65 acres of private land. Nature abounds! Large pond loaded with fish, frogs, turtles and other wild life. Beautiful hiking trails into the forest. Outdoor barn with fire pit, relaxing pond area, plus a comfy 5 bedroom 2.5 bath home.

The space

This venue is EXCELLENT for large parties or events, retreats, family gatherings for holidays, class/college reunions, special surprise birthdays, engagement parties, bachelor/bachlorette celebrations etc.

IMPORTANT UPDATE: As of May 2017 construction will start and go on until It is completed. NO WORKERS will be there during the stay. The main house will not be effected at all since it is an addition. My family will be moving into this addition full time when construction is complete. If you want us to vacate/leave for the weekend during your stay we must discuss prior to booking. We are very nice and will give you privacy. If you have questions ask.

Hot tub is now warm tub and not working at 100% capacity. NO GUARANTEE about hot tub working to above 100 degrees. Sorry in advance, there is plenty of other things to enjoy and unfortunately some people have caused problems that we are still working on fixing...

5 bedrooms on 2nd floor: 1 queen bed with master bath, 3 individual queen bedrooms and 1 full with shared bathroom. 1st floor has 1 queen sofa bed and 1 queen air bed with lot's of couches too. We also have a pack and play you are welcome to use. Please see pictures for more info.

We are open to permitting weddings but it is a DIY (Do It Yourself) process. We require 1-2 porta potty rental the day of event depending on how many guests. Only close friends and family are allowed in house. Party MUST be outside or in Pole Barn. You are responsible for party tent, chairs, tables and of course food and beverages. You will also need to purchase event coverage which is easy and can be done in less than 10 min. Cost between $100-$200

I will ask for $100 upfront to meet with you at the property and discuss the details. This also helps to ensure it is a good fit for both of us. This will go towards the balance if you choose us or any future stay. That covers my time and travel.

The minimum cost for 1 night for a wedding would be $5000 so please make sure you are within that budget before you ask:) That includes Pole Barn and the week before to start setting up and decorating during the day. You can arrive as early as you like. Preferred check out no later then 5pm

Our most important goal is to make sure everyone who stays has an awesome time and creates unforgettable memories! It is a special place. My wife and I had our wedding celebration here so I can offer some helpful tips;)

*Maximum capacity is 175 people. (Maybe a bit more depending on size of your tent) Only 15 cars can park on property comfortably. You will need to hire a shuttle if you plan on having more than 15 cars. We can discuss options when we meet.

Warning: Use property at own risk. No lifeguard on duty. Swimming is not recommended. SWIM AT OWN RISK. (Insurance company required me to add that)

Entire property! Full kitchen stocked with all the essentials, spices, olive oil, tons of condiments in fridge, pots & pans strainers, Kitchen Aid Mixer the whole 9. We love to cook and have virtually everything you need to make a gourmet meal!

Wegmans, Whole Foods and Trader Joe's are 30 min drive south on Rt 309. Giant, Target and Walmart 10 min drive north on Rt 309.

up to 10-12 person dining table plus outside patio table for 4-6 Propane BBQ and Webster charcoal grills outside. Also, fire pit for fun.

***Hot tub is Closed for Season Nov 1st -April 1st.
Please request Hot Tub in advance if you would like to use it when it is open April-October.

Wood burning stove inside. During Winter months we supply unlimited wood to burn inside the home at no charge. We supply 1 small stack of wood per night to burn outside and you are welcome to find any dead wood in forest for free. We sell extra wood at $5 per small stack and $50 for large stack.

We also have a HUGE pole barn which could be used for a large party of people.*** The space has concert stage speakers, amplifier, mixer ready to go for a DJ or band. Or just plug in your phone and play Pandora/Spotify;)

*** Pole Barn is special request only and reserved for large parties and special events only. Really only needed if party is larger than 20 people. An extra fee will be determined based on number of people and type of event.

Interaction with guests

I do my best to meet every group upon arrival or the day after depending on logistics to give a brief tour of the house and grounds. There is A LOT to see and I want to make sure you don't miss anything and all of your questions are answered!

If you require a private stay that can be arranged. You must request in advance.

We have a very cool neighbor named Charlie Guenst. His family settled the area over 200 years ago! He also helps check on the property and feed Goats. He usually rides a tractor over and will not knock on door or come inside but may feed goats. He loves to talk if you feel like saying hello he is very nice and has a lot of interesting stories about the history of the area. He still runs a real old fashioned lumber mill on his property in his 80's!!!

Other things to note

Safety Rules to Keep you Safe!!!

-4 person limit on pond dock at anytime. Please DO NOT use bridge and be careful:) NO walking on bridge over canal.

-Ask permission first to use boat. If the boat is used make sure to plug it or it will sink. Remove from water at end of day. Do not leave in pond overnight. 2 person limit. Use life vests I will provide.

-DO NOT touch electric fence. It can be easily turned off and I can show you. Otherwise, just stay away! Please supervise children if they want to feed or pet goats speak with me first. They LOVE vegetable, fruit scraps or grains/bread!!!!

-Please be careful to pick up trash when leaving especially cigarette butts, empty bottles or cans, runaway napkins, plates, plastic bags etc. We do have a compost pit and if you are able to do that just let me know and I can show you where that is. Or just bag it up and I will take care of it.

-FIREWOOD IS NOT FREE AND UNLIMITED. Please only use firewood we set up for you. You can buy extra firewood if you want it. $5 small stack $50 large stack. Just ask. Any dead branches or fallen trees you are welcome to burn in firepit!!!

-If hiking in the woods be careful not to touch poison Ivy. It is a vine that grows up trees and around shrubs, 3 leaves and shiny. Also, check for ticks. We are in the North East of the United States and they are in the woods. Not so much near the house or lawn:) If you are planning on hanging outside all day or night I recommend bringing bug/mosquito repellant. Just a precaution.

-Swimming in Pond is not recommended. There is no lifeguard so swim at your own risk. Be careful and USE hot tub and property at YOUR OWN RISK. (Insurance company told me I have to say that)

We have Goats on the farm. They are very friendly and you are welcome to interact with and pet them. They enjoy the attention! There is an electric fence to protect them and keep them contained. Please be careful and DO NOT touch it.

Top 3 Rules Read Carefully!

1. NO SHOES INSIDE HOUSE. Please take them off
2. Leave everything as you found it.

4. Please bring your own fitted sheets, top sheets, pillow cases and bath towels. We supply blankets, comforters and pillows. We can provide all that for an additional $50 per bed.
5. If we permit you to bring your animal friends/pets they must stay on first floor and additional fees and pet deposit required. Bringing a crate is preferred when possible. My main concern is accidents in house or tracking mud/dirt in from outside since they can't take their shoes off!

Do not damage anything and be respectful of the home and property in general. If you do damage or break anything please notify me. Do not move furniture, rugs, tables with out asking first. This is usually how things are damaged. Take off your shoes and leave them in vestibule before entering into home. If you have children please clean up after them. For example, toys or food (chips, cookies, snacks etc.) they leave lying around on floor. DO NOT bring food upstairs and try to clean up food and not leave lying around. Please supervise your children and have them put things back from where they got them! That is all we expect. Treat it with care, as if it were your own:)

If you bring more then stated number of guests and use bath towels and bedding sheets/comforters etc. you will be charged the additional guest fee and that will be taken out of the security deposit. Please be honest and accurate with the number of guests that are sleeping over.

Bag up all trash and place in Blue garbage bins outside. (Trash bags provided) Lock all doors and close all windows. Turn off all lights and extinguish any fires.

Recycling is highly recommended and it is single stream meaning: Glass, Paper/cardboard/metal cans all go in same can. Garbage bin is labeled recycle.

We will go over all this in more detail when you arrive!

The property was absolutely beautiful! We had a large group stay overnight after our wedding. It was a chilly night, so we made use of the fire pit! There was plenty of room for everyone to sleep in the house, comfy beds and sofas. The goats were adorable and we enjoyed feeding them. We wish we could have stayed a bit longer!

This place is awesome. Stayed for a weekend for my brother's bachelor's party. Landscape was awesome, plenty of room and there were 3 barbeques to use. Joe (owner) was in contact the whole time and made everything very easy, great guy to do business with, thank you Joe!!

Wow! The farm was so beautiful. The firepit, the pond, the goats, everything was perfect for our group. It feels like no one else is around for miles. Joe was very easy to work with and easygoing about our big crew. I can't recommend this place strongly enough.

Wow. The property was absolutely magical & exceeded all expectations. If you're a nature lover this place is the perfect oasis. I went with friends for a night away from the city & it was just what we bugs, baby goats, a beautiful pond, lush greenery, and a very cozy and welcoming home. This farm created a dreamscape that I thought only existed in my imagination. It allowed us a space to host our ideal wedding weekend. Everything you could ever think up is already here - a wonderful home equipped with great kitchen and a ton of space. A beautiful property with creatures and fishing and fire pits.
