Cornwallis in Appledore sits at the end of a row of pretty coloured mariner cottages, on a quiet cobbled street, moments from the quay. The dog friendly cottage boasts breathtaking views over the estuary, a wonderful sunny walled garden and two inviting sitting rooms, each centred around a cosy wood burner for ultimate relaxation. Swathed in character and tastefully decorated with a mix of contemporary furnishings, premium linens and antique finds, style and comfort is at the forefront.

CORNWALLIS APPLEDORE HIGHLIGHTS
The house is more spacious than many in Appledore, beautifully decorated and full of character.
Large open plan kitchen, table seating for 6, sofa and chair seating around a wood burner and wall TV.
Additional separate cosy sitting room, also with a Woodburner and TV.
Downstairs cloakroom and washroom.
Three bedrooms all dressed with beautiful Egyptian cotton linens, pretty coloured bedspreads and super comfy mattresses.
1 x Super king vaulted attic bedroom, with en-suite shower room and amazing panoramic estuary views.
1 x king bedroom with discrete wall TV and modern flame effect fire.
1 x twin bedroom or on request additional super king bedroom (small additional charge for the change).
Family bathroom with bath and separate shower.
Secure walled garden with small lawn, patio and large deck with outdoor sofa seating and dining area.
Side garden access for bikes and beach gear.
Front patio with table for two seating.
House over looks a quiet pedestrian only cobbled lane.
The water front quay with cafes, pubs and restaurants a 5 minute walk.
Beach access a boat ride from quay or 1.5 km walk or car/bike ride along estuary.

KITCHEN
A wonderful open plan kitchen situated at the back the house, with seating for 6 around a retro style table to one end and comfy seating in front of a Woodburner to the other. Floored in slate throughout, there is a range of wooden floor and wall cabinets, single oven, hob, dishwasher, free standing retro style fridge freezer, Nespresso coffee machine and double doors leading out onto patio and garden to the back. There is a separate wash room with new washing machine and tumble drier and a downstairs toilet to the back.

FRONT SITTING ROOM
The sitting room to the front of the house is a Lovely cosy light filled room, with painted wooden floors, more comfy sofas and a second wood burner. The shelves are filled with a range of reading delights and games, along with a freesat tv with Netflix login ability and DVD, all to keep you entertained during a moment of down times.

FIRST FLOOR
There are two bedrooms and a family bathroom, with a large shower and separate bath. All the bedrooms have new comfy mattresses and are dressed in Egyptian cotton linens, pretty coloured bedspreads and an eclectic mix of contemporary and up cycled antique furnishings.
To the front of the house a large bright south facing king, with views out of a near floor to ceiling wooden sash window towards the estuary. Painted wooden floors, fluffy rugs and a contemporary gas fire in the chimney breast, all add to the serenity of this room. Looking over the garden to the back is a lovely twin bedroom, perfect for kids. This bedroom can also be made into a super king bedroom on request for couples.

ATTIC
Stairs leading from the middle of the landing take you up and straight into a stunning vaulted super king suite, with wonderful far reaching views across roof tops to the estuary and Instow and down to the sea, through two large double glazed windows at the end of the bed.This is the sort of bedroom you could quite happily while away a morning lazing in bed with a good book, listening to the sound of distant seagulls.
In the corner of the bedroom is an ensuite, with large shower.
All our linens are egyptian cotton and we provide a large fluffy sheet towel per guest.

GARDEN
Outside you have a pretty little garden, partly slate paved leading to a small grassy area. Further to the back there's a sunny deck with outdoor dining and BBQ ON REQUEST. There is side access into the garden from Alpha Place, perfect for bike access. To the front of the house is a small sunny terrace, with cafe style seating, the perfect spot to sit with the papers and cup of coffee of a morning.

Neighbourhood highlights

Steeped in a rich seafaring history, Appledore sits on the banks of the Torridge estuary with views across to Instow and out to sea. The village is well known for it's labyrinth of charming narrow streets with pastel coloured cottages, hidden cafes and quaint little gift shops tucked down the lanes. There's a bustling quayside, just 3 minutes walk from the house, where you can catch a boat across the estuary in the Summer months, to the sandy shores of Instow, enjoy crabbing with the kids off the quay with a locally made Hockings ice cream to hand or sit and watch the world go by in one of the local cafes or gastro pubs.
The local store John's, situated on the quay, provide most essentials along with wonderful freshly baked bread and local deli delights!
Incredibly popular with families, walkers and cyclists, with access to the South West Coast Path and the Tarka Trail nearby. Around the corner from Appledore is just a mile from Northam Burrows, an area of outstanding natural beauty. A semi-wild landscape with grassy plains and marshes leading to a wonderful sweeping beach, with beautiful sand. A blue flag beach, Westward Ho! A two mile stretch of golden sands, is one of North Devon's best known spots for water sports lovers and beach goers. There is plenty of parking at Northam Burrows, with several entrances. You can walk there from Appledore along the Torridge road or at low tide via Irsha street and down the slip way at the end.
