Heavenly, memory-foam queen size bed is heavenly. Laptop table, dinette table with two chairs, luggage stand, nightstands on both sides of the bed. Plenty of space to stash all your travel gear and exchange-rate bargains. Gorgeous flood of sunlight most days, pouring through the windows and French patio door.
Heavy-duty, rock-solid, squeak-free bed frame. Room-darkening roller-blinds added to supplement the mini-blinds!
Always clean, attached full bathroom, with tile in cheery Sunshine Yellow and skylight. Laundered, fabric shower curtain, and an abundance of mirrors and light. Unlimited hot water.
Clean kitchen with skylight - new fridge, stove/oven, stainless microwave, toaster, cookware, flatware, drip coffee maker and French press, etc.
Ironing board, steam-iron, hair dryer available. Well-lit, league-quality bristle (dart) board.
Private but expansive terrace with breathtaking 180° view of Southern Brooklyn, Coney Island, Gravesend Bay, and Verrazano Bridge. Normally it's just miles of skyline, sunshine, blue sky, and little fluffy clouds, but if you're lucky enough to stay during fog, you can faintly hear the fog horns of ships in the Verrazano Narrows (seriously; this is always cool!)
Terrace awning provides protection for sunny or rainy days, and a small propane grill ready for outdoor cooking!
Host often brews fresh-ground coffee. And enjoys a warm pastry from Villabate Alba, three blocks down 18th Ave on 70th St. (www*villabate*com)
You can enjoy the whole apartment, living room, library, kitchen, and terrace too. Watch anything you like on the huge HDTV. Will meet you on arrival to buzz you into the building and provide keys (I'll be home, waiting for you.)
Interaction with guests
Your semi-retired host works from this apartment as a web/sys admin and is a full-time (online) student. I also read voraciously on the same laptop. If doing neither, then I'm regularly out cycling. Can gladly satisfy any curiosity about mass transit choices/fees, creating an itinerary or planning your routes, finding fun events including many free ones (yes!), personally recommended local shops and services, etc.

Some spaces are shared - bathroom, kitchen, and living-room are shared. Bathroom is accessed through guest bedroom, but is unneeded overnight (bedroom door also locks).
This description constitutes a formal business agreement, and is defensible per current AirBnB policy. You must remain aware that your behavior within/around the apartment (hours, noise, cleanliness) directly impacts me, and my neighbors.
I can usually fulfill any request, just ask!
If something is accidentally broken or spilled, tell me immediately so that we can act quickly and appropriately to minimize any damage.
Lock the place when you leave, including all doors and all windows. Ensure the front door is completely closed/locked after you enter the apartment.
Keep ALL water inside sinks or bathtub. Mind the shower-curtain, especially near the faucet/shower-head (where the water comes out.)
Hand-wash any clothes in available container only (not in either sink, or the bathtub.) Hang wet clothes or towels on available clothes drying rack, over-door hooks, or towel bars on bathroom door, only - NOTHING WET/DAMP/SWEATY, PLACED ON ANYTHING WOODEN! #1 RULE!
Clean dishes and cookware after use. Leave them in the rack to dry.
Don't ruin the sheets or towels with lotions, cosmetics, acne cream, etc. If you bleach/stain the sheets or towels, you will be charged to replace them.
Smoking, anything, OUTSIDE on patio/under awning only. Please use available ashtray.
Pets not allowed. One cat already lives here, and he thinks he owns the place. Put away earphones or small cables, hair ties/clips, receipts, tickets, or paper currency when you're absent. The cat will investigate everything you bring into the apartment, and probably take a nap on your suitcase.
ALL guests, primary and possibly secondary, must be on the reservation. We will make adjustments as necessary if your reservation isn't accurate. "Surprise second guests" are not allowed after check-in.
The air-conditioner thermostats are set around 78 degrees (25 Celsius), and will be returned to that position when you're absent.
If you'd like to check-out later than 11:00am, or leave your luggage and return for it later, ask me at least a day in advance. Same with a mid-day/early check-in; ask me a day in advance.
Quiet hours are approximately 10:00pm - 8:00am. Exception gladly allowed for late arrival, video-chat with family, business/scheduling calls, etc. Just remember what time it is, and remember that I and neighboring tenants, might be trying to sleep.
Deposit (if collected) may be retained and additional compensation sought to recover any/all damages, including property loss/replacement, labor cost of excessive cleaning, or for existing reservations that cannot be fulfilled as a result.
People who grew up here call me a "transplant," but I've lived and worked in four of the five boroughs over the last decade and a half, and I really do love this city!
