Countryside in the town, this beautiful house is 10 minutes from Princes Street with easy access to local amenities and free 'on the road' parking. Lovely garden / kitchen conservatory overlooking the river, fully modernised and flexible, relaxing accommodation with excellent amenities and facilities.

The space
The house is fully refurbished and modern but retains just a little of its endearing quirkiness. The setting is unique with outlook from front and back of the house to garden areas with the Water of Leith running beside the back garden. Two double bedrooms with double beds and twin room suitable for two children or one adult. There are two large comfortable public rooms and a mini kitchen / conservatory with balcony area overlooking the river. A separate fully equipped large family kitchen with laundry facilities and a dining area opens to the garden leading to the river. There are three bath and shower rooms (1 bath, 2 shower). Plenty space for a family holiday.

The entire house and garden is accessible. Three bedrooms, lounge, living room, adjoining kitchen / conservatory, large family kitchen and dining room. Laundry facilities. Tiered back garden leading to river and small front garden.
Private parking at side of house and available parking at the front of the house.

Other things to note
The main route to Princes Street and Edinburgh Castle, 1.5m, is a few minutes walk and there is easy bus and tram access.
Edinburgh Castle 2.1m, National Museum 2.1m, Royal Mile 2.1m, Parliament/Holyrood House & Park 2.8m, the Botanic Gardens 2.5m
The train stations Haymarket and Waverley are 1m and 2.3m respectively. Edinburgh International Airport is a short drive/bus/tram ride away as is the Edinburgh Zoo along the same route.
The area comprises local shops, a park and the famous Scottish Rugby ground, Murrayfield. The house, however, is in an unusually tranquil area given its close proximity to town. For something quieter there is a beautiful walk along the water of leith at the back of the house for short or long walks and leading to the Edinburgh Modern Art Gallery or the trendy restaurant area of Stockbridge close to the town centre.
Visiting the coast is a short car/bus/train ride away but can also be accessed by bus or train with trips to South Queensferry, the pretty coastal towns of Fife or slightly further afield to Dunbar and North Berwick making ideal half day or day trips for the family.
