About this listing

This apartment is in the best district of Venice and about ten mins walk and just about equidistant to St. Marks and Rialto as well as the Arsenale (for Biennale fans). Even better it is just off the beaten track and in an area which is inhabited!
It is fairly cool in the summer (aircon in the drawing room, fans in the bedrooms) and cosy in the winter as it heats up quickly.
There is a shared kitchen and large drawing roomt guests disposal,.
There is also a court-yard you are welcome to use.

The space

Double room in a two bedroom self contained apartment in the heart of Venice but just off the beaten track in a 1300 palazino. See details of Self-contained apartment.

Enter the palazzino through a wonderful private courtyard and up a marble staircase to the second floor which has been lovingly restored by craftsmen who have retained the original feel and methods of workmanship.

It is in the area place in Venice, just a few minutes to St Marks Square and Rialto yet just off the beaten path, so lovely and quiet. Also close to the BIENNALE exhibition and close to the boat stop for easy access to the Islands, including Lido for beaches and the Film Festival and the airport.

Easy access means no bridges with suitcases As it is on the first floor there is no flooding and only one set of stairs to climb!

There are lots of shops and restuarants nearby and a friendly cat lives on the premises.

There is a wonderful courtyard you can use during your stay.

Interaction with guests

I love to greet my guests in person if I am able to do so. In busy periods I may not be around much - if at all, and if I am at home I maybe working. Most guests make their way around Venice and we catch up for a cuppa or a drink.

The neighbourhood

I love the local atmosphere, now rare in Venice, much of which is swamped. I love the low-key restaurants and all the local shops, mainly run by their owners. I love the local "sites" the Opsedale recently opened Scuola Grande, the opsedaletto, where they have small concerts, and other gems of Venice.
I love the proximity to the major sites, yet the quietness of being just off the beaten track.
I love the people and the characters living here!

Getting around

Very convenient transport. The nearest boat stop has transport to the airport and to all the islands as well as around the whole of Venice.
Cheapest parking is at the airport and the Alilaguna boat brings you into Venice. Otherwise public parking in Piazale Roma and the 5.2 boat.
It is in the best area in Venice for me so you can easily walk most places, just a few minutes to St Marks Square and Rialto yet just off the beaten path, so lovely and quiet. Also close to the BIENNALE exhibition and close to the boat stop for easy access to the Islands, including Lido for beaches and the Film Festival and the airport.

The kitchen is always included during your stay, Because you may be sharing it, please always leave clean and tidy.
The bathroom is shared. Because you may be sharing it, please always leave clean and tidy. My maid comes to clean it daily if there are other visitors.


House Rules

Apart from no smoking there are few house rules beyond the normal standard comportment when sharing.
The kitchen is always included during your stay
Please behave in an orderly, respectable way, not disturbing the peace!
Don't let cats out onto the street
No smoking in the house at all, go into the court yard and dispose of cigarette butts. (please don't stub out and leave in the flower beds for example).
As utilities bills are astronomically high in Venice, please keep a mind on what you are using.

There is a €30 supplement for guests checking in after 11.p.m. payable on arrival.
If I am around, guests are welcome to leave suitcases on day of departure

Guests should let me know by email within 24 hours of booking of their arrival time, after which I send detailed directions and a good map.
Please check you have my mobile number before you arrive, and I have yours! Coverage in Venice is not very good, and sms sometimes take 24 hours so is not an acceptable form of communication for me.
