The hot tub can be finicky because the home is on a well. When we add water the metal in the water can react with the bromine and discolor the water. It is one of the number one causes of discolored water if you (SENSITIVE CONTENTS HIDDEN) it. If you have a one night stay I can't guarantee this can be fixed before or during your stay. The water is always shocked in between guests and balanced. The hot tub only uses bromine and bromine tablets.

Rental Terms and Conditions
~Check-in is at 4pm, unless otherwise specified by the owner. Your arrival information is located on your Airbnb Itinerary. Print 3 days before you check in, the lockbox codes are subject to change.
~For your convenience, a notebook has been provided in your cabin with information regarding the cabin, local recreational activities and maps, and local resources for food and shopping.
~Please note that we do not allow arrivals on Thanksgiving day, Christmas day, Easter, and other major holidays. We like to enjoy our holidays too!
~Check-out time is 11 AM. A late check out must be pre-approved 24 hours before check-in.
~Check-out procedures are located on the same Airbnb Itinerary Page. Failure to follow the few...and simple...check-out procedures will result in deductions from your security deposit.
~All keys must be placed back in their original locations. If keys are lost, misplaced, or not returned, you are responsible for the cost of replacing the keys and/or costs incurred to re-key the locks.

Security Deposit:
~We have wonderful customers and rarely have to keep a security deposit, but things do happen! If there are no problems, this deposit is 100% refundable and will be refunded through Airbnb.
Limited Occupancy:
~We have designated maximum occupancy rates for our cabins for a number of reasons. The most obvious one is that we want you to be comfortable and fully enjoy your rental experience! Second, and just as important, we want you to be safe and well within the county safety codes. Third, we just don't want our cabins trashed! Therefore, we do not allow sleeping anywhere in the cabin that isn't a designated sleeping area (beds and futons)\If you are the primary registered guest, you must be over 21. As the primary registered guest, you MUST be staying at the cabin for the entire rental period and you are responsible for any expenses/damages incurred during the visit. No guests under 21 years of age may stay in the cabin unless they are accompanied by their parents or legal guardians. Just a reminder, any unauthorized/unpaid for guests discovered on the premises will result in an automatic forfeiture of your deposit, immediate eviction, and potential legal action should the need arise.
Cabin Terms & Conditions
No Smoking:
~All of our cabins are non-smoking. We ask that Guest's who wish to smoke do so outside and dispose of their butts in the receptacles provided for you. Please do not litter the grounds of your cabin with cigarette butts or matches.
Repairs and Service Calls:
~We will do our absolute best to remedy any malfunctions, meltdowns, or general annoyances that affect our man-made products, but please be aware that life on the mountain moves at a different pace and sometimes it is difficult to get repairs done the same day that we have been made aware of the situation. Please be patient and know that we are doing everything in our power to get it fixed. Thanks in advance for your understanding! In the event that the cabin is rendered unfit for occupancy not due to you/your occupants actions or neglect, you will be refunded the remaining pro-rated balance of your visit. If the cabin is totally destroyed, the rental agreement will terminate and you will pay rent up to the day of destruction.
~You and all registered occupants of the Rental Property shall be liable for all damages caused during their occupancy. Cost of repairs and/or replacement shall be deductible from the security deposit and additional costs shall include attorney's fees and costs, if incurred in the collection.
Right of Entry:
~We reserve the right to enter and inspect the premises at any reasonable time or to make repairs as needed.
Hot Tubs:
~Everybody loves a hot tub! We make every effort to keep our hot tubs clean, well maintained, and in good working order. But things do happen and, as mentioned before, living on the mountain can be a little challenging...not to mention the very annoying pine needles! We cannot always arrange for timely repairs or guarantee the mechanical operation of the equipment, but we will do our best to make sure you have a warm soak waiting for you! Further hot tub instructions are included in your Arrival Documents.
Outside Fires & Barbecues:
~Fire Pit:All of our cabins are equipped with outside Fire Pits just waiting to make the perfect s'more...assuming it isn't raining! We just ask that you please respect the power of fire and know that during the summer months, you are surrounded by a beautiful forest that turns into a tinder box. Please DO NOT leave a fire unattended and make sure it is COMPLETELY SNUFFED before you retire for the evening. We don't want to be killjoys, but we love our forest and want to keep it the way it is! You will need to provide your own wood for the fire pit. We use to, but it kept getting stolen. Also, do not cut down trees for firewood.
~BBQ: While cooking on the BBQ's, be sure there is someone monitoring it at all times. Please be kind and clean the BBQ's when you are finished and turn off the propane after each use. Nobody likes the smell of leaking propane anyway!
~(URL HIDDEN) Sorry, but again I remind you of the tinder box.
Bugs, Critters, and Bears:
~As civilized as our cabins are, they are still in the woods and surrounded by all kinds of critters that would like nothing more than to feast upon your leftovers! Please be sure not to leave anything outside (trash, etc) that would tempt them.
~All of our cabins are completely cleaned and sanitized before your arrival and after your departure. You are on vacation, so relax, we will do the cleaning. There are just a few things we ask you to do upon departure and you will find these in your arrival instructions.
Parties & Events:
~We do not allow unauthorized parties or events at any of our cabins. We really want you to enjoy your vacation, so if you are planning a gathering with guests that are not authorized on your rental agreement, we ask that you inform us beforehand. It is not acceptable for your event guests to stay overnight for any reason. They are not authorized on your RA and will result in additional fines and/or eviction. We reserve the right to deny occupancy to any group who has an unauthorized party or event at the rental home. There will be no refund of rent or other taxes and fees for unauthorized events.
Courtesy to Neighbors:
"~We believe in the ""Golden Rule"" here at Mt. Hood Lifestyle Bungalows. Please be respectful of your neighbors and know that they want to enjoy their vacation just as much as you do. We ask that you respect quiet times and keep noise levels down between 10 PM and 8 AM. "
~Any complaints to the Police Department concerning the behavior of the Guest, Guest's family, other occupants, guests or visitors while occupying the Rental Property shall result in immediate termination of the Rental Agreement.
~We cannot predict construction projects in the neighborhood of the cabin you will be staying in. You may reserve a cabin at a time when there is no construction in progress nearby, but construction could begin prior to your arrival. We regret any inconvenience that may result, but have no control in these situations and are not able to facilitate relocations or refunds.
Power Outages:
~During the winter months, the mountain may experience power outages due to winter weather conditions including wind, rain, fallen trees, ice or sometimes traffic accidents. For us, periodic blackouts are a way of life. As a visitor, you may feel a bit uneasy; we understand that, so to put your mind at ease, we have stocked each house with flashlights that act like nightlights when the power goes out. Typically the power will be restored within a few hours; you can call PGE at (phone number hidden) more details regarding your location.
Lost & Found
~We are not responsible for lost or stolen items.
~We reserve the right to evict, at any time, any guest who is not in compliance with the above stated policies. There will be no refunds for evictions due to non-compliance with the policies.

This was a great place to hang out for a few days. The stream out back was very relaxing. Tall ceilings and big windows really brought the outside in. Nice landing place for visiting Mt Hood nearby. Hope to come back again.

The good: definitely a lovely property. Loved the hot tub in the evening with romantic string lights near the stream. Nice appliances, washer dryer, kitchen tools all provided. Wifi was great. The bad: the smell. I suppose this should be expected with pet friendly homes. But even the beds smelled quite bad and I had to go out to buy new blankets. The fridge water was yellow. Bring your own water and blankets. What kind of bothered me was the $95 cleaning fee when the place isn't really clean, and guests are asked to clean (payed $600+ for 2 nights with all the fees, similar price to a hotel. I'd think they could hire a cleaner for this. I know several people that clean airbnbs as side jobs, so actually I know they could). Overall it was a fun stay. Bothered by a few things of which I never had problems with before with air bnb. Surprising because this is the most expensive Airbnb I've stayed in so far.

We enjoyed every minute at this amazing house. The proximity to the river and the woods is great. The kitchen is very well equipped and the rooms very comfortable. We enjoyed the quietness of the whole place after driving back from the eclipse and was perfect. The hottub was my favorite feature of the house, very relaxing and nicely warm. Hope to be back again soon!

I live and play on Mt. Hood. I love this area the most in Oregon because there is so much to do. What other place in the world I can drive two hours or less snow and water ski in the same day, visit a ghost town, dip in a hot spring, or visit a stonehenge replica! I love that I can go to the Ocean one day and the desert the next.
I want your vacation to be what you hope for. Let me know how much or little you want to drive, hike or explore and I will try to help with ideas of things to do to fit your vacation.
