AC unit broke on the second day (upstairs unit), upstairs restroom (both of them) smelled like sewer, and eventually on the second day about 10 maggots were found crawling around, and the origin was in fact, the upstairs bathroom. There was no key to lock the main door, only the front gate. This posed a great security threat. The owner didn't disclose that during our trip she would only be reachable by airbnb message as she left to travel. We were left with her assistant. I wish we could leave with a more positive note but we felt obligated to let everyone know what to expect when signing up with this place. Some benefits: searchable location, in a good area (though heavy traffic), and a 24 hour family mart next door with an ATM.

Our stay at Littlest Guesthouse was quite enjoyable. Ann and her assistant had helped us with the directions and other information requests. We were looking for an early check-in which could not be promised, that is totally understandable. The group before us had left quite a mess in the rooms and the dining hall, but the house help provided us one room much in advance and that helped a lot. We appreciate that gesture. The rooms were very neat after the clean-up, the air conditioning worked very well and was badly needed. The kitchen had the basic utensils needed to address our kids' needs. Although the approach to the guesthouse looked quite different from what we had imagined from the snaps, inside the house, it was as shown in the pictures. The location is ok, not great but manageable. The family mart at the entrance of the street helps a lot, to get all essentials immediately. The only grouse we have is that there was some stale smell coming from the bathrooms occassionally. But overall stay was good. We were a group of 9, with 4 kids and one infant, and we enjoyed our stay there.

My family and I had a pleasant stay at Ann s place. The photography and the descriptions are accurate. The house is very close to a BTS station and right next to the famous Blue Elephant Restuarant. It s a hidden gem in a busy district of Bangkok. The house is clean and tidy with an artistic touch. Ann was very helpful and responsive. When I reported to her the issue with the hot water system in one of the rooms. She responded quickly and have it fixed as soon as she can. Her staff though does not speak English was helpful and friendly too. Overall we recommend this place.

Location wise was great as it was near to the BTS. Just had to tell the drivers "surasuk BTS" as drivers do not know where the guesthouse was despite showing the address. Thus its easier to say "surasuk bts". Also the guesthouse is just a 2 minutes walk from the BTS, very convenient. Host was patient with regarding to answering of my questions and doubts. However the only part that we were dissatisfied with was the water issue. As the water would stop as and when it likes, it caused some inconvenience as we were not able to wash up and brush our teeth in the morning due to the water being stopped which delayed our plans for the day as we had to wait for the water to be back. Sometimes the water would stop when we were showering and we had no choice but to sit in the bathroom for 30 minutes before the water was back. Called the host about it and she tried to explain to us about the situation. Other than the water issue, my friends and i was satisfied with our stay at the guesthouse as there was a housekeeper who would be there to clean our house everyday (-: thanks ann for hosting us and helping us with the water issue.
