Lock House is situated in a peaceful, rural location . We have 2 double rooms, each with their own bathroom. There is a private guest lounge and dining room. A wholesome breakfast is provided. Tea and coffee making facilities are in each room.

The space

Lock House is a unique, 18th century property situated alongside the Trent and Mersey Canal and behind Branston Water Park. It offers a quiet location with easy access to the A38 and the midlands.
Each room has been recently refurbished to a high standard and offers every comfort. Towels and other linen are provided. There are coffee and tea making facilities as well as biscuits available , but if there is anything else needed , we are happy to help. You are free to use the guest lounge and dining room at any time, as well as the garden.
Guests have the option of a healthy breakfast of fruit salad, cereals, and yoghurt and/or a hot vegetarian meal. Dietary requirements are catered for, if we are notified in advance.
This posting is for a bedroom with a King sized bed, which has a private bathroom. There is another bedroom with an ensuite, if desired.

Guest access

Guests have their own comfortable lounge/dining room, in which they are able to eat and drink their own foods , if wanted. They may also use the garden to relax in, watch boats go by or look out for the visiting heron.
There is ample car parking space.

Interaction with guests

Peter and I are happy to spend time with guests if needed or wanted, or recognise when you want your own space. Our guests dictate the level of interaction required.

Other things to note

To get to Lock House by car you need to be on the A38 Northbound, between Barton-under-Needwood and Branston, Burton-on-Trent.
Take the slip road off the A38 signed 'Branston Water Park'.
You pass Marley Tiles then Ferroli. Once you've passed Ferroli, turn left immediately into the bridle path. We are at the end of the lane by the canal bridge.
Be warned - some SatNavs don't always tell you the correct directions for the house. Please call if you have any problem finding us.

We would like our guests to inform us of an approximate time of arrival, so we can be here to meet and greet them. Once at Lock House we like to make them feel at home, comfortable and well looked after. In return they are expected to treat the house respectfully and not to smoke inside.

The lock house is a beauty! The rooms are clean, cosy, nicely decorated and have lovely views of the canal and water park. Julia was a very welcoming host and was happy to help wherever needed. Looking forwards to future stays and the enjoying the morning treat of a fresh-cooked veggie breakfast! Yum

I really can't find any fault at all for our stay at the Lock House. We arrived slightly earlier than anticipated but this was no problem at all to Julia who greeted us warmly with a welcome drink on our arrival. We chatted for some time about our intended plans and Julia provided some really useful information, maps and ideas to make our brief time there a really good one. She provided information about local cinema listings, restaurants and cycle routes. All of this information was very useful indeed.

Normally when I travel with work I stay in a hotel, but as no hotels were free in the area I decided to see what Airbnb had to offer... I definitely was not dissapointed :) The house is beautiful and has amazing views! The host Julia was an absolute delight to talk to, really friendly and helpful. The room was clean and had everything I needed (and more!). The breakfast was a huge highlight! It was all cooked fresh and really tasty. Location isn't ideal if you don't drive, but then again I do don't drive and I walked 2 miles along the canal from where I was working and it was a beautiful day and a beautiful walk. I would definitely stay here again! Honestly couldn't fault this place! A*

Beautiful part of the country in a wonderful setting with the "cut" and narrow boats. Picturesque England at its best with hosts to match. Julia and Peter were wonderful towards Sue and myself and made our stay so relaxed, I just wish it had been longer. There is no doubt that when I return to the area of my mothers birth I will hopefully be able to stay at the Lichfield lock house. Thank you again Julia x

This was the best 2 day stay we have had. Julia greeted us with fresh coffee and hot scones. The guest dining/sitting room was welcoming and easily accessible for us. Julia booked us a table at the local pub and gave us walking directions. She very kindly also let us use her washing machine. The room was perfect. Cozy with good space with amazing views of the lock and farms. We had inbuilt entertainment every time a boat went through the lock. Julia and her husband made us feel very welcome and we're happy to chat. Such a great place to take a well deserved break.

Now a retired teacher, I am loving my role as B and B host.
I still find it hard to stop rushing around but I am enjoying keeping fit, doing the garden, cooking , drawing, writing and listening to radio 4.
I look forward to meeting new guests and aim to make their stay at Lock House as enjoyable as possible.
