Great 1 bedroom condo, bright, and spacious. It is walking distance to Century Park LRT Station, coffee shops, and the MacTaggart Nature Sanctuary. Quick drive to Snow Valley, South Common, Southgate Mall, Ft. Edmonton Park and West Edmonton Mall. Fully functional kitchen, in-suite laundry, rain shower, walk-in closet.
The space is a 1 bedroom condo located on the top floor, with fully equipped living room, dining room, and functional galley kitchen with an office nook to get some work done. The open concept living space is functional for entertaining, there is a good sized dining area, and the the living room is a comfortable place to hangout or watch Netflix on the Samsung LED smart TV. The property features a large south facing balcony, in-suite laundry room with front load washer and dryer, and bathroom with a nice rain shower. The bedroom has a queen size bed, storage for clothes, and a great walk-in closet. Air mattress can be made available if requested.
You will have access to the entire home, and the balcony. You do not have access to the locked storage area off the balcony.

-The neighbourhood is located in Edmonton's vibrant South West right by the blackmud creek, Mctaggart nature reserve, and the river valley. It is close to nature and has great access to Edmonton's Light Rail Train to visit the University of Alberta, Whyte Avenue area, Downtown, and to get to sporting events and trade shows. Its roughly a 15 minute drive from the airport, 10 minute drive to West Edmonton Mall and 5-10 minute drive to Southgate Mall and South Edmonton Common Outlet stores to satisfy all of your shopping needs. It is close to a lots of great restaurants, coffee shops, and Snow Valley Ski club is less than a 5 minute drive away. It is located in a suburban area, with great access to many of the City's attractions. Edmonton does provide some good transit options, but the city has been developed with driving as the best way to get around.
You can get around the city very easily by car, with quick access to Edmonton's ring road the Anthony Henday, and the Whitemud Freeway. There are lots of restaurants, banks, grocery stores, gas stations and coffee shops both east and west of the suite along 23 Avenue. You can also make use of Edmonton's Light Rail Train just at Century Park. There are ample bike lanes, and paths around the area as well if you have a bike.
Other things to note
The property is on the top floor of a 3-storey walk-up building. There is one reserved energized surface stall available for your stay, and plenty of visitor parking as well.
Smoking of any kind is not permitted inside the premises. You can smoke on the balcony and must use the ashtray and ensure your butts are properly extinguished. Please keep windows and patio door closed while smoking outside. If the suite smells of smoke at check-out there is a $500 fee that will be paid out of your damage deposit in addition to the costs associated with eliminating the smoke odour no questions asked.
No pets are permitted. If you bring a pet into the property there will be a $350 fee for extra cleaning to remove all pet dander and allergies from the property. All damages caused by any pets will be paid for from your damage deposit no questions asked.
No parties or excessive noise (please respect the neighbours and be quiet). Excessive noise includes screaming, stomping, yelling, crashing, etc. A disturbance fee of $250 will be charged against your damage deposit for each complaint made. If police are called out there is a $500 fee that will come out of your damage deposit, and you will have to check-out without any refund.
Please use the drink coasters provided when placing drinks on wood surfaces.
No illegal activity.
No lit candles or open flames of any kind.
If guests are not included in the initial booking count, they cannot stay overnight. A fee of $150/guest per night will be charged for guests not on the initial booking that stay (this includes children). This extra fee will come directly from your damage deposit.
Late check-out without prior consent from the host will result in a charge of $100 for the first half hour and $200 for each half hour there after. This will be charged out of your damage deposit.
Same day bookings are not guaranteed a 4PM check-in. Same day bookings after 4PM may not get access for up to 2 hours after booking.
While you will have access to wifi while staying, illegal online activity is not allowed. You will be responsible for any illegal activity you engage in while using the wifi. Downloading copyrighted material is illegal in Canada.
When showering, please turn the bathroom fan on, and leave the bathroom door slightly open to keep moisture down in the bathroom. This helps keep the bathroom in good condition and will help the whole condo be more comfortable during the dry winter months.
Please do not swing the doors open too hard, as they can be forced past the doorstops. Any damage to drywall will be your responsibility to cover the repairs. A small hole can cost as much as $300-$500 to repair with the multiple service trips required to patch the drywall, prime, and paint. Please be aware that labour adds up quickly.
You will be provided with 1 set of keys to get access to the property. You are not permitted to make copies of the keys, and if you lose the keys you will be charged the full fee of making new keys for every person in the building. This cost will easily exceed $1,000 and you will be responsible for the full amount, including any amount over and above your damage deposit.
Any damage, no matter how minor, to furniture or items, as well as missing items and furniture will be charged at full replacement cost of the same or similar brand new item or furniture plus travel time to replace the items. Travel time will be billed at $75/hour to include transportation costs as well as time.
Windows need to be closed when outside temperatures are below plus 5 degrees Celsius. This is to prevent freezing of the radiant heating systems water pipes. Damages as a result of a frozen radiator pipe will be fully taken out of your damage deposit.
There is a portable air-conditioner for your comfort. Please do not set the air-conditioner below 20 degrees Celsius and make sure to empty the moisture hose regularly so it does not create water damage on the ground. As the air-conditioner operates it take excess moisture out of the air.
I ask that you treat the property as your own and respect the furniture and the contents of the condo with utmost care. My review will be based on how well the condo is taken care of and how clean you leave it. The property you are staying in will be in immaculate condition. Any broken items or damages to the property will be your responsibility at checkout. The cost of fixing the damages or replacing the broken items will be billed to you directly through Airbnb's resolution centre and you accept full responsibility in turning the property back to me in the same condition as it was in when you arrived.
Please remove footwear at the front door and leave on the entrance mat. Do not wear your shoes in the condo. Any signs of shoes worn inside will result in the extra cleaning charge outlined below being applied.
Any spills, stains, dirty walls, finger prints, or surfaces left dirty and not cleaned, dirty dishes left lying around, cooking messes not cleaned up, and any garbage or other items brought into the condo that are left behind will result in an additional $75 cleaning charge being taken from the damage deposit for the first 30 minutes of additional cleaning required. $100 per hour will be charged for any cleaning past the initial 30 minute charge. The $100 per hour cleaning charge will be charged for any portion of an hour of cleaning (eg. Extra cleaning takes: 1 hour and 45 minutes = charge of $275, 25 minutes = charge $75, 32 minutes = charge of $175, 1 hour 30 minutes = charge of $175, etc.). The additional cleaning charge will be taken out of the damage deposit no questions asked. You will be responsible for any charges over and above the damage deposit.
You understand there is no elevator, and the building is a walk-up to the 3rd floor. You agree you have fully read and understand the listing details, and house rules.
