Apartment accessed (Up two flights of stairs) from beautiful green courtyard shared by 3 long-term residents (incl. Me :).

Other things to note
I think kids are great and I welcome them here - I'm a dad myself and work with youth in the area. Based on experience my overhead costs average out to the same whether the extra guest is 40, 10, or 1, so, although AirBnB defaults to a "kids stay free" policy, I feel that would be unfair to my "no kids" guests as I would then have to raise my prices to meet the overhead costs of kids staying here. Therefore I reserve the right to override AirBnB's defaults and charge the extra guest fee no matter what the age of the guest.

Neighbourhood highlights

It historically was, and arguably still is the most urbane neighborhood in town. I am on the edge between mt. Vernon and downtown, so I am extremely centrally located to almost everything that visitors are connecting to. Blocks from the best restaurants, hippest residents, and most historic places in the region. Mt. Vernon is edgy, but not raucous, just smart.

My home is a historic pre-civil war merchant’s townhouse that has been restored per the National Parks Service. The lifestyle of its’ original inhabitants meant a very large building with essentially 6 private apartments plus many grand common spaces. That means I can offer many configurations for guests. It is like a Bed & Breakfast that also can be combined, if necessary, for large groups. Perfect for AirBnB right? Unfortunately limitations of the AirBnB website require multiple listings - one for each possible configuration - for this one large house. my global "policies" are best stated her, rather than updating each listing manually (15 times!). So: A. Parties, entertaining, events, etc. While my place is vast, it is still a place I work hard to maintain, therefore unless we discuss specifically, up front, I ask that guests list the correct number of folks who will access the house when they book, and limit those folks to access. Put another way, my place is perfect for parties and entertaining, but please don't have parties or use my place for entertaining unless we have discussed up front and settled on arrangements (including fiduciary) to reflect the added risk and wear and tear involved. B. For some reason AirBnB defaults to making kids essentially free of charge even if the host charges extra for guests above a certain number. I have found that my overhead costs are the same with extra kids as with extra adults... in fact often they are more! Therefore to be fair to my guests who don't have kids, I charge the same for extra kids as for extra adults. Please keep that in mind when booking. About me: I'm an architect, artist, dad, and I have been very involved in the improvement of this neighborhood for the past 11 years. If you value a host who knows everyone and everywhere in the neighborhood, look no further. As a professor of architecture at the local university, and as an urban history buff, I have given many walking tours of the area. If time allows I would be glad to do one for you. I continue to explore even the lesser known parts of the region and am good with directions :) I’m a big fan of all types of food, wine, European beer, cocktails, coffee (geez I’m not as gluttonous as this sounds!), and have been since I turned 19 during my first trip to Italy in 1990. Therefore I can make detailed recommendations regarding the many local food and beverage purveyors in the area. I have traveled extensively (not much though since fatherhood! :), and lived in many parts of the U.S. as well as London and Melbourne, Australia, although ultimately I think I was supposed to be Italian! Urban history and culture are of particular interest to me and when I have time I love to delve into my extensive book collection (which is accessible to my guests :). What makes me smile? My diverse group of friends, (many right here in the neighborhood!), beautiful art (I have 3 museums a block away and the train to the DC museums is about 7 blocks away!), thoughtful design, and most of all thoughtful people. Speaking of that - AirBnB! I've hosted about 800 people at this point, and have been genuinely ecstatic to meet about 98% of them, feeling humbled to know there are so many accomplished and friendly human beings. I love meeting new people, and I have found that most people using AirBnB do too. Some guests need to focus on whatever purpose their visit brought them for. While staying in my home involves some basic contact for check-in, etc., I default to giving my guests as much privacy as possible. So I encourage my guests to communicate to me clearly, and as early as possible, regarding where on the spectrum they wish our relationship to stand... remember I can't read minds and I'm pretty hard to offend on this particular subject :) Thank you Lance
