The space

Riad Petit Palais de Marrakesh is a small private rental home in the Medina of Marrakesh. It is located in a calm area only a five-minute walk away from the famous Jemaa El Fna square. It has two bedrooms which sleep four persons. It has been renovated in 2012 with traditional construction methods.

LOCATION: The riad is centrally located in the old town of Marrakesh. The famous «Jemaa El Fna» Square is only a five minutes’ walk away. There you can easily get a taxi to discover Marrakesh and its surroundings. You will enjoy walking to the Jemaa el Fna square to buy fresh orange juice from the street stalls, and then walk back past an array of street vendors selling pastries and other local delights to enjoy it on your private roof terrace.

RENT: The rental price includes the exclusive use of the entire house and cleaning upon your departure. We provide bed sheets, towels and usual amenities such as hairdryers. There is a French/English-speaking caretaker. She is available any time during your stay to assist you and make sure you are enjoying your vacation.

PRIVACY: When you rent with us you always book the entire house. There will be no other guests, just you and your family and friends.

ARRIVAL BY CAR: The house is located in the old town of Marrakesh and there is no direct access by car. After booking, I will send you information about a guarded parking nearby.

ARRIVAL BY PLANE/TRAIN/BUS: We can pick you up at the airport, the train station, or the bus station. A transfer costs 15€ for or up to 7 persons. Ask for the price if you are more than 7 persons.

INTERNET ACCESS: Free Internet access through a Wi-Fi connection is available.

THE HOUSE: The riad was recently renovated with traditional Moroccan construction techniques. Examples of Moroccan handicraft, such as Tadelakt (Moroccan wall painting technique with colors), sculpted plaster and wooden ceilings are found in every room. Lamps, furniture, mirrors, bedspreads, curtains, etc. found in the riad have all been crafted by Moroccan artisans, some of them living next door.

ROOMS: The total living space is about 100m2 and it can comfortably accommodate four persons in its two bedrooms. It is equipped with reversible air-conditioning. There is a common bathroom with a bathtub. The kitchen, a Moroccan chill out area, and one bedroom are located on the ground floor. The second bedroom and the bathroom are on the first floor.

LIVING OUTDOOR: A patio with a fountain and a large palm tree occupies the ground floor. On the first floor, there is a chill out balcony with a view on the patio. On the top floor, a roof terrace of about 40m2 is the best place to enjoy the sunshine during the day and the deliciously breezy evenings of Marrakesh.

MEALS: Dinner and breakfast (typical Moroccan dishes) can be ordered and enjoyed in a nearby Riad which we are associated to.

DAY TRIPS: We know many good drivers that can be rented for a day trip. Currently, the daily rental price for a car with driver is 130€. The car can fit up to 7 persons. Please ask us for a quote. Booking our transfer from the airport is a good way to get to know the driver and the vehicle in case you plan such a trip and want it to be arranged by us.

GUIDE: If you are interested, we can organize a guide who will help you discover the many cultural and historical aspects of Marrakech. A half-day tour costs 50€.

ARRIVAL/DEPARTURE: Our house is available from 1600 on the day of arrival and must be vacated by 1000 on the day of departure. If possible, though, this will be flexible depending on your final flight arrival and departure times.

SMOKING: Smoking is allowed on the roof terrace and in the patio.

VISITORS: No local visitors are allowed entry to the Riad during your stay. This restriction is necessary because of the Moroccan legislation.

NEIGHBORS: It is expected that our guests do not make excessive noise that could disturb our neighbors. Furthermore, it is not allowed to be naked on the roof terrace. We also ask our guests not to unnecessarily look at the terraces and patios of the riads in the neighborhood. The roof terraces in Morocco were originally reserved for women.

NOT TO BE MISSED: walking is the best way to explore the medina (old city) of Marrakesh. Here are a few ideas of where your steps should take you:

Riad Petit Palais was wonderful. It was on secluded and quiet street, but not so far away from the main square (you could walk there in 5 minutes). Amal was also great, she was always responsive to all of our questions and queries. The Riad itself was beautiful, and served as an oasis away from the hustle and bustle of the Medina. Definitely recommend staying here if you are in Marrakech.

This riad was perfect for our week exploring Marrakesh! Extremely central and within walking distance of all the main souks, with taxi stops just a 5 min walk away if you want to head any further! The raid was absolutely gorgeous and extremely comfortable. It was great to have the freedom of the whole riad to ourselves, meaning we could cook using bits and pieces we picked up fresh from the markets and we could enjoy our dinner up on our own roof terrace if we were too tired to head out to any of the nearby restaurants. Amal was an incredible in country host and was always on hand if we had any questions. She also arranged our trip to the Atlas Mountains for a great price. We booked breakfast and dinner for our first day in the riad which was great value, great food and a good way to get settled in. We absolutely loved our stay and would love to come back!

Secluded, peaceful, spacious. Breakfast laid out for you at the larger riad 3 min walk away. Able to eat on roof terrace. Alma/Aleks recommend good restaurants. Alma will find you anything you need. Research your own hammam as suggested one although fine is slightly touristy. Would definitely return, a great place for both travellers and couples

As a group of 3, we had a very relaxing and enjoyable stay at Riad Petit Palais in January 2017. The location of the riad is only a 5 minute walk north from the Jemaa el-Fna square. However, given the winding pathways and side-streets to find it, I'd recommend taking up Aleks' kind offer to arrange an airport transfer to help find your way there the first time. After that, getting our bearings was simple enough, and the riad was in a great spot to explore the Medina from. The pictures do indeed justice to the property, and it's a comfortable space for up to 4 people to stay in comfortably. The kitchen area is small but has everything one would need when on a holiday. January nights could get a little cold, but the riad has heating on both levels, and fan heaters were also provided. The roof terrace was also an enjoyable place to enjoy breakfast, and felt quite private and secluded. Check-in and check-out were all done in a welcoming and efficient way from Amal, and she was nearby and on hand to help us out with whatever we needed. She had also arranged for cleaners to visit the riad daily, so the place was always very clean and tidy throughout our stay. As others have mentioned, the birds do make some noise in the mornings, but they're very small and not really a bother at all. The only thing to perhaps be mindful of is that the staircases leading up the floors are very narrow, and could be a little tricky for any elderly visitors to clamber up. Aleks' riad was a wonderful place to stay in Marrakech, and our whole group felt safe, happy and at home at this property.

Aleks very easy to communicate with and helped wit airport transfers - also provided a good guide. The apartment is really nice very quiet amazing bathroom comfortable beds nice roof terrace and quiet. Close to the Jemaa el-Fnaa square and souks. Lots of restaurants in the area too. Local caretaker very friendly and helpful too. Would definatly recommend staying here.
