Apartment Rentals (M.A.R.) and constitutes a binding document in the Miami-Dade County, Florida. Please read carefully.
TERMS & CONDITIONS
ARRIVAL AND DEPARTURE TIMES - Check-in time is after 3 pm and check-out is at 11 am, local time. Should you need some flexibility, Landlord will try to accommodate it as long as it has been communicated in advance. Otherwise, an extra fee may apply (equivalent to 50% of the corresponding daily fee).
LATE OR EARLY ARRIVAL FEES: In the case Guests arrive before 9:00 am and have not paid early check-in, or arrive after 9 pm a Late Arrival Fee of $25 will be charged. In both cases, to your credit card.
PAYMENT – The total amount for your stay, including room, taxes, cleaning, deposit and any other charges, is due before arrival. You can pay with most credit cards (Visa, MasterCard, Discover, American Express). Only parking is paid upon arrival.
CANCELLATIONS – This reservation can be cancelled up to 30 days before arrival, with just a 3.5% charge for administration fees. After that date, the total of this contract will be charged. There shall be no refunds of rents because of shortened stays due to weather conditions, family emergencies or any other commitments. The same applies to monthly renters who wish to make a change that results in a shortened stay.
BUILDING REGULATIONS – The building´s rules are established to ensure enjoyment and safety of all residents and are strictly enforced. Should a guest/party be forced to abandon the unit by security, no compensation can be claimed. No noise gatherings will be allowed; garbage should be deposited inside the little gate of the Trash Chute room; all pets must be registered with the Association; proper behavior is requested all times.
DAMAGE DEPOSIT – Deposit is not required but a Credit Card Authorization is required to book an apartment. It could also be used to pay for cancellation penalty, if any. In the infrequent case of damages to the property or stolen goods it would be charged. In the case of missing goods, a charge of 150% of their value. Any damages or issues with unit should be communicated to the Landlord upon arrival or no later than noon of the next day.
FOBS, KEYS, GUEST CARDS, PARKING MAGNETIC CARD –. In the case of damage or loss, a fee of $100 for each FOB, GUEST or MAGNETIC CARD will be applied. For coded keys, $200. (Note: FOBS are required for elevators and to have access to the pool and other areas). In the case of Guest Cards, please be aware that they are not room keys and there is a cost to replace them. (Note: only clients renting a parking space get a magnetic card.)
MAXIMUM OCCUPANCY – The maximum number of guests allowed is three persons in studios, four persons in one bedroom apartments and five in two bedroom ones. At no times additional guests are allowed.
FALSIFIED RESERVATIONS – Reservation obtained under false pretense (e.g. number of guests or unauthorized pets) will be subject to complete forfeiture of all payments or deposits and the party will not be permitted to check in. Excessive occupancy, or occupancy with undeclared number of persons or pets voids this agreement with no refunds.
RATE CHANGES – Rates subject to change without notice, but not after full payment has been made
PARKING WAIVER– Valet parking is free for stays of 30 days or longer. Guest will have to pay a $100 fee to register
the car. For shorter stays, guests have two alternatives. On one hand, they can pay directly to Park 1, at the
entrance of the lobby. Alternatively, they can pay upon their arrival to M.A.R. for a parking spot less than 200
yards away, at a lower cost. Spaces are limited, reservations are encouraged.
Should you opt for self-parking with M.A.R., you agree to the following, “I acknowledge that I will park my own,
or rented, vehicle at the designated lot, and agree to release, waive, discharge, and covenant not to sue M.A.R. on
account of injury to my property, whether caused by negligence or otherwise, and I agree to indemnify and save
and hold harmless Park Offerors (the parking owner or manager) from any loss, liability, theft, damage or cost
that I may incur due to parking my vehicle on the premises. I realize that the lot is not locked, secured or guarded
and will be monitored only sporadically, and I expressly agree that this clause is intended to be as broad and
inclusive as Florida law allows and that, if any portion is held invalid, the balance shall continue in full legal force
INCLUSIVE FEES – Rates include a one-time linen & towel setup. Tenants can obtain extra sets of linen and/or
towels at $25 each set. Amenity fees (gym, pool, SPA) are included in the rental rate as long as Tenant uses Guest
PETS - Are not permitted unless registered. Only properly trained pets from responsible owners could be allowed
and a fee of $50 per stay will apply (unless otherwise agreed in written). All pets must be leashed at all times.
Owners are responsible for cleaning up pet refuse. Pets are not allowed on furniture at any time. Any evidence
of the contrary may result in extra cleaning fees. All pets are to be treated with Advantage/similar topical flea
and tick repellent three days prior to arrival.
NO DAILY HOUSEKEEPING SERVICE – While linen and bath towels are included in the unit, daily maid service is not
included in the rental but it is available Monday to Saturday at an additional rate of $25/hour, minimum two
LOCK-OUT – In the case of being locked-out we will try to solve it as soon as possible. If it happens between 10pm
and 8am or during week-ends or holidays, $100 will have to be paid by guests.
SMOKING AND PARTIES – In the case of smoking or parties in the unit, a penalty of $500 may be applied.
CLEANING – Guests are expected to leave the apartment in decent condition. Cleaning of dishes is NOT included
in the final cleaning service. Trash should be disposed of by guests. There is a Trash Chute in every floor, just by
apartment xx01. Please place trash in bags. In those infrequent cases in which the apartment is returned in an
extremely unclean condition an extra cleaning fee of $150 to $500 will be charged.
TOILET – Units’ toilets are effective but they will clog up if improper material is flushed. In this case, you could be
charged damages of up to one hundred and fifty dollars ($150).
AIR CONDITIONING, TV, WI-FI, APPLIANCES – Their functioning is not guaranteed. While repairs will be made as
soon as possible, no refund of rents shall be given for malfunctioning, lack of signal or content, or personal
preferences with regard to cable TV service, disruption of internet services or lack of A/C or any other appliance.
SPA, SWIMMING POOL - By presenting your Guest Card you will obtain one or two pool towels, or one spa towel.
Your guest card will be returned to you upon returning the towels (please, verify that the right card is returned).
Tenants agree not to take towels or linens from the units. Caution is recommended around the pool since floor
can be slippery. When using the hot tub, remember there are certain health risks associated with its use. The
Landlord is not responsible if for any reason the Condominium is not able to provide you with a towel, or if the
pool or any other amenities are closed for maintenance, renovation or other purposes.
The tenant understands that the swimming pool and/or hot tub is strictly an amenity and that the use of this
amenity is not guaranteed under the terms of this agreement. Any interruption or non-availability of the use of
the swimming pool/hot tub will not violate any terms of the agreement.
PARCELS DELIVERED DURING STAY – Guests can receive one parcel for free during their stay. Please advise
Landlord if you intend to do it. For each extra parcel a $5 fee will be charged. Guest exonerates Landlord from loss
or damage to parcels. Any package not claimed after guests´ departure will be returned to sender.
WRITTEN EXCEPTIONS – Any exceptions to the above-mentioned policies must be approved in writing in advance.
DAMAGES - The Tenants and Tenants' Guests shall hereby indemnify and hold harmless the Landlord against any
and all claims of personal injury or property damage, loss, theft or vandalism arising from use of the premises
regardless of the nature of the accident, injury or loss. Tenant expressly recognizes that any insurance for property
damage or loss which the Landlord may maintain on the property does not cover the personal property of Tenants,
and that Tenants should purchase their own insurance for Tenants and Guests if such coverage is desired. M.A.R.
reserves the right to prosecute authors of damages or losses to the condo or the building.
ENTIRE AGREEMENT - This Agreement constitutes the entire agreement of the parties and supersedes all prior or
contemporaneous oral or written agreements concerning this subject matter.
I obtained a Master in Tourism Administration (Escuela Europea de Negocios) and have previous experience at design hotels. After living in four continents I decided to open our boutique hotel. I explored Asia but instead I returned to Miami to rent luxury apartments with the "boutique" flavor (design, service, cleanliness). I am an avid traveler and enjoy ethnic food, painting, performing arts, sports and meeting like-minded people. I have used airbnb extensively abroad and I want to offer my guests a home away from home.
