About this listing

We are located on the west coast of Tuscany, south of Pisa (45 min) and north of Rome (2hrs), on the coastal highway. The area is very much central to Tuscany with short driving times to all major sights such as Sienna, Florence, Pisa and Lucca.

The space

Beautiful, large, newly renovated apartment located within the Medieval town of Campiglia Marritima which is situated on a mountain overlooking the Mediterranean Sea, vineyards and olive groves, all seen from the apartment. This apartment is 1000 years old, fitted with modern conveniences including stove, refrigerator, bedding,towels,dishes, utensils,ironing board, coffee machine, washer/dryer, flatscreen, dvd and stereo. It also has two full bathrooms. Except for music, most guests are too enchanted by the view, sounds and smells to pay much attention to TV.
The apartment is fully furnished. Each bedroom can accommodate two people and the living room couch can open to sleep an additional two.The master bedroom includes a canopy kingsize bed and bathroom.

The apartment is on the third floor of what was a nunnery for the castle which is right behind and up from the apartment. The front of the apartment has an amazing view - on a clear day you can see the Island of Elbe and Cosica in the distance.

Beaches are ten minutes drive down the mountain and are along the entire coast. In Italy, all beaches are public, buffered by trees (yes the umbrella trees) with free access.
We also have a world class spa with hot springs in the lower town of Venturina.

Campiglia is a walking town, that is no cars are allowed (they could not fit down the medieval streets anyway) and there are numerous free parking spots around the outside walls of the town.

The house is decorated in Italian renaissance style down to the tiles that come from other castles. We have added to the decor with items we have purchased from our global travel.

The kitchen has a dining area for eight while the living room can entertain eight people as well.

Mornings are wonderful as you can see the swallows gliding around the town from the windows. About 100 meters down is the piazza where we buy our food, have a cappucini and just mellow. The most important decision we have to make daily is to have one or two sugars with the coffee.

Come stay with us and experience the town and the life of Tuscany. The Town provides the serenity that will quickly eliminate the tension caused by today's technology and stress.

Towels, linen, initial cleaning, appliances and utilities are included.

Guest access

Master bedroom decorated in medieval style- four posted bed, marble side tables. Beds in each of the other bathrooms have pullout to convert from single to double. All bedroom windows face the sea and provide a wonderful view of Tuscany.
The apartment is approximately 1000 years old, but has been totally refurbished with modern conveniences including a modern kitchen, heating, lighting, plumbing, and bathrooms. It was at one time part of the castle complex and was used for various needs including a nunnery.
The windows are still shaped for archers to defend the castle.
We tried to maintain authenticity throughout the apartment so the furniture for the most part is medieval style including the fireplace.

You can access the original castle in back of us by walking up to the castle entrance at the start of our street.

Interaction with guests

We have an agent in the town, Stefano who will receive guests, do the check in and out and take them to the apartment.


He is also available in the event a guest needs him.

We live in the United States (New York and California) but are in Italy in the Spring and Fall

The neighbourhood

The apartment is situated on Via Gori which leads into the main piazza. Access to stores and restaurant is by foot as cars are not allowed within the castle walls and the streets are to narrow to drive. The apartment is on the third floor. Realize that if your go down to the Piazza you must climb back up. Take your time and enjoy the sites.

Getting around

This is a walking town, besides the Medieval paths are too narrow for cars. Driving through the main street of the Town is only for residents.
While walking around please respect the antiquity of the town by not littering or making noise.

The ride to Campiglia is a straight shot down the coast from Pisa Airport. The reverse is true if you are coming from Rome. I would recommend you bring your own smartphone GPS as it will have the most current directions, not that much changes with street names in a town that is over 1000 years old.

Other things to note

We try decorate the home with fine art and antiques. Please be careful and try to keep the house and contents well so that others may enjoy too. The items are irreplaceable as they come from local artists. More important they provide Cindy and I with incredible memories.

We do not have Wifi for the reason of unplugging while we are in Tuscany. If you must have wifi than it is available in the cafe in the main piazza for free.

I find reading the goings on in the world more acceptable once I have a cup of cappucino while listening to the sounds of Campiglia. Try it.

If cooking please clean all cooking areas, stove, cooktop and sinks. We have a vacuum cleaner and all cleaning material you need to keep that place like your home.
Food allowed only in dining room.
We will provide cleaning before stay. We can provide cleaning during your stay for 75Euro per day.
We expect the apartment to be left as found - no moving furniture, paintings. No damages or breakage to dinnerware. No scratches of furniture or walls.

We do not allow animals for the simple reason that we have too many fine items in the house (silk rugs etc) and the tendency is to leave the animal in the apartment while going out.

Wifi time can be purchased in the cafe in the piazza or computer store around the main piazza.
No storage of bikes or other personal riding equipment in the apartment. We have a shared storage room opposite the apartment for storage of luggage or bikes. Watch your self in the storage area.

3 words... Fan... Tas... Tic! If you like history, old stones, la Dolche Vita, this is the place to go. The village is charming, the apartment is great. We stayed there with our 4 kids (2 of them young adults) very comfortably. The view from the apartment is stunning... The pictures don't do it justice. 15 mn away from the beach, and a short distance away from some of the world's most beautiful cities (Florence, Siena, Pisa), and plenty of beautiful villages to visit around. Michael has been a great host, despite the distance. Very caring and concerned. Our family very much enjoyed our week in Campiglia Marittima, we built lifelong memories that we will cherich. Thanks to Michael and Cindy for making this possible.

Michael and his family was very helpful. It's truth, they living in the U.S., but his helper in Campiglia Marittima - named Stefano - was always reachable, and he helped , if we needed something. The apartment is wonderful! I can't imagine in the future after this holiday than Toscana can be other, better, more interesting, more impulsive than this small town (and the district, of course), and Michael's family's flat is one of the best there. If you want to be in a dream, in the heart of culture, or if you want just eating good, testing wines you can't find better, I'm sure.

We had a great time in Campiglia Marittima. Michael's apartment is very beautiful, centrally located but quiet and has all the commodities to live in it. Before our trip Michael was always reachable per mail and answered all our questions very kind. We highly recomend this place.

Die Wohnung war genau so wunderschön, wie sie auf den Bildern aussieht! Dazu war alles sehr sauber und wir haben uns sofort wohl gefühlt! Dank der genauen Beschreibungen konnten wir uns in der Wohnung gut zurechtfinden was Waschmaschine und warm-Wasser-Versorgung bzw. Gas-Herd angeht. Die Aussicht war traumhaft, die Nachbarn italienisch herzlich und die mittelalterlichen Gassen wunderschön!! Wir sind total froh, auf diese wunderschöne Wohnung gestoßen zu sein!

Casa molto bella, corrispondente all'annucio: panoramica, grande, in pieno centro. Parcheggio comodo a circa 200 mt. Migliorabile solo la pulizia (ma io sono molto esigente in questo) e qualche accessorio (microonde e caffettiera ad esempio). La consigliamo sicuramente!

Badeurlaub und dazu romantisches Ambiente im alten toskanischen Dorf über dem Meer, das kann man in Michaels stilvoller Wohnung in Campiglia Marittima erleben. Die Wohnung ist sehr geräumig und bietet ausreichend Platz für sechs Personen. Die Ausstattung ist sehr gut, es fehlt an nichts, das man für einen gelungenen Urlaub benötigt. Der Ort ist wunderschön mit seinen Gassen und Plätzen. Wir hatten das Glück, das ABC Festival mit Straßenmusik, Theater, Akrobatik und lokalen Köstlichkeiten mit erleben zu können (immer um den 15. August). Der Kontakt mit Michael war stets sehr freundlich und unkompliziert. Seine Empfehlungen sind sehr hilfreich. Fazit: Sehr empfehlenswert.
