Please read the following instructions carefully - To benefit all residents and to insure proper use of both the rented premises and the entire building, Guests agree to comply with the following Rules and Regulations;

NO SMOKING -- this building, per the onsite management and the City of Pasadena, is a 100% SMOKE-FREE ZONE; including both private and communal areas, the unit itself and any other public areas within the building and the communal property regardless of whether inside or out. You must be totally off of the premises and on public property to smoke. If you're a regular smoker and feel you'll have a hard time following this rule we kindly suggest you look into another property. Evidence of smoking will result in a complete forfeit of the security deposit.

NOISE -- We have a zero-tolerance policy with noise complaints. We ask that you please respect our neighbors and keep noise to a minimum. QUIET HOURS from 10PM-8AM (week) and 10PM - 9AM (weekends).

NO LARGE GATHERINGS/PARTIES

NO PETS

VISITORS -- We ask that all guests let us know in advance if they plan on having any visitors during their stay.

NO LIT CANDLES --Tenants will not do anything or keep anything in or about the premises that in any way will increase the risk of fire or that may conflict with fire regulations.

DAMAGE -- Keep the property and all furnishings in good order. We understand things happen but we do require that all guests inform us if anything is damaged during their stay.

ILLEGAL SUBSTANCES -- The use or involvement of illegal substances is highly prohibited and will result in eviction from the property, and may also result in law enforcement participation.

PARKING -- Unauthorized vehicle will be towed away at your own expense, so be aware of parking on the wrong spot.

WEAPONS -- Possessing, using, or storing lethal weapons anywhere in the property is prohibited. "Lethal weapon" is defined as any deadly weapon which, from the manner used, is calculated or likely to produce death or serious bodily injury. This includes, but is not limited to: all firearms, hunting knives, switchblades, bows and arrows, machetes, or other knives.

KEYS -- Guests will return all the keys including the apartment key, building fob and garage entrance remote control before the check out time. Upon vacating the premises Guests shall not leave behind any personal belongings or any debris.

PLEASE NOTE -- The guests undertakes to hold the Host harmless against any and all loss, claims, causes of action, demands and/or costs and expenses that may be incurred by the guests in relation to the unit rental. We cannot be responsible for lost or stolen items.

By requesting and/or making a reservation, all guests are agreed to follow the house and the building rules by the management. Failure to follow the rules will result in expulsion from the property and also, the remaining rental will not be refunded and the security deposit will be forfeited.

Very well located and appointed appointed apartment. Walking distance to metro, local shops and restaurants. Quiet neighbourhood, safe and friendly locals. Well appointed apartment with all you need for a short or long stay. Basic essentials provided like a hotel, well maintained and very clean. Cannot ask for more. Excellent meet and greet, with Matt only a text away. Would come back anytime.

I cannot say a single bad thing about Matt or his lovely apartment. Firstly Matt was incredibly flexible when it came to meeting us to hand over the keys, which suited us perfectly as we were in Pasadena on business and our meets were prior to sudden change. Matt showed us around and gave us some helpful directions to the super market. He was so kind and I certainly felt like I could contact any time regarding anything (I did not have to). The apartment itself was perfect. Very very clean and comfy. Matt also left us some coffee for the machine which was a Godsend when we had early meetings! The location is also perfect there are so many bars and restaurants nearby. Unfortunately (because we left so early in the morning) we were unable see Matt the day we left but we were greeted by a very helpful friend of his (who I must apologise to because I've forgotten her name). She took the keys off us and kindly helped us out the trash! I will certainly be keeping Matt and this apartment on our books for our next visit to Pasadena.

Everything about this place was great. The apartment was neat and spacious; the location and parking were convenient as well. Besides, Matt was one of the most friendly and helpful hosts I've met. We had a wonderful stay here, and I would definitely recommend this place.

Matt is the kindest, most responsive and helpful host you will ever meet. His apartment is in the best location in Pasadena, close to everything you could possible need. The apartment is very clean and spacious with very large closets. A pretty balcony, large windows and lots of natural light. I am a sensitive sleeper and didn't perceive any street noise at night, I did bring my eye shades, as I need a pitch dark room to stay asleep. Functional, modern furniture, a gym, your own covered parking spot in a secured underground garage are some of the amenities that we enjoyed. It was so convenient to walk to the movies and to the shops. It was definitely a very comfortable home for a month and we hope to stay there again when we visit Pasadena or LA again!
