It's on a private lake!!! 5200sf living space with large backyard and plenty of driveway parking and street parking. Garage parking available upon request for additional fee per car (because or cleaning). Very rare find not too many homes on a lake in Denver.
Guests have access to brand new state of the art 6 burner BBQ New Hot Tub with built in Bluetooth audio and subwoofer 78" curved Samsung 4k TV in family room new 65" 4k Samsung in upstairs and downstairs master and 50" flat screen in lower guest bedroom and additional guest bedroom upstairs. Nice Brunswick billiards table and new state of the art Ping pong table (upon request, no beer pong). The beds are top of the line Tempur-pedic and the two masters have the iCloud Lux kings. Upstairs master has the massaging remote control frame. There are two twin beds in the basement and two air mattresses available upon request. Brother printer scanner copy machine. Stainless steel pots and pans and new kitchen knifes. Clean and regularly replaced sheets pillows towels and beds. There is fishing in the lake off the dock no license required, it is preferred catch and release.

Check in time is 3:00pm and check out is 11:00pm other arrangements can be made upon request. Pictures are for reference purpose only some furniture may be different moved or no longer there. Please feel free to ask any questions. The housekeepers comes around 9:30am on the departure date to begin to prepare for the next guests stay. Please be aware of these schedules so as not to be alarmed of their arrival to the home. They will knock on the door and if there is no answer they will enter the home to begin their services. If there are any requests to cancel of change these arrangements please bring them up upon your reservation request. There may also be other scheduled services such as lawn, spa, homes mechanical, etc. that could be scheduled during your stay. If this is a problem, or you demand a certain level of privacy or request specific times on these services, please let this be known at the time of reservation. Trash days are on Thursday; if you are here during that time please place the cans on the street on Wednesday evening. If you are here on Thursday please return cans in front of the small garage door. DO NOT exceed the recycling bin and/or trash bin with contents; the trash company WILL NOT take any trash or recycle that is not in the designated black and purple containers. If you have more trash/recycle than would fit inside the large containers it is your responsibility to remove the excess from the premises and discard at the city dump. If the housekeepers are left with the responsibility of removing excess trash from the premises there will be an additional fee of $75 per bag/box/container etc. applied. Thank you in advance.

Due to liability and insurance restrictions; lake use other than fishing off the dock is prohibited. Absolutely no filming of any kind without written approval. With the exception of filming for your personal vacation and PERSONAL use only. No more than 5 additional guests are to be allowed on premise for a time not exceeding 10hrs without first consulting with the host, this agreement must be in writing. Absolutely no smoking of any kind inside the home, please keep doors closed while smoking outside, and clean up any ashes and/or cigarette butts. Absolutely no holes in the walls of any kind including types of holes made from hanging decorations pictures curtains etc. No loud or excessive noise especially between the hours of 8:30pm and 8:30am. Please note the 2 propane tanks are available for use and are property of the home. Filling the tanks is your responsibility, there may be residual gas left over from the previous tenant that you are more than welcome to, however do not assume that the tanks have gas in them. Grill must be left in the condition it was in before your use or and additional cleaning fee will apply. Home must be left in a reasonably clean manner overall (no excessive dirt, wear, sticky items stick substances left on floors counters or walls, stains on walls, carpet, floors, or decks, stains on bedding or mattresses, drinks spilled in spa, dirt brought into spa) upon departure or an additional cleaning fee or damage fee will apply. In order to keep the spa clean it is recommended that everybody rinse off prior to getting in. Homes irrigation and boiler system must be left untouched. All linen must remain with the home the sheets are bought in sets so any missing articles is an automatic $100 fee, towels are $25 each, washcloths are $10 each. Please place all Dishes and silverware in the dishwasher and start the load upon departure. All pots, pans, and kitchen knives must be hand washed and put back in their found locations. Please remove all your items brought to the home upon departure. This includes food/packaging/trash especially items inside refrigerator. The refrigerator must be left in the same condition as it was upon arrival. Any items/food/packaging left behind will create extra work for the housekeepers and is not included in the cleaning fee and will be added as an additional fee.
Please also be aware that I strongly encourage that this rental transaction be kept private from any of the neighbors. Even though it is not against the associations rules it is apparent that they have an issue with the short term rental scenario. I would like to be able to continue to offer this home for rent and in order to prevent a change in the associations covenant that could complicate that I find it best we keep this discrete. If there is conversation with surrounding neighbors and questions about your stay should arise, I suggest you just say we're acquaintances.
