Very nice bright well decorated flat, situated near city centre.
5 minutes walk to the Meadows
15 mins to Arthur's Seat
20 mins to Princes street and Edinburgh Castle.
Main bus route just outside the flat with frequent buses to take you all over town.

Fully equipped kitchen with washing machine. Bright warm double bedroom with en suite bathroom and sofa bed in the lounge. Good local amenities.

On arrival the flat is just 20 min walk or 10 min bus ride from Waverley Train Station.

Ideal place to stay for one person, a couple, or a small family or group! This house is off the main road tucked away so it is quiet and peaceful.

Guest access

The flat is located on the first floor of a traditional Victorian tenement block. Accessed via a common stairwell, with no elevator. Unfortunately, this means the flat is unsuitable for anyone who requires the use of an elevator.

Interaction with guests

This listing is for the entire flat, which means guests would have the whole place to themselves during a stay. We do not live at the property. For this reason, please be sure to inform me of your expected arrival time in Edinburgh, and also when you are on your way to the flat.

We will of course be happy to meet all guests on arrival at the flat, to welcome you and show you around, if desired. We live nearby and will be available throughout your stay if you have any questions regarding the flat.

Other things to note

Free on street parking is available immediately outside the flat however there are restrictions on which times this is available.

- mon - fri 8:30am - 5:30pm no parking unless you pay at the machines.

The large black wheelie bins on the street outside the flat are for general waste, and are shared between residents of the street.

No smoking in any part of the property, including the common stair and garden. Please respect our neighbors by keeping noise to a minimum between 21:00-07:00. We expect guests to generally keep the flat clean, and to leave it in as good a condition as it was on your arrival.

No unregistered guests, please make sure you choose the correct number of guests when you book. Never any more than 4 guests. No pets.

Check-in is 2pm at the earliest, check-out is 11am at the latest unless otherwise agreed.

If central heating is used, please make sure it is turned off before you check-out. Remember to also turn off any lights and electrical appliances.

It is important that you contact me when you arrive in Edinburgh and are making your way to the flat. We do not live in the flat - guests have the entire place to themselves during a stay - therefore we also need to make arrangements for you to get access.

The apartment was relatively easy to find (except the one way street might confuse some sat nav directions). Diane was lovely and welcoming and the apartment was spotless and well stocked with essentials. When there was a minor problem with the boiler Scott was round within 20 minutes of contacting him, and was very friendly and helpful. The flat is about 20 minutes walk from town, and 2-3 minutes from a bus stop that goes to town/ Waverley Station/ Zoo (the 31) as well as multiple convenience stores. We'd definitely come back to stay here, it was great value for money and a good first Airbnb experience!

Scott's flat was really clean and convenient. Everything was within walking distance, was very spacious for the two of us and felt like home for the few days we were there. I would recommend staying here!

I was born in Edinburgh and have lived here my whole life.
I work for the family business run by my Dad and Uncle as a blind fitter/salesman based in Edinburgh so I have a good knowledge of the city.

I don't get a chance to travel much but I do enjoy going up north Scotland when I get a chance and I would definitely try using Airbnb for accommodation though I haven't yet.
