Sunlit room in our co-host Tania's apartment in our fantastic BK neighborhood. The apartment occupies the entire second floor of our Brooklyn&Breakfast Brownstone. Guest bedroom is next to kitchen and bathroom. Tania is a full-time resident at the opposite end, but she leaves a small footprint. Layout is so spacious it feels like your own apartment, with queen bed, living room, dining room, library, and laundry + our hosting coop's amenities like hot breakfast and backyard access downstairs.

The space

This beautiful, recently renovated and extremely spacious three-bedroom apartment occupies the entire second floor of our large brownstone. Main bedroom is large and has great light, and is next to the kitchen and bathroom. Tania's bedroom/workspace is at the opposite end of the 1200 sq foot (about 105 sq meters) apartment, with common rooms in between, so there's a lot of privacy.

You'll find everything you need for a comfortable stay, including a fully equipped kitchen and a washer/dryer. There's also an ever-expanding library, and you're welcome to borrow books while you're here. But please return them!

Upstairs guests also have access to the Brooklyn&Breakfast garden apartment with its large vegetable garden, outdoor patio, home theater, and many other amenities.

Brooklyn&Breakfast's homemade hot breakfast (see pictures and reviews!) and late night snacks are served downstairs as well.

PLEASE NOTE: Tania has a wonderful cat! We can keep her confined to her room during short stays if you'd like, and she's not allowed in the guest bedroo, but this is not a 100% dander-free environment.

Guest access

Guests may make full use of all common spaces (kitchen, bathroom, living room, etc.), as well as Brooklyn&Breakfast garden apartment downstairs with backyard access (seasonal) and much more.

Interaction with guests

Tania works as a freelance writer/editor from home & nearby coffee shops, but guests sometimes stay for 5-7 days before they even meet her since while working she tends to keep to her own space and appreciates peace and quiet.

But you can always text her, knock on her door or contact Brooklyn&Breakfast's other hosts for any issues regarding your stay.

When she's not busy (or sleepy) Tania does like to chat. She's a born-and-raised Manhattanite, and has lived in our building for four years. Tania enjoys sharing her extensive NYC expertise, but on the other hand, if you prefer privacy, in her 2nd floor apartment you can easily feel like you've rented the whole place for yourself.

About Brooklyn&Breakfast

Our building, with four hosted Airbnb apartments, and five hosts working as a team is a unique arrangement: a true cooperative of Airbnb hosts pooling resources for the benefit of our guests and for the community.

I own the building, an 1893 Brooklyn Brownstone and live in the garden apartment. My cousin Tania, on the 2nd floor, and my 3rd and 4th floor tenants/friends all host with Airbnb, and we work together as a team.

We share many responsibilities, and provide services we could never offer to guests as individuals, yet each apartment here has its own character:

-My garden apartment is the Brooklyn&Breakfast hub. It's where we cook and serve breakfast for ALL hosts' guests every morning, w/ choices for everyone from paleo-carnivore to vegan. This includes a leisurely Sunday Brunch with many homemade choices and a chance to meet fascinating guests from around the world.

The apartment has three lovely guest rooms plus many common areas, with garden/backyard access during the warm months. I live in the finished side of the lower (English Basement) level of the duplex; the other side is where we do laundry, keep supplies, and provide extra storage for some of our guests. There is also a 12-month indoor-garden for fresh herbs & micro-greens year round.

-My cousin Tania's newly renovated 2nd floor a offers the most privacy, and it's almost like renting a whole 1200 sq feet (105 sq meters) apartment

-Our cohosts Tom & Jordan's 3rd floor apartment has two guest rooms, a comfortable living room/dining room common space, and more;

-Ed & Tiffani, (+ sometimes Ed's daughter from a previous marriage) are the 4th floor hosts. Ed, an old friend, has been an Airbnb host in different homes for several years. He's a contractor and a big part of his contribution is making slow-but-steady building improvements, from better soundproofing guest-rooms, to repainting the hallways, and lots more. Tiffani also assists Len with Brooklyn&Breakfast's large backyard garden which, many months of the year, supplies food for breakfast and other meals. During those same months, guests from all four of our hosts' apartments have access to the backyard as well.

DIY laundry and/or laundry service is available in all four apartments

Brooklyn&Breakfast is mostly a labor of love, and it's also a little bit of a social statement:

We aim to demonstrate an alternative model for home sharing that can provide guests with a level of services closer to (and often surpassing) a true B&B or hotel, albeit with a more relaxed, 'mi casa es tu casa' flavor.

A stay at Brooklyn&Breakfast is not like renting a spare room or someone else's empty home while they're away, but neither is it anything like the growing number of dubiously-legal Aibnb quasi-hotels. By keeping rents affordable for long-term tenants, and taking pride in our neighborhood and in Brooklyn, we believe we're a small force against too-rapid gentrification.

Parking

Like most of New York City, Prospect Heights offers limited street parking. We can direct you to local parking lots. Parking in prime Brownstone Brooklyn is pricy compared to many cities but a bargain compared to Manhattan.

Lens apartment is in a great location a short walk from the subway and with plenty of bars and restaurants in short walking distance. Len was very helpful and provided lots of information in addition to letting us check in early at short notice.

I thoroughly enjoyed my time at Len’s. I really felt like part of the neighborhood rather than a traveler at a hotel. When I had last minute changes that included me unexpectedly having to drive into the city, Len not only made accommodations for my elderly grandmother, but he accompanied me to a nearby parking garage when it wouldn’t show up on the app so I could find it. Thanks so much for hosting us, and thanks to Tania’s cat, Frankie, for providing an elderly lady some much needed entertainment. I hope to be back soon.

Wonderful neighborhood in Prospect Heights Brooklyn, Len and Tania and Andy were super sweet hosts and accommodating for arriving/leaving or things. Our sunny room was quiet, and private it felt like we had the entire apartment.

This place is great- an oasis in the middle of busy Brooklyn. Len and his cohorts cooked great breakfasts which we ate outside in the garden. Nic to see fresh veggies growing there. I would definitely come back again.
