Our flat is not a hotel, our guests are not clients and we wish to be informed on their identity.

The space

We have been regularly renting out our flat for over five years, and therefore acquired an appreciable experience aiming to provide you an excellent welcome, as well as giving you useful information and advice for your stay in Paris.

Calm is an important feature of the environment of our apartment.
Therefore, please note that it is not intended to accommodate organized parties or any event which may create a nuisance to our neighbors.
We will refuse leases that have been signed while hiding this purpose.

The apartment is located in central Paris, in the 10th arrondissement, near the Gare du Nord and East (Metro: "Gare de l'Est" or "Gare du Nord "), and the Grands Boulevards.
Therefore it has excellent transportation facilities to other districts and to most attractions inside the city.
Numerous bus routes also close by.
A "Vélib" station (bicycle rental) is at the foot of the building.

There is a square nearby, and also an underground parking lot, "Magenta", located 50 meters from the apartment.
The fare is about 30 euros / day, but there are several cheaper opportunities for your car.

Access to the building from the street is granted through a dialling pad, for which the code will be provided to guests.

The apartment consists of two main rooms, for an approximate area of 43 m².
It is intended for sleeping 5 people, possibly 6 under certain conditions. And a baby bed is also available for free.
It is quiet (2nd floor of a building overlooking the courtyard).
It was arranged so as to offer maximum comfort and the greatest possible independence and privacy - were you staying a weekend or a month, were you are alone or with family or friends.
You can truly live without the feeling of being in a narrow place only intended to spend the night.

It is composed of:

- an entry with an armored door ; you will also find a small closet where service gas and electricity meters, hot water tank, and various household utensils are located.

- a bedroom (12 m²) with two beds (one single, one double) and wardrobes, plus the baby bed,

- a living room (16m ²), with a sofa bed (really comfortable for two people), another large sofa, storage furniture, a table and six chairs, a phone (free calls to many countries), wireless internet access, a radio with CD player, a TV with 150+ channels (access via ADSL) and a DVD player,

- a bathroom - WC, bath / shower, mirror and fan, clothes dryer,

- a fully equipped kitchen: 3 gas burners and 1 electric plate, microwave oven and another electric oven, refrigerator with deep freeze compartment, coffee maker, kettle, cooking utensils, cutlery ... as well as cupboards and shelves.

Miscellaneous: 1 hair dryer, 1 iron, 1 extra mobile radiator for winter time, two mobile fans for summer time, 1 basin and a hanger/dryer for little wash.

(1) For stays of 1 or 2 nights, bed linen and towels are not provided, and can be rent for an extra charge of 5 € per person.
(2) Cleaning of the flat at the end of your stay is optional : you pay 30 € unless you do it yourself.
(3) Late check in (after 7pm) or early check out (before 9am) : 20 Euros
(4) The apartment is comfortable for 5 grown up people (and a baby).
However, given the numerous requests received for the stay of 6 persons, and in order not to ban them, it is mentioned that it can also accommodate 6 people, provided to accept the conditions of existing housing.

The time of arrival and departure are flexible, depending on both the needs of tenants and the owner's availability.

Our flat will be occupied by you only.
We will welcome you, then show you the rooms and explain the main features before remitting the keys.

Interaction with guests

We kindly request your name and private email address, so that we can send you some useful docuents which we prepared for a pleasant and troubleless stay.

Irina and Philippe were very welcoming and very helpful hosts. Philippe was very gracious in explaining everything about the place and giving us tips about transportation and city information. The place isn't large, but we found that it easily accommodated our family of 5. The location was amazing for us as it was near 2 major train stations. There are many shops and bus stops convenient to the apartment as well.

Philippe was a very kind and gracious host. The apartment was sufficient for our needs, although quite small for a family of 5. Great area of Paris to stay in, very convenient for transport and an excellent off-the-tourist-trail neighbourhood to discover. The library, playground and gardens around the corner were an additional plus.

The flat was cute and pretty convenient location for public transportation. However, when we arrived we discovered that the one bathroom was not functioning so we had to use a bar bathroom next door. Also there were fees for linens and an extra fee if you arrived after 7pm. Besides for the toilet and fees the flat was a nice experience. There were great heaters and comfy beds too and the kitchen was well equipped.

AVOID THIS PLACE: the price is lower for a reason. This is actually the first time I've ever had to write a negative review for a host, I don't like doing it - but I wouldn't want others to run into the surprises we did. Warnings: - The Apartment: The place is even smaller than it appears in the photos. The hallways can only fit one person walking past at a time. It is very cramped for anything over 2 people. He is currently saying 5-6 people could stay there comfortably, which is inaccurate and almost hilarious. - Location: There is a very seedy/sketchy park directly out front of the home, where many people were drinking and publicly urinating. The stench of urine was unavoidable when walking to the apartment. We never felt unsafe in anyway, however it definitely detracted from our experience. - House Rules: There are a bunch of small, annoying charges in the contract we had to sign (which was not affiliated with Airbnb at all): 20 Euro for early check out or late check in, 30 euro for cleaning fees if they felt it wasn't left clean enough, 5 euro for each set of bed sheets and towels. They said the fee for the bedding would be due at departure, yet they asked for it during check in. Also, the bedding was just the regular stuff in their closet - I really don't know why we had to pay an extra 20 euro for sheets. - Check-in: we couldn't find the host and were waiting around out front for a while - I had to find a restaurant that would let me borrow their phone so I could call him. After that, Philippe launched into a 25 minute tour, painfully outlining every single minute aspect of his small apartment (even though it was Christmas Eve and we already had all that information from a document he sent prior). He covered "illuminating" topics like: remembering your keys when leaving or you'll be locked out. I'm not sure if this was because he thought we were young and naive or if he is just overly distrusting of his guests. It was so bad that his wife actually started yelling at him that it was time to get going because even she was getting irritated with his overly long tour. - Showering: Hot water for the shower doesn't work after the first shower (even when following his water heater instructions). - Wifi: Insanely weak. So weak that is won't even cover the entirety of this small apartment. I'd bet the router is shared and located in another apartment... The obvious benefits of this apartment is the price and walkable distance from the train station - but that's about it. The hosts are generally good people and were kind enough to let us keep our bags there past check out and retrieve them just before our train. Ce qui est excessif est insignifiant (Talleyrand). La plupart des remarques de M. Brian Bxxx (considerez la sympathie que suscite quelqu'un qui ne souhaite pas donner son nom à ses hôtes) sont diffamatoires, ou ne sont absolument pas dues à l'appartement ou moi-même. La cerise sur le gâteau, c'est quand même que M. Bxxx et ses comparses puissent nous reprocher d'avoir quelques problèmes à s'orienter dans Paris, et de ne pouvoir trouver la rue et l'adresse de l'appartement !!! (alors même qu'un plan d'accès leur avait été transmis). Eh oui, à Paris, les noms de rues sont rédigés en Français, pas en Anglais US ... triste, hein ? et à l'intérieur des immeubles aussi !! J'ai dû les attendre 20 minutes dans la rue, puisqu'ils prétendaient ne disposer d'aucun moyen ne nous contacter téléphoniquement. Voilà un séjour bien organisé !! En outre il apparaît plus qu'évident que M. Bxxx n'a jamais lu correctement le descriptif de notre appartement, en dépit de ses prétentions : la taille de l'appartement (43 m2) y est clairement précisée, le nombre maximal d'occupants (5 ! où a-t-il pu lire 6 ???), ainsi que les conditions particulières. L'utilisation de l'eau chaude est clairement expliquée ... mais si nous en croyons les remarques de M. Bxxx, il est manifeste qu'il n'a pas su comprendre. On n'apprend pas à lire, ni à écouter, dans le système scolaire états-unien ? Ni à contacter au téléphone lorsque l'on rencontre un problème ??? Et nous ne disposons pas d'appareil photo qui permette de donner de notre appartement une vue plus flatteuse que la réalité - nos photos sont strictement "naturelles" et donnent EXACTEMENT notre appartement à voir tel qu'il est en réalité. 14 photos + 1 plan de l'appartement ... ce n'est pas assez, pas précis ??? Heureux de savoir que M. Bxxx est suffisamment intelligent pour savoir qu'il faut garder une clé de l'appartement sur soi dès que l'on sort ... L'expérience nous a appris à plusieurs reprises que cette recommandation N'EST PAS superflue. Imaginez le plaisir qu'il y a à parcourir 250 Km et perdre 4 heures à cause de voyageurs négligents. Gardez vos sarcasmes de pacotille pour vous, M. Bxxx ! Nous sommes heureux de savoir que M. Bxxx a apprécié que nous l'accueillions aussi tardivement un 24 décembre au soir ... pour notre part, nous aurions apprécié de pouvoir utiliser notre temps plus agréablement. Au passage, notons que nous n'avions pas souhaité réclamer le montant de l'indemnité pour arrivée tardive - quel dommage, rétrospectivement !!! Ah ! la Wifi ... très intéressant ! Certains jeunes citoyens états-uniens ignorent probablement que la France est un pays arriéré ne disposant aucunement d'infrastructures technologiques modernes ... Pour obtenir une bonne connection Wifi, il faut bien sûr pédaler dans les toilettes pour augmenter le signal ! N'est-ce pas merveilleux ? Et le nettoyage de l'appartement en fin de séjour ... Nous n'avons pas souhaiter en réclamer le paiement, en gage de conciliation ... mais nous aurions dû ... les standards ne sont pas identitiques de chaque côté de l'Atlantique ??? Mensonges, diffamations, négligences coupables, irrespect, nombrilisme épouvantable, analphabétisme ... Shame on these young spoiled people with no consideration for the efforts made to welcome them. A new generation is born ? This was a really unexpected, and definitely unfriendly surprise. Poor way to end year 2016.

Great location, just a short walk from metro and train stations. Lots of restaurants, cafes, bakeries and supermarkets within a few minutes walk. Quiet apartment despite being so close to a main road. Philippe was very welcoming, communicated well and gave us a thorough tour when we arrived. The apartment is small but we could fit in our family of 5 easily enough. Beds are comfortable and plenty of heaters to keep warm.

Great advice given by the host for sight-seeing bus and carnets for travel. Good location / accessibility to two train stations, supermarket and bakeries. However, the host has to improve on the flushing system as functioning sanitary facilities are important to the guests' well-being.
