BYLAWS
Art. 1 – All unit owners and those who, under their responsibility, occupy and/or use the condominium in any capacity, including their family members/dependents, lessees, guests, visitors, general service providers and other occupants of the condominium, are subject to these Bylaws, and the unit owner is liable, under the Declaration, for any non-compliance and/or irregularities.
Art. 2 – It is the obligation of unit owners and third parties who, under their responsibility, occupy and/or use the condominium for any reason to observe the following rules of coexistence:
I. Users, whether unit owners or third parties under their responsibility, shall report to the reception of the condominium their arrival (check-in) and departure (check-out), signing the respective control sheets, if necessary, and using the respective identification bracelets;
II. Respect the opening hours of the condominium facilities, including the gym, sauna and leisure area, according to article 3 of these Bylaws;
III. Do not use radio, sound equipment, amplifiers, loudspeakers, television and any other equipment or musical instrument that causes expressive noises in order to harm the peace and tranquility of the other unit owners and users of the condominium, being strictly forbidden noises at night between 10:00 p.m. and 07:00 a.m.;
V. Not to hinder or impair, at any time and under any pretext and form, the use and enjoyment by other users of the areas and premises of common use of the condominium and its facilities in general;
VI. Not allow children under their responsibility to run or make a ruckus in the common areas, specifically in the corridors, entrance
hall, garage and parking lot of the condominium, causing inconvenience to other users;
VII. Not to install clotheslines, place bars, fix curtains, posters, inscriptions, advertisements, notices, signs, communications, among others, on the external parts, walls, windows and facades of the building, except for visual communication and useful notices to the community installed by the condominium or authorized by it, as well as to extend, beat, dry and/or expose carpets, clothes, bowls, vases, cans and any other objects on the windows and parapets of the condominium;
VIII. Gambling is not allowed under any circumstances in the areas and premises of common use, as well as games and games that endanger the integrity of people, goods, facilities and materials of common use of the condominium;
IX. Do not use the corridors, halls and main entrances of the condominium to transport furniture, luggage or larger volumes that may cause damage to the walls, coverings, stairs, etc., or hinder the normal movement of the service, without prior authorization from the condominium administration;
X. Keep the entrance doors of the apartments closed and avoid leaving valuables inside vehicles, and the condominium shall not be held responsible in case of thefts occurring inside the units or vehicles;
XI. Do not use the common areas for barbecue and meals, except in the appropriate places previously defined by the condominium administration;
XII. Not to remain with animals of any size in the social and common use facilities, including internal yards, halls, social elevators, garage, parking, Prohibited Including in the Apartment.

XVI. Professionals outside the condominium administration, whether self-employed, liberal or third-party representatives, are prohibited from approaching condominium users to offer products and/or services on the condominium premises;
XVII. It is forbidden to keep, even temporarily, any type of material, furniture, accessories, utensils, machinery and equipment in the premises of the collective garage/parking and respective access and maneuvering routes, as well as to perform vehicle washing or vehicle repairs, including the transfer of fuel from one vehicle to another;
XVIII. Respect the maximum allowed occupancy in the units, which will be 5 people for 1-bedroom apartments
XIX. Do not practice illegal acts or take actions that are against the decorum, good customs or the name of the condominium or welcome or allow visits of people of bad reputation or bad-confute;
XX. Do not transit in the corridors, elevators and main entrances of the condominium in intimate attire;
XXI. Properly pack garbage and other disposable or recyclable objects (such as food scraps, bottles, cans, boxes, crates, newspapers and magazines) in the respective recycling or common garbage containers located in the basement next to the elevators;
XXII. Do not dispose of papers, water, cigarette butts, tailings and other debris through the windows of the units and in common areas such as halls, corridors, passageways, entrances and leisure area;
XXIII. Do not wash floors, doors, glass, windows, etc., with running water, in order to prevent water from splashing on the walls of common areas or reaching neighboring autonomous units causing them damage or annoyance;

XXIV. Do not use fireworks in common areas, including the leisure area, and in autonomous units;
XXV. Do not perform any structural, hydro-sanitary and electrical works and installations/alterations without prior authorization from the condominium administration;
XXVI. The consumption of alcoholic beverages, juices, soft drinks and food on the edges or inside the pools is prohibited, except in the hot tubs located next to the restaurant/bar;
XXVII. It is strictly forbidden to keep and circulate in common areas with sound boxes, bottles, glass cups, sharp and perforating metal objects (such as forks and knives), transport food in pots or the use of marmitex;
XXVIII. Allow and/or not hinder the entry into the units by the building manager, manager or agent of the condominium administration, provided that the unit owner has been previously notified, when this becomes indispensable for the inspection and/or execution of emergency works related to the structure of the condominium or repairs in hydro-sanitary, electrical and gas installations in order to guarantee the solidity, safety and health of the condominium;
XXIX. It is expressly forbidden to use the units for purposes not specified in the Declaration;
XXX. Not keep in the units and garage, even temporarily, flammable, corrosive, explosive, odoriferous substances or other materials that, at the discretion of the condominium administration, may be harmful to the health, safety and security of other residents and visitors of the condominium;
XXXI. Unit owners and third parties who, under their responsibility, occupy and/or use the condominium in any capacity must immediately notify the condominium administration of the occurrence of contagious diseases in their unit.
Art. 3 - Failure to comply with the provisions expressed in the items of article 2 of these Bylaws constitutes an infraction and is subject to the following pecuniary sanctions under the terms of the Declaration of this condominium:
I. Mild Violation - Subitems I to XVI - Fine of 01 condominium fee;
II. Regular Violation - Items XVII to XXVIII - Fine of 02 condominium fees;
III. Serious Violation - Subsections XXVIX to XXXI - Fine of 03 condominium fees.
Paragraph One - The fine shall be based on the amount of the condominium fee in force for the two-bedroom unit at the time of the investigation of the infraction.
Paragraph Two - In case of recurrence of the offending unit owner within a period of 365 days (one year) counted from the determination of the first infraction, the sanction previously applied shall be increased by 100% for each new occurrence.
Paragraph Three - At the reasoned request of the offending unit owner, the conversion of the pecuniary penalty provided for in item I of this article into a written warning applicable only to the first occurrence of the infraction in the period is allowed, and must be included in the condominium records for future calculation purposes.

XV. Do not use the condominium employees for services outside their function and/or private within the scope of the autonomous units;
XVI. Professionals outside the condominium administration, whether self-employed, liberal or third-party representatives, are prohibited from approaching condominium users to offer products and/or services on the condominium premises;
XVII. It is forbidden to keep, even temporarily, any type of material, furniture, accessories, utensils, machinery and equipment in the premises of the collective garage/parking and respective access and maneuvering routes, as well as to perform vehicle washing or vehicle repairs, including the transfer of fuel from one vehicle to another;
XVIII. Respect the maximum allowed occupancy in the units, which will be 5 people for 1-bedroom apartments
XIX. Do not practice illegal acts or take actions that are against the decorum, good customs or the name of the condominium or welcome or allow visits of people of bad reputation or bad-confute;
XX. Do not transit in the corridors, elevators and main entrances of the condominium in intimate attire;
XXI. Properly pack garbage and other disposable or recyclable objects (such as food scraps, bottles, cans, boxes, crates, newspapers and magazines) in the respective recycling or common garbage containers located in the basement next to the elevators;
XXII. Do not dispose of papers, water, cigarette butts, tailings and other debris through the windows of the units and in common areas such as halls, corridors, passageways, entrances and leisure area;
XXIII. Do not wash floors, doors, glass, windows, etc., with running water, in order to prevent water from splashing on the walls of common areas or reaching neighboring autonomous units causing them damage or annoyance;

XXIV. Do not use fireworks in common areas, including the leisure area, and in autonomous units;
XXV. Do not perform any structural, hydro-sanitary and electrical works and installations/alterations without prior authorization from the condominium administration;
XXVI. The consumption of alcoholic beverages, juices, soft drinks and food on the edges or inside the pools is prohibited, except in the hot tubs located next to the restaurant/bar;
XXVII. It is strictly forbidden to keep and circulate in common areas with sound boxes, bottles, glass cups, sharp and perforating metal objects (such as forks and knives), transport food in pots or the use of marmitex;
XXVIII. Allow and/or not hinder the entry into the units by the building manager, manager or agent of the condominium administration, provided that the unit owner has been previously notified, when this becomes indispensable for the inspection and/or execution of emergency works related to the structure of the condominium or repairs in hydro-sanitary, electrical and gas installations in order to guarantee the solidity, safety and health of the condominium;
XXIX. It is expressly forbidden to use the units for purposes not specified in the Declaration;
XXX. Not keep in the units and garage, even temporarily, flammable, corrosive, explosive, odoriferous substances or other materials that, at the discretion of the condominium administration, may be harmful to the health, safety and security of other residents and visitors of the condominium;
XXXI. Unit owners and third parties who, under their responsibility, occupy and/or use the condominium in any capacity must immediately notify the condominium administration of the occurrence of contagious diseases in their unit.
Art. 3 - Failure to comply with the provisions expressed in the items of article 2 of these Bylaws constitutes an infraction and is subject to the following pecuniary sanctions under the terms of the Declaration of this condominium:
I. Mild Violation - Subitems I to XVI - Fine of 01 condominium fee;
II. Regular Violation - Items XVII to XXVIII - Fine of 02 condominium fees;
III. Serious Violation - Subsections XXVIX to XXXI - Fine of 03 condominium fees.
Paragraph One - The fine shall be based on the amount of the condominium fee in force for the two-bedroom unit at the time of the investigation of the infraction.
Paragraph Two - In case of recurrence of the offending unit owner within a period of 365 days (one year) counted from the determination of the first infraction, the sanction previously applied shall be increased by 100% for each new occurrence.
Paragraph Three - At the reasoned request of the offending unit owner, the conversion of the pecuniary penalty provided for in item I of this article into a written warning applicable only to the first occurrence of the infraction in the period is allowed, and must be included in the condominium records for future calculation purposes.
Art. 4 - The leisure area and other premises of the condominium have the following opening hours:
Water Park: 7:00 a.m. to 10:00 p.m.
Sauna: 8 a.m. to 11 a.m. and 4 p.m. to 10 p.m.
Waterfall: 10 am to 12 pm and 4 pm to 7 pm
Whirlpool hot tubs: 8 a.m. to 11 a.m. and 4 p.m. to 7 p.m.
Art. 5 – The unit owner is responsible for any damages and/or losses caused by themselves or third parties under their responsibility to the common property, other unit owners, and third parties.
Art. 6 – The condominium administration, through the manager, assistant manager and the advisory board, will regulate any changes to these Bylaws.
