This 2,300 sf 1900 historic, unique, and beautiful Schoolhouse has been completely lovingly gut renovated. It's 18 foot tall windows and 26 foot high ceilings let in marvelous, beautiful light. With a modern kitchen, 4 bedrooms, outdoor patio, outdoor playhouse and huge acre backyard your family or group will luxuriate in peace, quiet, and tranquility. It is a unique space like no other.

The house is central to a number of destinations in Warwick NY, Vernon NJ, Middletown, NY and Matamoras, PA.

The space

The space has been thoughtfully and personally decorated with unique pieces from our travels to India and Burma as well as with special schoolhouse pieces. It resembles more a SOHO loft than a country home. We have invested a lot of love in our house and renovated it thoroughly. The decor Includes three large blackboards and schoolhouse desks where our kids love to play "school." The large dining room table seats 12-15 people.

The 4 bedrooms are as follows (please take note to avoid any confusion): There is a queen sized bed in each of the two adult bedrooms, two twin beds in the kid room (one is a trundle underneath the bed--there's also a long window seat that is bigger than a bed in that room that could fit another person so three people can comfortably sleep in that room), a twin bed in the smaller upstairs room (please note this is a tiny room for one person and has no windows), and there are 3 couches and an air mattress in the two living rooms (that can comfortably sleep additional people) for larger families or groups. It comfortably sleeps 8. There is also a fold up toddler bed, a crib mattress, and a pack n play underneath the twin bed upstairs for any babies in your group. I also have an extra pack n play in the basement.

Outside there is a large paved patio with an eight foot table (seats 10), outdoor chandelier, and four comfortable modern adirondack chairs. The attached pergola provides great shade. The pergola has Edison string lights attached that you can plug in (see photo). It is a lovely place to enjoy the outdoors. There is also a treehouse in the backyard as well as a large web swing, an 100 foot long zip line, a fire pit, a gas grill, and a 90 foot “play shed” with a slide.

We do expect respectful guests. This is a no shoes house and that must be adhered to. There is also no TV as we come here to experience the quiet and de plug (but there is good wifi). No parties are allowed. At all.

While we have had many groups of adults (friend reunions, musicians, family groups, work retreats, wine enthusiasts for the wine trail) we are also very kid friendly. Some resources we have for kids include (they are all pretty put away outside and in so it's not cluttering the house if you don't have children): a 90 foot furnished “play shed” outside with insulation and a play loft inside that has a long slide attached outside, baby gates on stairs, baby and toddler beds, high chairs, baby toys, drawing materials, dolls, animals, toys, kid books for all ages, a "play school" with schoolhouse desks etc, two doll houses with furniture/people etc, toddler indoor riding toys, doll carriages, a baby outdoor swing, a fold up ball pit, an outdoor water table, a large webbed riding outdoor swing that fits three, a treehouse, toddler outdoor slide, house, and table, a zip line, four scooters of all sizes, a wagon, balls of all sorts and sizes, badminton, many varieties of board games and puzzles, two bicycles, strollers, helmets, outdoor riding toys, and an electric car.

Skiing/snowboarding/tubing/crosscountry skiing/snowshoeing/snowmobiling. There are 4 ski resorts within half an hour of the Schoolhouse (in the Warwick valley, Mt Peter and in Vernon, NJ), snowshoeing on the Appalachian Trail and Wawayanda State Park, ice skating, ice fishing, Minerals Spa, etc!

Please respect the house as you would your own. We value our house and hope you will as well. I will try to be flexible with check in and out when I can but it is somewhat limited and related to the schedule. The standard air b n b check in time is 3, check out at noon, but whenever possible I am accommodating of alternative arrangements (and often this is the case, totally depends on the date and other guests' needs.) Loved everyday of stay. We have three granddaughters their imaginations never stopped with the school area the bedroom toys and books and the zip line outside. Loved the kitchen and large dining table. We cooked a lot and enjoyed evenings out on the outside table. We got to enjoy the tours at Warwick and wallkill and the the hike to Sam's Point and Ice Caves and enjoyed ice cream at the creamery. Would do again in several years.

Beautiful home in the quiet town of Johnson, NY. Kudos to the owner who has put a lot if time and effort in converting an old schoolhouse into a wonderful place to stay. All the amenities of home. Beautifully decorated and furnished. The owner is very accommodating and was great to communicate with. She was quick to respond to the inquiries we had and went the extra mile to make sure we had a pleasant visit. A visit here will not leave you disappointed.

The home is beautiful! And the outdoor space is great. A group of us booked the space for a healing retreat and it was perfect. Highly recommend and would consider staying again. Also be mindful that one of the rooms does not have a window, I didn't mind sleeping in that one, but many I traveled with were opposed to it.

A total gem! Sarah's description does not do it do it justice. You really have to see it to believe it. The Schoolhouse has been tastefully restored and everything you might need, Sarah has already thought of. We were traveling with a toddler and had a very comfortable stay. Although there was no TV, we found enough things to do to keep us entertained (there are board games provided) and there is strong Wi-Fi connectivity if needed. Everything was kept so clean and easy to find - from the kitchen, bathrooms, bedrooms and even the backyard. There were plenty of bedrooms for 6 people and one of my friends even complimented the softness of the sheets! Sarah was very informative, flexible and responsive when I had any questions about my stay. This was my first airbnb booking and Sarah has completely exceeded all my expectations!
