Beautiful condo welcomes guest with warmth and style. Located in the heart of Lake Havasu. Walk to the pool, tennis courts, beach, shopping, restaurants and the London Bridge!
Master bedroom with queen size bed, the second bedroom has a twin bed. All mattresses are memory foam tempur-pedic type.
Access to pool, tennis courts, BBQ and horseshoe pits. The pool is heated through the winter. Condo is on the second floor, the unit is one level. HDTV (CBS, ABC, FOX, NBC, PBS and others....) There is a Sony Blu-Ray player as well as an Apple TV system. Private washer/dryer. Plenty of community open parking right next to the unit and throughout the complex is available.
As stated by Airbnb, please do not book for 3rd party guests unless you are a registered "booker".
Please respect the home and personal property as well as follow the HOA rules and regulations. A copy will be provided when checking-in.
Below is a synopsis of the community Covenants, Conditions, & Restrictions (CC&R's)
It is necessary to formulate rules setting forth the rights of each owner and/or tenant to enjoy their property and the common properties without infringing on the rights of their neighbors. Some of the more important regulations have been reproduced below, and simplified for clarity and brevity:
Article VII, Section 1: Architectural Approval:
No modification/alteration to any unit, including windows, patio doors and exterior doors/security doors, will be started without architectural committee and board approval using the design review form. This MUST be done by the owner, not tenant in all circumstances. Furthermore, no addition to the common property shall be commenced without prior approval of the Board of Directors. This includes, but is not limited to, landscaping, fencing, walls, patio extensions and/or patio covers. Plans and specifications must be submitted to the Architectural Committee, in writing, for approval.
Article XI, Section 1: Single family residential use.
Each unit shall be used as a single family residence only.
Article XI, Section 6: Trailers and Motor Vehicles:
Except with the approval of the Board, no mobile home, trailer of any kind
or truck camper may be kept, maintained, or repaired on or in the common area. Nor shall any motor vehicle be maintained or repaired on the property.
Boat registration and trailer license must be current. Boats stored without permission will be towed.
Sleeping or camping in cars, vans, trucks, trailers, or motorhomes is not permitted in or on any of the common areas.
Article XI, Section 8: Clothes Drying Facilities:
Outside clothes lines or other outside means (balcony, railing, etc.) of airing clothing, i.e. swimsuits, towels, or bedding is not allowed if visible from a neighboring property.
Article XI, Section 11: Nuisance:
No rubbish or debris of any kind shall be placed or permitted to accumulate in carports, patios, or adjacent to any property. The Board in its sole discretion shall have the right to determine the existence of any nuisance.
Article XII, Section 5: Insurance
Owners are responsible for maintaining adequate insurance to protect their investment. Association insurance is very specific and limited. Renters need to have their own insurance coverage for their specific property. It is highly recommended that owners/tenants contact their insurance company to ensure they are adequately covered.
