Kyoko's place is very nice, good location and suit very good 4 people and if family come with childrens, then it can host even more. Clean and comfort house and good location

Kyoko's place is a lovely place. There is a lot of stuff to visit around it. The place itself was very clean. The place is kind of traditional, but there is every modern equipments you can expect. I clearly recommend it.

Perfect location for our needs. Quiet neighborhood, 1/2 block from a great supermarket, and just a few minutes' walk to the buses we needed to take to the major tourist areas of Kyoto. The apartment itself is a good space. The tatami room pictured is very pretty in real life. We stayed a week, during which time we made use of the fully equipped kitchen to prepare our own breakfasts. Have I mentioned how much I loved the neighborhood supermarket? We did not meet Kyoko herself but were able to check ourselves in and out easily. We received a 44-page PDF for check-in that was mostly full of negatives; don't be loud, don't have a party, don't flush weird things down the toilet, don't use too much AC, don't mention airbnb to the neighbors, etc, none of which we were inclined to do anyway. I understand that an airbnb host must experience occasional incidents with ill-mannered guests, but the overall tone of the PDF instructions was not particularly welcoming. Especially the injunction against using additional bedding: we could definitely have used an extra blanket on the coldest nights, but because "the cleaner will find out," we instead cranked up the heaters to stay warm. It felt like a big waste of energy. Compared to our pristine Airbnb in Tokyo, the cleanliness was mediocre but manageable: I cleaned a moderate amount of hair and lint off the toilet and sink upon our arrival (I'm not normally a person who compulsively pre-cleans hotels or airbnbs), and a clean bath mat would have been very welcome. We didn't understand the trash disposal procedure; evidently, neither did the people before us because there were two large bags of their garbage on the balcony when we arrived. We used the labeled bins for cans and bottles in the kitchen, and added our other miscellaneous "burnables" to the previous guests' pile and hoped that it was the right thing to do. Washer was a good amenity, and the TV and pocket wifi worked well on the two occasions when we used them. Hot water was very good. All in all, a good apartment in an excellent location with a somewhat chilly (literally and figuratively) atmosphere. Definitely a good value for the location.

First things first: Kyoko is awesome! When I arrived, it was such a surprise. Way better by any standard than a good rated airbnb I just left in Kyoto. It's spacious, clinically clean, and the heater speaks! What else can you ask?
