The space

A breath taking location in the heart of Vieux Nice, high up in a former Italian palazzo from the 18th century with a spectacular layout right in the middle of the Old Town, only a three minute walk to the beach, the Promenade des Anglais and Cours Saleya.

The spacious 3 room apartment (64m2) full of character has been completely renovated in high quality. Fresh, tranquil and light, It faces out over a quiet side street and inner patio, on the third floor, with a cool organic bistro café downstairs. The spectacular Cathedral Sainte Reparate and Place Rosetti just around the corner, you couldn't be in a more awe inspiring location with countless art galleries, restaurants and boutiques all around you.

The apartment will host 4 persons comfortably, the living room couch transforms into an additional bed for a guest, if needed.

All rooms have very large double glazed windows, access to free High Speed Internet, loads of power plugs, comfortable mattresses and hotel quality pressed crisp white cotton sheets and fluffy pillows for restful sleep. You'll need it, Nice is only second to Paris with the impressive number of Museums, Art Galleries and cultural events!

Kitchen - contemporary modern with wooden top, high quality appliances, Nespresso Coffee machine, dishwasher, oven, toaster, french press cafetiere, stainless steel kettle, a large fridge and all the quality cookware to cook a gourmet meal at home. Great Wine and Champagne Glasses for the afternoon Apéro after a day at the beach.

The historic Rue Benoit Bunico will lead you in a very short walk straight to the gorgeous beach at the Baie des Anges and famous Cours Saleya with its antique and flower market and the large al fresco open air dining street. Discover hand made pasta shops, local soap manufacturers, olive oil vendors, pubs, bars and nightclubs mixed with French locals living peacefully in this maze of cobbled narrow streets. Simply follow the street a few short minutes to walk directly to beautiful Beach Castel Plage, or go the opposite way to the green park Promenade du Paillon.

You will be very conveniently located next to a legion of bakeries, grocery stores, pharmacies, restaurants and cafés. However, the Old Town's charm and ambience may not be for everyone. There are a few downsides to staying in the city's ancient heart. The ancient Italian palazzo from 1795 where Opal is located does not have a lift, the apartment is located on the third floor. Normally no problem as the open staircase is wide, but I like to give a clear picture before you arrive. Remember, this is a residential area is where people live and work. You may hear the garbage collectors rumbling through the narrow streets early in the morning from the master bedroom (the shifts and times vary, but the street cleaning can be noisy!) or people making their way home from a night out on Weekends of pub nights. While one bedroom faces the side street, the other bedroom faces the indoor patio and is completely quiet.

This is a gay friendly apartment and neighborhood.

Staying in the Old Town will make you fall in love with its bohemian spirit. Exploring it should be high on your list of things to do when you visit!

I will do my best to accommodate an early check in or late check out if needed, yet this depends on the arrival of the next guests. Please do note that a check in after 9PM has a surcharge of 25€.

There is a lovely organic bistro downstairs outside for guests who enjoy smoking as the full apartment is strictly non smoking. You'll be living in an ancient historic building, please be respectful with the property and neighbors. While I do have incredibly nice and caring neighbors, I want to make sure you respect their sleep by taking loud parties to the pubs out in the streets where they belong. The Old Town Vieux Nice may seem like a gorgeous movie set, but please remember that people live and work here! Thank you!

Normally, there are a variety of spices, olive oil and basic incredients in the kitchen. Please help yourself, it's lovely if you do stock back up.

Please remember to bring out your trash before checking out (There is a trash collector behind the building free of charge) and put back dishes and furniture. Should anything break during your stay (it happens and it's no big deal) I very much appreciate a quick heads up message to me so that I can get the item replaced.

Nick's place was our best Airbnb experience so far. The location, in Nice's old town, is fantastic and the apartment itself is obviously well thought-through and cared for. There is a significant amount of great cooking equipment if you're planning on staying in and the main living area is comfortable. You are a short walk away from both the tram and the bus. The tram links to the main train station, which puts you in Cannes, Monaco, etc. You are an even shorter walk away from all that the Old Town has to offer (literally down the stairs and out of the front door in fact!). This includes plenty of shops and bar stops for the day, the market in the morning and a lot of eating choices in the evening. You're also a short walk away from the castle and the port - we did both with a 1 year-old in a buggy. Nick responded to anything we asked promptly, organised a cot and high chair for us (chargeable) and allowed us to check out late as we had a late flight. Check in was easy with communication by text to confirm arrival times, etc. A perfect trip and I'd recommend Nick's place to anyone.

What a great host Nick was. His communication was excellent - always on hand to help us. Fab apartment - just as described. Great sonos sound system, kitchen equipment and soft bedding and towels. The binmen that come every morning around 5am was slightly frustrating but we understand it has to be done and so didn't really bother us, but if you want a very quiet peaceful sleep, and cannot sleep after being woken early in the morning, this may bother you. Otherwise we couldn't have asked for a better apartment, location or host for the price! We shall definitely be back. Thanks Nick!

We visited Nice for 6 days with our 2 small children and absolutely loved staying in Nick's apartment! The decor is modern & clean yet has such character, the place was spotless, the appliances & household items were superb with everything you would ever need. Even better than the pictures show! Nick was a wonderful host with excellent communication who took the time to send over suggestions for day trips & restaurants ahead of time, allowed for an early check in when it was possible and even left fruit & wine, what a nice surprise! The location is perfection! Everything is in walking, shopping, great restaurants, beaches, transportation. You will be in the heart of it all. And if you have children, it is extremely close to Promenade du Paillon, a gorgeous (& huge) park with multiple playgrounds, fountains & clean grassy areas. The organic cafe next door is lovely and family-friendly with a play area inside and the restaurant Oliviera, across the street is incredible and a must during your stay. The apartment is up quite a few flights of stairs which is typical of a city like Nice (we certainly got our exercise!) and during the weekend you can hear some street noise from the larger bedroom that faces the street (just party people heading home from bars--we even witnessed a dance-off from our window, haha) but those things would never deter us from staying in such a wonderful place. Our 4 year old actually said when we left, "Bye bye apartment, you were our favorite". And we agree, our favorite airbnb yet!!! Thank you Nick!

Well,what can we say. First time to Nice and it couldn't have gone any better. The location was amazing, we felt like we had lived in a movie set the whole week, absolutely stunning in the Old Town. We arrived after a lengthy drive from the UK and all instructions Nick had left were really easy to follow. Unforntunately Nick was out of town during our visit but his good friends Joanna and Bart were on hand to ensure the visit ran smoothly. Bart met us with the keys and explained everything to us and then left us to enjoy our amazing week ahead but let us know that him and Joanna were on hand should we need anything. The apartment is stunning, very welcoming and homely and had everything we needed. Nick left us a bottle of wine on arrival, which was needed, thank you. The beds were very comfortable and the apartment was extremely clean. The weather was brilliant and very hot and the fans provided were a great help. The apartment is on the third floor and there is quite a walk up the stairs, good exercise after eating all the wonderful food Nice has to offer. It can be tiring walking up and down the stairs 2/3 times a day but the building is so beautiful that we didn't mind it. The front bedroom can get quite noisy late at night when the bars/restaurant close but when the Windows are closed you can't really hear it. This has been the perfect stay and we would highly recommend Nick to be your host. Amazing location, amazing apartment. Nice is absolutely breathtaking. We cannot wait to return and will be most definitely retuning to Nicks place if he'll have us. Next time we will fly over though.

We had an excellent stay for 4 nights in this fantastic apartment. It is located perfectly in the heart of Nice old town and very close to the seafront. The apartment is spacious, clean and comfortably sleeps 3 adults. Thanks to Nick and Joanna for making us feel very welcome. I would highly recommend staying here if you are planning on visiting Nice.

Nick is an exceptional host. His communication was utterly exceptional and he had someone waiting for my parents when they arrived. The location is perfect, and his little welcoming touches such as leaving a bottle of wine sum him up as what Air BnB is about. Hugely recommended.

Then again, I appreciate fluffy pillows, comfortable beds, crispy white Egyptian Cotton Sheets and showers with steamy hot water. I'm a passionate scuba diver and I love to cook hotter than hell Thai Curry Dishes. I've lost my spicy taste buds while eating one of those thai beef and glass noodle salads on a street vendor in the north of Thailand.
